What Your Roof Replacement Proposal Should Spell Out
A number on a single line tells you almost nothing. Two contractors quoting the same roof can differ by thousands because they are not including the same work — and the difference usually sits in the parts of the roof you cannot see from the driveway.
Our written proposal names each of these:
- The shingle or panel line and color, by name, not “architectural shingle.”
- Underlayment, and where the ice-and-water barrier goes — valleys, eaves, penetrations.
- Starter strip and ridge cap as separate items, since these are also what qualifying wind coverage depends on.
- The fastening pattern and nails per shingle.
- Ventilation, intake and exhaust, with the net free area it provides — see roof ventilation.
- Flashing, itemized: step, counter, valley, pipe boots, chimney. This is where most leaks begin.
- Decking inspection, and what happens if we find rot — documented and priced in a written Change Order, never buried under new material.
- Tear-off and disposal, and how the property is protected while the roof is open.
- Who pulls the permit.
- The warranty, split into manufacturer and workmanship, with the term of each.
- The schedule.
Permits. Inside the Knoxville city limits, the city’s permit guidance exempts roofing only where the first layer of shingles is kept intact and a second layer is applied over it — a tear-off does not qualify for that exemption. The city also requires a qualified registrant for reroofs of buildings of 5,000 square feet or more, or more than two stories. Outside the city limits and outside Farragut, which runs its own office, permits go through Knox County Codes Administration. Both Knox County and the City of Knoxville have adopted the 2018 International Residential Code. We confirm what your specific address requires rather than assuming, and the proposal names who pulls the permit.

How Long a Replacement Takes, and What the Warranty Actually Covers
How long it takes. Most of our roofing projects run approximately one to two working days. That is the typical range, not a promise about your roof: size and pitch, how the property is accessed, how many layers have to come off, the material, what the decking looks like once it is open, whether ventilation work is included, the weather window, and anything hidden we find can all move it. The schedule goes in the written proposal, and we tell you the same day if something we find changes it.
A roof carries two separate warranties, and they are often presented as one.
- The manufacturer’s warranty covers the product. As a GAF Certified Residential Roofing Contractor, we can offer GAF’s System Plus Limited Warranty on qualifying roofing systems, subject to GAF eligibility, terms and conditions. Where GAF describes coverage as “Lifetime,” that means for as long as the original owner of a single-family home owns the property — it is not a fixed number of years, and it changes for later owners.
- Our workmanship warranty covers the installation. It runs one year on a repair and five years on a replacement to a subsequent owner. We would rather state that plainly than let a homeowner assume otherwise at resale.
Two things worth knowing before you compare quotes. GAF’s WindProven limited wind warranty carries no maximum wind speed, but only applies for 15 years and only when the roof is installed with the required combination of four qualifying GAF accessories — a roof missing one of them falls back to the standard limited warranty. And a Class 4 rating is the top result of UL 2218, which is a laboratory impact test; it is not hail insurance. GAF does not warrant its shingles against hail, and hail claims go to your insurer.
