The subdivisions built in the 1980s and early 1990s — Woodchase, Concord Hills, Sweet Briar, Brixworth — are on their second roof by now, and often their third round of flashing repairs. Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Roof age in Farragut tracks the decade the subdivision went in. Here is what that means street by street.
Woodchase homes date mostly from 1979 through 1987, which puts the original roof three replacements back and the current one likely at or past its service life.
At that age the shingle is rarely the whole story. Decking that has been through two tear-offs holds fasteners differently, and attic ventilation installed to 1980s practice is usually short of what the same house would get today. We inspect the deck during tear-off and price decking replacement by the sheet, not as a lump-sum guess.
Concord Hills is primarily 1980s construction, with homes going back to 1980 and 1982.
Roofs on houses this age usually show their history at the transitions — where a chimney meets the field, where an addition ties into the original roof line, and at the brick-to-siding joints on the gable ends. Those are the points that leak first and the points a quick estimate skips over.
Sweet Briar developed through the mid-1980s with later phases finishing around 1990.
Mixed-era subdivisions like this one are worth inspecting individually rather than by street. Two houses four doors apart can be five years and one building-code revision apart, which changes what is behind the shingle.
Brixworth was developed in 1991 and the housing stock is mostly 1990s.
These roofs are at the point where a homeowner has to decide between another repair and a replacement. Our answer depends on what the deck looks like and how much of the flashing is original — not on the age of the shingle by itself. Ivey Farms broke ground around 2020 and homes are still going up there, with new construction permits issued through 2026.
On construction this recent the shingles have decades left. What we get called for is workmanship: kick-out flashing that was left off, roof-to-wall transitions that were sealed rather than flashed, and pipe boots that were fine on day one and are not fine after four summers of East Tennessee sun.
Meadows on McFee is largely 2022 construction.
Homes in the two-to-five-year window are the ones where a roof inspection actually pays for itself. If a detail was missed during the build, this is the point where it starts moving water and the point where it is still cheap to correct.
The Grove at Boyd Station was approved in 2021 with homes built from 2024 through 2026.
Brand-new roofs, and the work here is documentation more than repair — knowing what was installed, what the manufacturer warranty covers, and what the builder’s warranty period actually includes before it expires.
