Roof Flashing Repair in Knoxville, TN

20+Years Experience
East TNService Area
LicensedHome Improvement Contractor
FamilyOwned & Operated

Your roof was repaired, but the ceiling stain came back. Or the leak appears far from the chimney, and no one has been able to identify the real source.

Many roof leaks we inspect begin at transition points rather than through the shingle field itself — including wall lines, valleys, pipe boots, skylights, and other flashing areas.

We inspect these critical transitions before recommending a repair, then address the actual entry point instead of simply sealing over the symptoms. Licensed Home Improvement Contractor · BBB Accredited · GAF Certified Residential Roofing Contractor · Serving Knoxville.

As a GAF Certified Residential Roofing Contractor, we can offer GAF’s System Plus Limited Warranty on qualifying roofing systems, subject to GAF eligibility, terms, and conditions. See our GAF Class 4 impact-resistant shingles to find the right fit for your home.

Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!

When the Flashing Was the Problem

Flashing that was never detailed correctly is one of the most common causes we find. A customer on that exact job:

Where Roof Flashing Fails Beyond the Chimney

Chimneys are only one place where roof flashing can fail. Leaks can also start at kick-out flashing, roof valleys, wall-to-roof transitions, pipe boots, skylights, and eaves. Windows have their own flashing detail, which we cover on our window flashing installation page.

Because many of these areas are partially hidden by shingles or siding, water can travel through decking or wall cavities before a stain appears inside the home. Finding the actual entry point early can help limit further damage.

For chimney-specific flashing, see chimney flashing repair in Knoxville.

Where Roof Flashing Fails Beyond the Chimney

Flashing Points We Inspect and Repair

Kick-out flashing — where a roof slope meets a vertical wall. If it is missing or installed incorrectly, water can run behind the siding and into the wall assembly. It is a commonly overlooked detail at roof-to-wall transitions.

Valley flashing — where two roof slopes meet. Improper installation or overlap can allow water to move beneath the shingles during heavy East Tennessee rain.

Wall-to-roof transitions — where siding meets the roof line. Improper flashing at this connection can allow moisture to reach the sheathing and framing behind the wall.

Pipe boot flashing — rubber collars around plumbing vents can crack or deteriorate from UV exposure and temperature changes. A failed pipe boot can allow water to enter during rain. See roof pipe boot replacement in Knoxville.

Skylight flashing — leaks can develop when the flashing or seals around the skylight no longer direct water away correctly. See skylight leak repair in Knoxville.

Eave and drip edge — missing, damaged, or incorrectly overlapped drip edge can allow water to move back toward the roof edge and decking.

Why Many Roof Flashing Failures Start With Installation Details

Many roof flashing problems are caused by installation details rather than the age of the roofing materials. Improper overlaps, missing flashing, incorrect fastening, or poor integration with siding and shingles can allow water to enter even when the roof itself is still in good condition.

Kick-out flashing skipped entirely. Valley flashing installed backward. Pipe boots nailed without sealant. Drip edge lapped the wrong direction. Where a detail was never installed at all, see missing roof flashing.

These installation-related problems can appear early in the life of a roof, including on relatively new roofing systems. See bad roof installation repair in Knoxville.

Our Flashing Repair Process

We inspect every transition point on the roof before recommending any repair.

Step 1 — Full exterior inspection: valleys, kick-out points, wall transitions, penetrations, eaves, and drip edge.

Step 2 — Attic inspection: moisture staining and decking damage traced back to entry points.

Step 3 — Written findings: we explain exactly where water is entering and what it takes to stop it.

Step 4 — Proper installation: correct materials, correct overlap, correct integration with shingles and siding.

Step 5 — Final documentation of all work completed.

Free inspection for standard cases. Complex situations covered under our $350 Technical Assessment — credited back if you move forward.

Structural Integrity and Hidden Damage Policy

  1. 01
If we find rotted decking, damaged framing, or moisture damage during the repair — we stop. We photograph it, explain what we found, and issue a written Change Order before continuing. Sealing is not a substitute for the repair, so what is underneath gets documented first.
  2. 02
If the damage is extensive, we explain whether roof repair or full roof replacement is the right call.

What a Flashing Repair Costs You in Time and What It Carries

Flashing work is priced by what has to come apart to reach it, not by the length of metal that goes back in.

What the written proposal spells out. Not a single square-foot number. We name the components being replaced, the area being opened, the materials by name, what happens if the cause turns out to sit somewhere other than where the symptom appeared, and the schedule. Photographs of what we found go with it, so the scope and the evidence arrive together.

How long it takes. Most of our roofing projects run approximately one to two working days, and a focused repair normally sits at the shorter end of that. It is a typical range, not a promise about your roof: size and pitch, access, how many layers are involved, the material, what the decking looks like once it is open, the weather window and anything hidden we find can all move it. The schedule goes in the written proposal.

What the warranty covers on work like this. Our workmanship warranty runs one year on a repair and five years on a replacement. A repair also cannot carry a manufacturer system warranty: those cover a complete installed system, not a section of one. Anyone offering decades of warranty on a single repair is describing something the manufacturer documents do not support.

FAQs – Roof Flashing Repair Knoxville TN

What is kick-out flashing and why does it matter?

Kick-out flashing redirects water away from the wall where a roof slope ends. If it is missing or installed incorrectly, water can run behind the siding and into the wall assembly, where moisture damage may remain hidden. It is a commonly overlooked detail at roof-to-wall transitions.

How do I know if my roof flashing is failing?

Common signs include water stains near wall-to-roof transitions, recurring leaks that were patched before, moisture in the attic away from the chimney, and ceiling damage near exterior walls. See our roof leak detection page for more.

Can flashing be repaired without replacing the roof?

Yes. In most cases flashing can be repaired or replaced without disturbing the rest of the roof. We inspect first and explain exactly what is needed.

Is the inspection free?

Yes for standard cases. Complex inspections are covered under our $350 Technical Assessment — credited back if you move forward.

What is the difference between roof flashing repair and chimney flashing repair?

Chimney flashing covers step flashing and counter flashing specific to the chimney structure. Roof flashing repair covers all other transition points — kick-out flashing, valleys, wall transitions, pipe boots, skylights, and drip edge. See chimney flashing repair in Knoxville for chimney-specific work.
