MI Homesiding & Roofing
Roof replacement costs can vary widely based on roof size, pitch, material, tear-off requirements, decking condition, flashing, ventilation, and access. Our roofing cost calculator gives Knoxville homeowners a preliminary price range before scheduling an on-site inspection.
It is designed for budgeting — not as a final contract price. Once we verify the roof measurements and actual conditions, we can provide a more accurate itemized estimate.

A satellite estimate is a starting point. We verify pitch, decking, flashing, and ventilation on site before any project pricing is given.
This is a preliminary satellite estimate, not a quote. Roof area, pitch, and existing conditions are verified on site before any project pricing is given. Complex rooflines, additions, and detached structures may not be measured accurately from satellite data.
This estimate is a starting point based on roof measurements. The final number depends on pitch, tear-off complexity, flashing details, and the condition of the decking underneath — things only an inspection can confirm.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!Posted on Google![]()

We are very happy with MI Homesiding's workmanship and dedication to achieve the best results for our Hardyboard residing. Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Workers were diligent maintaining a safe & clean work area; cleaning remnant debris on last day. We recommended MI to our neighbors, and are having them back to caulk & paint. They did an excellent job at a fair price.Posted on Google![]()

MI Home Siding LLC did an excellent job on my home. Mel Hernandez and his crew worked on my siding, roofing, gutters, and exterior painting. They showed up on time, explained everything clearly, and completed the work as promised. The quality of the work was great, and they treated my home with care and respect. I really appreciated their honesty and communication throughout the project. I highly recommend MI Home Siding LLC to anyone looking for exterior work in Knoxville.”
Some roofs need more than a visual walkthrough. When a home has active leaks, previous repair work, complex flashing, or conditions we cannot verify from the ground, we offer a detailed technical assessment for $350. The fee is credited toward your project if you move forward with us. If you do not, the written findings are yours to keep. Standard estimates remain free.

The calculator above prices your specific measured roof area. The range on this page reflects complete projects on typical Knoxville homes, which are usually larger than a single measured structure. Both are budgeting tools, not quotes.

Roof size is one of the biggest factors in total replacement cost because larger roofs require more materials, more labor, and more disposal.
A home’s interior square footage is not the same as its actual roof area. Roof pitch, overhangs, garages, porches, dormers, and multiple roof sections can increase the total surface that needs to be covered.
Use the size ranges below as a general guide, then compare them with our roof replacement cost in Knoxville page for a more detailed breakdown.
| Roof Size | Typical Range |
|---|---|
| 15 SQ (1,500 sq ft roof) | $7,200 – $10,000 |
| 20 SQ (2,000 sq ft roof) | $9,500 – $13,500 |
| 25 SQ (2,500 sq ft roof) | $12,000 – $17,000 |
| 30 SQ (3,000 sq ft roof) | $14,500 – $20,000 |
| 40 SQ (4,000 sq ft roof) | $19,000 – $27,000 |
A smaller roof typically requires less material, labor, and disposal than larger homes.
A common mid-size roof where pitch, overhangs, and roof layout begin to make a bigger difference in total cost.
Larger roof areas require more shingles, underlayment, labor, and tear-off time.
Bigger and more complex roofs can increase material quantities, labor time, safety setup, and disposal.

The type of roofing material you choose has a major impact on both upfront cost and long-term value. Asphalt shingles are the most common residential option in Knoxville, while metal roofing generally costs more initially but can provide a longer service life.
Compare our asphalt shingle roofing and metal roofing options to see which system may fit your home and budget.
Even after you choose the roofing material, several job-site conditions can change the final scope of work. Some are visible during inspection, while others may only become clear after the old roof is removed.
Tear-Off
Removing existing roofing adds labor, disposal, and cleanup.
Roof Decking
Soft, rotten, or damaged decking may need to be replaced before the new roof is installed.
Flashing
Chimneys, walls, valleys, skylights, and penetrations may require new flashing.
Ventilation
Poor attic ventilation may need to be corrected as part of the roofing system.
Roof Access
Height, landscaping, tight access, and steep areas can affect installation time.
Not every roofing problem requires a full replacement. A localized leak, damaged flashing, missing shingles, or a failed pipe boot may be repairable without replacing the entire roof.
Replacement usually makes more sense when damage is widespread, the roofing system is near the end of its service life, or multiple areas are failing at the same time.
Compare both options in our roof repair vs. replacement guide or learn more about roof repair in Knoxville.
Roof Repair vs. Roof Replacement

Roof replacement cost depends on roof size, material, pitch, tear-off, roof complexity, and existing conditions. The calculator on this page helps you understand how those factors can affect your budget.
Usually, yes. Steeper roofs can require additional safety equipment, more installation time, and more labor than a simple walkable roof.
Metal roofing generally has a higher upfront cost than asphalt shingles, but it can provide a longer service life. Compare our metal roofing options with our asphalt shingle roofing.
Yes. If rotten, soft, or damaged decking is found, it may need to be replaced before the new roofing system can be installed correctly.
Getting an accurate number for your roof replacement starts with real measurements and an honest inspection — not guesswork.
