MI Homesiding & Roofing
Roof replacement, repair, and storm damage work for Jefferson City homes — from the 1960s streets to the new construction in Greene Meadows.
Jefferson City sits along Cherokee Lake, and open water means wind with nothing in the way.
Storms that lose force crossing wooded ground arrive here at full strength, and they hit the lake-facing elevation of every house on that side of town. Wind-driven rain is a different problem from ordinary rain: it goes sideways into the laps, under the drip edge and behind flashing that sheds water perfectly well when it falls straight down.
The housing spans sixty years. Laurel Hills and Franklin Acres date to the 1960s, which puts those roofs three or four coverings deep. Greene Meadows was finishing in 2023. Between them is everything from 1970s ranches to turn-of-the-century two-stories, and each decade brings its own set of things to check.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!Posted on Google![]()

We are very happy with MI Homesiding's workmanship and dedication to achieve the best results for our Hardyboard residing. Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Workers were diligent maintaining a safe & clean work area; cleaning remnant debris on last day. We recommended MI to our neighbors, and are having them back to caulk & paint. They did an excellent job at a fair price.Posted on Google![]()

MI Home Siding LLC did an excellent job on my home. Mel Hernandez and his crew worked on my siding, roofing, gutters, and exterior painting. They showed up on time, explained everything clearly, and completed the work as promised. The quality of the work was great, and they treated my home with care and respect. I really appreciated their honesty and communication throughout the project. I highly recommend MI Home Siding LLC to anyone looking for exterior work in Knoxville.”
Roof age here tracks the decade the street went in. Here is the breakdown.
Mid-1960s into the mid-1970s, with homes on record from 1966 through 1975.
At fifty-plus years these roofs are on their third or fourth covering, and the decking underneath tells the story better than the shingles do. Attic ventilation from that era is usually well short of current standards, which ages a new roof from the underside before anyone notices.
Original homes from 1964, with resubdivision and infill continuing into the 2000s.
That means two houses on the same street can be forty years apart. We inspect per house rather than assuming the neighborhood name tells us the age.
A twenty-six-year span, from 1977 through 2003.
Building practice and roofing standards changed considerably across that window. On the older end we are looking at ventilation and decking; on the newer end, at flashing and the components around the field.
1980s construction, with homes on record from 1982 through 1989.
Forty years puts these into the second replacement cycle, and the flashing at chimneys and roof-to-wall transitions is where the problems concentrate — not in the middle of the roof. Our guide on how long a roof lasts in Tennessee covers what shortens that number.
Late 1990s into the mid-2000s, with homes on record from 1998 through 2005.
Twenty to twenty-five years is when the first roof reaches the end of its service life and the pipe boots, sealants and flashing around it are already past theirs.
The newest development in Jefferson City, built out across 2022 and 2023.
The roofing material has decades left. A baseline inspection documents what was installed and catches anything missed during a fast build, while a correction is still small and often still inside the builder’s warranty.
Most roofing companies will not put a price on a page. We will. These are the ranges we quote in Jefferson City, priced by roof size in squares — one square is 100 square feet of roof surface.
| Roof Size | Typical Range |
|---|---|
| 20 SQ (2,000 sq ft roof) | $9,500 – $13,500 |
| 25 SQ (2,500 sq ft roof) | $12,000 – $17,000 |
| 30 SQ (3,000 sq ft roof) | $14,500 – $20,000 |
| 35 SQ (3,500 sq ft roof) | $17,000 – $23,500 |
| 40 SQ (4,000 sq ft roof) | $19,000 – $27,000 |
On-site estimates are free for standard roof replacements. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge $350, credited back in full if you move forward.
We ask 33% at signing to cover materials. The rest is tied to progress on the job. Never half up front.
📞 (865) 243-1243Cherokee Lake is the factor that makes roofing here different from anywhere inland.
Wind coming across open water reaches the house with nothing to slow it down. It drives rain sideways, into places a roof is not designed to shed from — under the drip edge, behind the flashing at a wall, into the gap at a ridge that was fastened but not sealed. Nothing shows on the surface until the sheathing behind it has already gone soft.
That is why the lake-facing elevation of a Jefferson City house is not in the same condition as the other three, even when the shingles are the same age. One side has been taking weather the others never see. When a single storm is the cause rather than years of exposure, that is storm damage roof repair.
On Jefferson City homes we check the exposed elevation from a ladder, not from the ground, because that is the side that fails first and the one nobody looks at.
The shortcut on a lakefront Jefferson City roof is under-fastening the exposed elevation.
Standard fastening patterns are written for standard exposure. On a wall and a roof plane that take wind straight off open water, standard is not enough — and a crew working to a quoted number will not stop to add fasteners on one side of a house they are pricing as a whole.
The failures are predictable: lifted shingles and loosened ridge cap on the lake side, usually after the first real storm, and often written off as a defect in the material rather than as what it is.
We specify fastening to the exposure, which means the lake-facing plane on a Jefferson City home is not built the same as the sheltered side.
If structural rot, damaged decking, or compromised framing is discovered during tear-off, we stop and document it with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.
We never cover hidden damage with new work.
We walk the roof and check the attic. Deck condition, ventilation, flashing at every transition, and any evidence of previous repair work. On lake-facing lots the exposed elevation is inspected separately, from a ladder rather than from the ground.
Itemized by tear-off, underlayment, shingle, flashing, ventilation, and decking allowance. You see what each line costs.
Old material comes off and the deck gets inspected before anything new goes down. Decking replacement is priced by the sheet.
Underlayment, starter, drip edge, field, ridge cap, pipe boots, collars, and flashing at every penetration and transition.
Sized to the attic, not to what was there before. Old vents are removed or closed as the new system requires.
Site cleared, magnet run, and a final walkthrough before we leave.
Our team has been working exteriors in East Tennessee since 2004, and roofing sits alongside the siding, flashing and gutter work that connects to it. On a lakefront house that matters, because wind-driven rain does not respect the line between where the roof ends and the wall begins.

We serve Jefferson City and the surrounding communities across Jefferson County and the Cherokee Lake area, working within a 40-mile radius of Knoxville.
Most full replacements land between $9,500 and $27,000, depending on roof size, pitch and whether decking needs replacing. Jefferson City runs close to the regional average, so most homes fall in the middle of that range. The full table is above.
Because it is taking weather the other three sides are not. Wind off Cherokee Lake drives rain sideways into the laps and under the drip edge, and the same shingle on the sheltered side never sees that. Same roof, same age, different conditions.
At that age the covering has been replaced several times already, so the real questions are the decking and the ventilation. A roof that looks failed from the street is often an attic that runs hot, and that will age the new shingles the same way if nobody corrects it.
Yes. We document the damage with photos, provide the written scope, and work with the adjuster through the claim. On lakefront exposure, wind claims are a regular part of the work here.
We stop, photograph it, and issue a written Change Order priced by the sheet before continuing. On 1960s and 1970s housing some decking replacement is normal — what is not normal is finding out about it on the final invoice.
No. We ask 33% at signing, which covers materials, and the rest is tied to progress on the job.
Whether the roof is sixty years old in Laurel Hills or two years old in Greene Meadows, the answer starts on the side that faces the water.
