MI Homesiding & Roofing
Roof replacement, repair, and storm damage work for Walland homes — at the foot of Chilhowee Mountain, where mountain rainfall changes what a roof has to handle.
Walland sits on the Little River at the foot of Chilhowee Mountain, where the Smokies start. That location changes the arithmetic on a roof.
The National Park Service puts rainfall in the park’s lowlands at 55 inches a year, rising to 85 inches at Kuwohi, its highest point. Walland sits at the foot of Chilhowee on that edge, under heavy tree cover and a canopy that keeps roofs in shade most of the day. Wet leaf litter sits in the valleys and behind the chimney instead of blowing off. Gutters carry more volume than a standard system was sized for. And shaded slopes never get the dry spell they need to shed moss.
The housing here ranges from 1970s and 1980s homes in Kinzel Springs and Cold Springs to recent construction on Blackberry Mountain. What they have in common is the exposure.

Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!Posted on Google![]()

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.Posted on Google![]()

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.Posted on Google![]()

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!Posted on Google![]()

What a roof needs here depends on the decade the house went up and on how much canopy sits over it.
The residential profile documents most of the housing here as 1970 through 1999, with some newer.
On roofs that age under heavy canopy, ventilation and moss are the two issues we find most — and they are related, because a shaded roof that cannot dry stays wet from both sides.
A similar age profile, mostly 1970 through 1999, with later work since.
Thirty to fifty years of mountain rainfall on a shaded slope is a harder service life than the same roof would have in Knoxville, and it shows in the valleys and at the flashing. Our guide on how long a roof lasts in Tennessee covers what shortens that number.
Early 1990s and later, in a gated subdivision covering over 1,200 acres.
Large lots and heavy tree cover, which means debris in the valleys and gutters carrying more than they were sized for.
Mid-2000s construction, with homes on record from 2006.
Roofs approaching the twenty-year mark under mountain conditions, where the material ages faster than the manufacturer’s rating assumes because it rarely dries out completely.
Late 2000s into the early 2010s, with homes on record from 2007 through 2011.
Fifteen years in, the field is usually sound and the details are where the attention goes — flashing, valleys, and whether the drainage was sized for mountain rainfall or regional average.
Homes from 2011 and 2013, with the main development completed in 2019.
Recent construction on mountain terrain. The material has decades left; what is worth verifying is whether the details account for the exposure.
Homes on record from 2005, 2014 and 2019 — a fifteen-year spread on the same road.
Different roofs, different ages, same canopy and same rainfall. Condition here is a per-house question, not a per-street one.
Most roofing companies will not put a price on a page. We will. These are the ranges we quote in Walland, priced by roof size in squares — one square is 100 square feet of roof surface.
| Roof Size | Typical Range |
|---|---|
| 20 SQ (2,000 sq ft roof) | $9,500 – $13,500 |
| 25 SQ (2,500 sq ft roof) | $12,000 – $17,000 |
| 30 SQ (3,000 sq ft roof) | $14,500 – $20,000 |
| 35 SQ (3,500 sq ft roof) | $17,000 – $23,500 |
| 40 SQ (4,000 sq ft roof) | $19,000 – $27,000 |
On-site estimates are free for standard roof replacements. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge $350, credited back in full if you move forward.
We ask 33% at signing to cover materials. The rest is tied to progress on the job. Never half up front.
📞 (865) 243-1243Rainfall is one input. A gutter is sized from the roof it serves, not from an average.
Walland gets more rain than the valley, and the tree cover means most of what falls on a roof arrives with debris in it. Wet leaf litter sits in the valleys and behind the chimney rather than blowing off, and a valley that holds debris holds water.
The shade compounds it. A roof under canopy does not get the dry spell it needs to shed moss, and moss holds moisture against the shingle from the top while the attic holds it from underneath. That is why roofs in Walland age faster than the same roof would in an open subdivision twenty miles north.
On Walland homes we size gutters for actual mountain rainfall rather than the regional average, and we check the valleys and flashing where debris collects. When that flashing has already failed, see roof flashing repair.
The shortcut in Walland is a standard gutter on a mountain roof.
Five-inch K-style, standard hangers, standard downspout placement. That works on a great many houses. On a larger or steeper roof plane, where runoff arrives fast and concentrated, and under a canopy that drops debris all year, the same system can be overwhelmed — and when it is, the overflow goes down the fascia, behind the soffit, and into the wall.
The homeowner sees a rotting fascia board and calls about the fascia. The fascia is the symptom. The gutter was undersized on day one.
We size the gutter, the outlets and the downspouts from the actual roof area, the pitch, and where the water concentrates. On many roofs here that points to 6-inch gutters and more downspouts than were there before, because a 6-inch K-style carries materially more than a typical 5-inch system. On others a well-placed 5-inch system is correct. It is a measurement, not a default.
If structural rot, damaged decking, or compromised framing is discovered during tear-off, we stop and document it with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.
Hidden damage is documented and priced in a written Change Order before new work goes over it.
We walk the roof and check the attic. Deck condition, ventilation, flashing at every transition, and any evidence of previous repair work. Under canopy we also check the valleys and the gutter system, because debris and shade decide as much here as the age of the shingle.
Itemized by tear-off, underlayment, shingle, flashing, ventilation, and decking allowance. You see what each line costs.
Old material comes off and the deck gets inspected before anything new goes down. Decking replacement is priced by the sheet.
Underlayment, starter, drip edge, field, ridge cap, pipe boots, collars, and flashing at every penetration and transition.
Sized to the attic, not to what was there before. Old vents are removed or closed as the new system requires.
Site cleared, magnet run, and a final walkthrough before we leave.
Our team works exteriors across East Tennessee, backed by more than 20 years of hands-on construction and exterior remodeling experience, and roofing sits alongside the siding, flashing and gutter work that connects to it. In Walland that matters more than usual, because most of what fails on a mountain roof fails where the roof hands water to the gutter.

