Skylights interrupt the roofing system. Where the frame meets the shingles is a transition point — and transition points fail when flashing is wrong or missing.

Bad flashing installation — the most common cause. Flashing not properly integrated with surrounding shingles allows water to run under the frame on every rain.
Worn or cracked seals — the rubber gasket between the glass and frame deteriorates with UV exposure and heat. Knoxville summers accelerate this process.

Caulk patches from previous repairs — caulk applied over the frame cracks within one to two seasons and makes the real problem harder to find.
Water dripping from the skylight frame during or after rain. Stains or bubbling drywall around the skylight interior. Moisture or fogging between the glass panes. A leak that was sealed before but came back. Damp insulation in the attic directly below the skylight.
If any of these appear more than once, the flashing system was never repaired correctly.

Step 1 — Full inspection of the skylight frame, surrounding shingles, flashing, and attic below.
Step 2 — Identification of the real water entry point — not just the visible stain.
Step 3 — Removal of failed flashing, damaged seals, and any caulk-only repairs.
Step 4 — Installation of correct flashing integrated properly with surrounding shingles.
Step 5 — Seal and waterproofing of the frame-to-roof transition.
Step 6 — Final inspection and written documentation of all work completed.
If we find rotted decking or structural damage during the process — we stop, photograph it, and issue a written Change Order before continuing. We never seal over hidden damage.
