MI Homesiding & Roofing
Roof replacement, repair, and storm damage work for Dandridge homes — from the early 2000s subdivisions to the newest construction on Douglas Lake.
Dandridge sits on the shoreline of Douglas Lake, and open water changes how a roof ages.
Storms that lose force crossing wooded ground arrive here at full strength, because there is nothing between the lake and the house to slow them down. Wind-driven rain is a different problem from ordinary rain: it goes sideways, under the drip edge and behind the flashing, into places that shed water perfectly well when it falls straight down.
The housing is newer than most of the towns we serve — the oldest of the subdivisions we work in date to the early 2000s, and construction is still going on the lake side. That means the roofing material is usually sound. What matters is the exposed elevation, because on a Dandridge lot one side of the house takes considerably more weather than the other three.

Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!Posted on Google![]()

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.Posted on Google![]()

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.Posted on Google![]()

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!Posted on Google![]()

Roof condition in Dandridge depends on two things: the decade the subdivision went in, and how much open water the house faces.
Historic Hills is early 2000s construction, with later phases after that.
Twenty years puts the first roof at the point where condition matters more than age. On lake-adjacent lots the elevation facing open water is worth inspecting separately from the rest, because it has not weathered at the same rate as the other three.
Harbor Crest is early 2000s construction, with homes on record from 2003 and 2004, with lake exposure.
At twenty years the field may still look acceptable while pipe boots, sealants and flashing are failing. Wind-driven rain finds those first, and it finds them on the side of the house nobody walks past.
Plantation Shores is mid-2000s waterfront, with homes on record from 2004.
The combination of age and exposure is what matters here: a twenty-year-old roof on a sheltered lot and the same roof facing open water are not in the same condition, even with identical material and identical installation.
Paradise Landing has homes on record from 2002, 2003, 2013 and 2022.
This subdivision is the reason condition should never be assumed from a neighborhood name. Four different construction generations on the same streets means four different sets of things to check, and a single quote for the whole street would be wrong for most of it.
Waterside on Douglas is recent construction on the lake, with homes on record from 2019, 2020 and 2022.
The material has decades left. What matters is whether the flashing and the fastening were specified for a wall that takes wind off open water, because standard details are not always enough on that exposure.
Cottages at Dandridge is 2022 construction, the newest of the group.
A baseline inspection documents what was installed and catches anything missed during a fast build, while a correction is still small and often still inside the builder’s warranty. Our guide on how long a roof lasts in Tennessee covers what shortens that number on an exposed lot.
Most roofing companies will not put a price on a page. We will. These are the ranges we quote in Dandridge, priced by roof size in squares — one square is 100 square feet of roof surface.
| Roof Size | Typical Range |
|---|---|
| 20 SQ (2,000 sq ft roof) | $9,500 – $13,500 |
| 25 SQ (2,500 sq ft roof) | $12,000 – $17,000 |
| 30 SQ (3,000 sq ft roof) | $14,500 – $20,000 |
| 35 SQ (3,500 sq ft roof) | $17,000 – $23,500 |
| 40 SQ (4,000 sq ft roof) | $19,000 – $27,000 |
On-site estimates are free for standard roof replacements. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge $350, credited back in full if you move forward.
We ask 33% at signing to cover materials. The rest is tied to progress on the job. Never half up front.
📞 (865) 243-1243Open water is the whole story in Dandridge.
Wind coming across Douglas Lake reaches the house with nothing to slow it down, and wind-driven rain behaves differently from rain that falls straight. It goes sideways into the laps, under the drip edge, and behind flashing that would shed water perfectly well in any other condition. Nothing shows on the surface until the sheathing behind it has already gone soft.
Morning fog off the water adds the second factor. It sits against the lake-facing elevation well past sunrise, so that side of the house stays damp for hours longer than the rest. Sealants fail earlier there, and anything that holds moisture instead of shedding it deteriorates faster. When a storm is the cause rather than exposure, that is storm damage roof repair.
On Dandridge homes the lake-facing elevation gets inspected first and from a ladder, not from the ground, because that is the side that fails first and the one nobody looks at.
The shortcut on a Dandridge roof is quoting all four elevations the same.
Same shingle count, same crew hours, same fastening pattern on the lake side as on the sheltered side. It works everywhere that the weather arrives evenly. It does not work on a lot where one elevation takes wind off open water and the other three do not.
The failures show up exactly where you would expect: on the exposed side, at the edges and the transitions, two or three years in. And because that side is usually the one facing away from the driveway, nobody sees it until there is a stain on a ceiling.
We quote the exposed elevation separately, because treating all four sides of a lakefront house as one job is how you end up redoing one of them.
If structural rot, damaged decking, or compromised framing is discovered during tear-off, we stop and document it with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.
Hidden damage is documented and priced in a written Change Order before new work goes over it.
We walk the roof and check the attic. Deck condition, ventilation, flashing at every transition, and any evidence of previous repair work. On lakefront lots the elevation facing open water is inspected separately, from a ladder rather than from the ground.
Itemized by tear-off, underlayment, shingle, flashing, ventilation, and decking allowance. You see what each line costs.
Old material comes off and the deck gets inspected before anything new goes down. Decking replacement is priced by the sheet.
Underlayment, starter, drip edge, field, ridge cap, pipe boots, collars, and flashing at every penetration and transition.
Sized to the attic, not to what was there before. Old vents are removed or closed as the new system requires.
Site cleared, magnet run, and a final walkthrough before we leave.
Our team works exteriors across East Tennessee, backed by more than 20 years of hands-on construction and exterior remodeling experience, and roofing sits alongside the siding, flashing and gutter work that connects to it. On a lakefront house that matters, because wind-driven rain does not respect the line between where the roof ends and the wall begins.

