Almost nothing in Seymour is built on flat ground.

The town sits in the foothills between Knox and Sevier County, and that single fact changes how a roof performs here. Water that falls on a Seymour roof does not soak into the ground below — it runs downhill, and on a sloped lot it arrives at the foundation with real force behind it. What the roof and the gutter system do with that water decides whether the house stays dry.

The housing runs from 1970s hillside subdivisions like Cherokee Hills through new construction finishing in 2024. On the older end we are looking at decking that has been through multiple tear-offs and ventilation from a different era. On the newer end it is the details — flashing at transitions, penetrations, and whether the drainage off the roof was planned for the grade the house sits on.

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!

We are very happy with MI Homesiding's workmanship and dedication to achieve the best results for our Hardyboard residing. Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Workers were diligent maintaining a safe & clean work area; cleaning remnant debris on last day. We recommended MI to our neighbors, and are having them back to caulk & paint. They did an excellent job at a fair price.

SEYMOUR AND THE KNOX–SEVIER CORRIDOR

Seymour Neighborhoods We Serve

Roof age in Seymour tracks the decade the subdivision went in, and the terrain adds a factor most of Knox County does not have.

Cherokee Hills

Cherokee Hills is 1970s construction, with homes on record from 1973.

At fifty years a roof here is likely on its third covering. Decking that has been through two tear-offs holds fasteners differently than new sheathing, and attic ventilation installed to 1970s practice is usually short of current standards. On sloped lots the drainage detail matters more than it would on flat ground, because the water leaving the roof has somewhere to go and it is usually toward the house.

Foothills Estates

Foothills Estates spans the 1980s into the early 1990s, with homes on record from 1980, 1986 and 1992.

That twelve-year spread means different building codes behind identical-looking roofs. Older flashing details, decking of varying age, and roofs that may or may not have been replaced since. We inspect per house rather than assuming the subdivision tells us what we will find.

Eagle Trace

Eagle Trace is late 1990s, with homes on record from 1998.

Twenty-five years puts a roof at or near the end of its first replacement cycle. The question is not the age of the shingle but the condition of what is under it — decking, underlayment, and flashing at every chimney, valley and wall transition. Our guide on how long a roof lasts in Tennessee covers what shortens that number.

Ashley Meadows

Ashley Meadows is turn-of-the-century construction, around 2000.

Roofs this age are in the window where the field can still look fine while the components around it are failing. Pipe boots crack, sealants dry out, and flashing that was installed correctly twenty years ago has been through enough freeze-thaw cycles to loosen. Those are cheap to correct and expensive to ignore.

Majestic Meadows

Majestic Meadows is mid-2000s, with homes on record from 2007.

Fifteen to twenty years is when the first roof approaches the end of its service life. On sloped Seymour lots we look at the gutter and downspout system alongside the roof, because a roof in good condition draining into an undersized gutter is still delivering water to the foundation.

Grace Crossing

Grace Crossing is late 2010s, with homes on record from 2018.

The roofing material here has decades left. What is worth verifying is the installation — flashing at roof-to-wall intersections, kick-out flashing at the gutter line, and penetrations that were sealed rather than flashed.

Sharps Glen

Sharps Glen is 2024 construction, one of the newest developments in the area.

We have provided siding repair estimates in Sharps Glen. On construction this recent the roof itself is not the concern — the details around it are. A baseline inspection documents what was installed and catches anything missed during a fast build, while a correction is still small and often still inside the builder’s warranty.

We also work throughout Boyds Creek, Chapman Highway, Bays Mountain, Creekside Village, Fox Run, Deer Trail Estates, Hillside Estates and the rest of the corridor between Knox and Sevier County.
ROOF REPLACEMENT COST IN SEYMOUR, TN

Real numbers, published.

Most roofing companies will not put a price on a page. We will. These are the ranges we quote in Seymour, priced by roof size in squares — one square is 100 square feet of roof surface.

Roof SizeTypical Range
20 SQ (2,000 sq ft roof)$9,500 – $13,500
25 SQ (2,500 sq ft roof)$12,000 – $17,000
30 SQ (3,000 sq ft roof)$14,500 – $20,000
35 SQ (3,500 sq ft roof)$17,000 – $23,500
40 SQ (4,000 sq ft roof)$19,000 – $27,000
Seymour roofs often carry more pitch than the county average because of the terrain, and steeper roofs cover more area than the floor plan below them suggests. Roof area is not house square footage.