We also cover the rest of the exterior in Walland: roofing, windows, decks and exterior painting.
We serve Walland and the surrounding communities across Blount County and the foot of Chilhowee Mountain, working within surrounding East Tennessee of Knoxville.
Mountain rainfall and steep ground, where getting equipment to the roof is half the job.
What the written estimate itemizes. Tear-off and disposal, the shingle or panel line by name, underlayment and where the ice-and-water barrier goes, starter strip and ridge cap as separate items, flashing by type, ventilation, a decking repair allowance, and the permit. When two quotes are far apart, the gap is nearly always in flashing, ventilation or decking.
How long it takes. Most of our roofing projects run approximately one to two working days. That is the typical range rather than a promise about your roof: size and pitch, access, how many tear-off layers come off, the material, the condition of the decking once it is open, ventilation work, the weather window and anything hidden we find can all move it.
Two warranties, not one. The manufacturer covers the product; we cover the installation. As a GAF Certified Residential Roofing Contractor we can offer GAF’s System Plus Limited Warranty on qualifying systems, subject to GAF eligibility, terms and conditions. Our own workmanship warranty runs one year on a repair and five years on a replacement.
Permits. Walland is an unincorporated community in Blount County, so there is no separate town codes office: permits and inspections go to Blount County Development Services, 303 McGhee Street in Maryville, (865) 681-9301, which enforces the 2018 International Code Council regulations. That makes Walland simpler than its neighbors — Maryville, Alcoa, Louisville and Rockford each run their own office on a different adopted edition. We confirm what your address requires before the proposal goes out rather than assuming.
Paying for it. Financing options may be available through a third-party financing partner, subject to approval and the provider’s terms. We are not the lender, and the terms come from the provider.

Most full replacements land between $9,500 and $27,000, depending on roof size, pitch and whether decking needs replacing. Walland homes vary widely in size and roof complexity, so the spread here is wider than in most towns we serve. The full table is above.
Because on a pitched roof they are one system. Whatever the roof delivers at the eave has to be received and drained by the gutter, the outlets and the downspouts together. If the capacity is short for the roof area and pitch, the overflow goes down the fascia and behind the soffit. We size it from the roof, not from a rule of thumb.
Not by itself, but it tells you the roof is not drying. Under canopy that is common, and moss holds water against the shingle while an under-ventilated attic holds it from underneath. We look at both before recommending anything.
Yes. We document the damage with photos, provide the written scope, and work with the adjuster through the claim.
We stop, photograph it, and issue a written Change Order priced by the sheet before continuing. On a roof that has been holding moisture in the valleys, some decking replacement is not unusual.
No. We ask 33% at signing, which covers materials, and the rest is tied to progress on the job.
Whether the house is fifty years old in Kinzel Springs or new on Blackberry Mountain, on this side of the county the roof and the water leaving it are one job.