We also cover the rest of the exterior in Dandridge: roofing, windows, decks and exterior painting.
We serve Dandridge and the surrounding communities across Jefferson County and the Douglas Lake shoreline, working within surrounding East Tennessee of Knoxville.
Lake-adjacent exposure and wind off open water, which shows up first at the ridge and the rakes.
What the written estimate itemizes. Tear-off and disposal, the shingle or panel line by name, underlayment and where the ice-and-water barrier goes, starter strip and ridge cap as separate items, flashing by type, ventilation, a decking repair allowance, and the permit. When two quotes are far apart, the gap is nearly always in flashing, ventilation or decking.
How long it takes. Most of our roofing projects run approximately one to two working days. That is the typical range rather than a promise about your roof: size and pitch, access, how many tear-off layers come off, the material, the condition of the decking once it is open, ventilation work, the weather window and anything hidden we find can all move it.
Two warranties, not one. The manufacturer covers the product; we cover the installation. As a GAF Certified Residential Roofing Contractor we can offer GAF’s System Plus Limited Warranty on qualifying systems, subject to GAF eligibility, terms and conditions. Our own workmanship warranty runs one year on a repair and five years on a replacement.
Permits. Roofing permits are issued by whichever codes authority covers the address, and in this area that is not always the obvious one — the City of Knoxville, Farragut and Knox County each run separate offices, and towns outside Knox County are handled by their own county. For reference, Knoxville exempts roofing only where the first layer of shingles stays intact and a second is laid over it, so a tear-off does not qualify. We confirm what your address requires before the proposal goes out rather than assuming.
Paying for it. Financing options may be available through a third-party financing partner, subject to approval and the provider’s terms. We are not the lender, and the terms come from the provider.

Most full replacements land between $9,500 and $27,000, depending on roof size, pitch and whether decking needs replacing. Dandridge lake homes vary widely in size, so the range here is wider than in most towns we serve. The full table is above.
Because it is taking weather the other three sides are not. Wind off open water drives rain sideways into the laps and under the drip edge, and morning fog keeps that elevation damp for hours after the rest of the house has dried. Same roof, same age, different conditions.
On an exposed lakefront lot the material is usually fine at that age but the details are not. Pipe boots, sealants and edge flashing take the brunt of wind-driven rain, and those are the items that fail first. Correcting them is a small job compared with what happens if the sheathing gets wet.
Yes. We document the damage with photos, provide the written scope, and work with the adjuster through the claim. Lakefront exposure means wind claims are a regular part of the work here.
We stop, photograph it, and issue a written Change Order priced by the sheet before continuing. Damaged decking is documented and priced in a written Change Order before new shingles go over it.
No. We ask 33% at signing, which covers materials, and the rest is tied to progress on the job.
Whether the house is twenty years old in Harbor Crest or two years old at the Cottages, the answer starts on the side that faces the water.