If a quote comes in far below these ranges, ask what is being left out — tear-off, underlayment, flashing, ventilation, or the decking underneath.
$350
Technical Assessment

On-site estimates are free for standard roof replacements. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge $350, credited back in full if you move forward.

We ask 33% at signing to cover materials. The rest is tied to progress on the job. Never half up front.

WHAT MAKES A SEYMOUR ROOF DIFFERENT

Built for Seymour Roofs

Seymour sits in the foothills, and the grade is the deciding factor on almost every job here.

Heavy rain on a sloped lot does not soak in. It runs, and it gathers speed, and by the time it reaches the base of the house it has volume behind it. The roof is only half of that equation — the other half is where the water goes once it leaves the roof. Undersized gutters overflow at the corners, downspouts that end too close to the wall dump water against the block, and the grade does the rest.

The damage shows up as rot at the bottom course of siding and at the rim joist, well before anyone notices a gutter problem. And it looks like a wall problem, so that is usually what gets quoted. When wind or hail is involved instead, that is storm damage roof repair rather than a drainage question.

On Seymour homes we size the drainage to the roof area and the slope, not to what was there before.

THE SHORTCUT THAT COSTS THE MOST

Why Cheap Roofing Fails in Seymour

The cheap version of a Seymour roof job is replacing the covering and reusing the drainage.

New shingles, same gutters, same downspouts ending two feet from the block. The roof is fine. The house still gets wet, because on this terrain the roof was never the whole system — the discharge point was.

The result turns up as rot at the bottom of the wall and at the rim joist on the uphill side of the house, usually two to four years after a roof that was, technically, installed correctly.

We price the drainage with the roof, because on a Seymour lot the two are the same job.

Hidden Damage Policy

If structural rot, damaged decking, or compromised framing is discovered during tear-off, we stop and document it with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.

We never cover hidden damage with new work.

HOW THE JOB RUNS

How a Seymour Roof Replacement Runs

01Inspection

We walk the roof and check the attic. Deck condition, ventilation, flashing at every transition, and any evidence of previous repair work. On sloped lots we also check the gutter and downspout system and where it discharges relative to the grade.

02Written estimate

Itemized by tear-off, underlayment, shingle, flashing, ventilation, and decking allowance. You see what each line costs.

03Tear-off and deck inspection

Old material comes off and the deck gets inspected before anything new goes down. Decking replacement is priced by the sheet.

04Installation

Underlayment, starter, drip edge, field, ridge cap, pipe boots, collars, and flashing at every penetration and transition.

05Ventilation

Sized to the attic, not to what was there before. Old vents are removed or closed as the new system requires.

06Cleanup and walkthrough

Site cleared, magnet run, and a final walkthrough before we leave.

FREQUENTLY ASKED QUESTIONS

Roofing in Seymour, TN — Common Questions

How much does a new roof cost in Seymour, TN?

Most full replacements land between $9,500 and $27,000, depending on roof size, pitch and whether decking needs replacing. Seymour roofs often carry more pitch than the county average because of the terrain, which adds area. The full table is above.

Why do you look at my gutters when I called about the roof?

Because on a sloped Seymour lot they are the same system. A new roof draining into an undersized gutter that discharges two feet from the foundation has not solved the problem it was called out for. We size the drainage to the roof area and the slope.

My house is from the 1970s. Does the whole roof need replacing?

Usually at that age, but the more important question is the ventilation and the decking. A roof that looks failed from the street is often a ventilation problem that will fail the new shingles too if nobody corrects it.

Do you handle insurance claims for storm and hail damage?

Yes. We document the damage with photos, provide the written scope, and work with the adjuster through the claim.

What happens if you find bad decking during tear-off?

We stop, photograph it, and issue a written Change Order priced by the sheet before continuing. On 1970s and 1980s housing some decking replacement is normal — what is not normal is finding out about it on the final invoice.

Should I pay a roofing contractor 50% upfront?

No. We ask 33% at signing, which covers materials, and the rest is tied to progress on the job.
