What to Do When Your Roof Is Leaking
Before we arrive, a few minutes of the right action can keep a leak from becoming a much larger repair. None of this involves going up on the roof.
- Move people and belongings clear of the area. Water travels along framing and often comes through the ceiling somewhere other than where it entered the roof.
- Catch the water, but only where it is safe to stand. A bucket or bin under an active drip and a towel around it will protect the floor. If the footing is wet or the ceiling above you is sagging, leave it.
- Stay away from anything electrical. If water is running near a light fixture, a ceiling fan or an outlet, do not touch it. Switch that circuit off at the breaker only if you can reach the panel safely and it is dry.
- Keep clear of a bulging or sagging ceiling. A bulge means water is pooling above the drywall. Do not pierce it and do not stand underneath it.
- Photograph what you can see from a safe spot. Wide shots of the room and close-ups of the stain or the drip. The same photographs help with the repair and with an insurance claim.
- Call us. We will tell you what can be done tonight and what has to wait for daylight — and we will say which it is honestly.
Do not go onto the roof during a storm, and do not attempt a repair from a ladder in wind or rain. Wet decking, lightning and gusts are how people get hurt. Nothing on a roof is worth a fall.

An emergency call has two halves. Stopping the water is the first; the permanent repair is a separate, scoped piece of work, and we price them separately so you can see which is which.
What the written proposal spells out. Not a single square-foot number. We name the components being replaced, the area being opened, the materials by name, what happens if the cause turns out to sit somewhere other than where the symptom appeared, and the schedule. Photographs of what we found go with it, so the scope and the evidence arrive together.
How long it takes. Most of our roofing projects run approximately one to two working days, and a focused repair normally sits at the shorter end of that. It is a typical range, not a promise about your roof: size and pitch, access, how many layers are involved, the material, what the decking looks like once it is open, the weather window and anything hidden we find can all move it. The schedule goes in the written proposal.
What the warranty covers on work like this. Our workmanship warranty runs one year on a repair and five years on a replacement. A repair also cannot carry a manufacturer system warranty: those cover a complete installed system, not a section of one.
