MI Homesiding & Roofing
Serving Knoxville, Farragut, Maryville & surrounding areas
Shingle · Metal · Standing Seam · Flat · TPO — built to handle East Tennessee storms, humidity, and heat.
Most Knoxville roof failures look the same from the ground but trace back to very different causes. What happens at the flashing, the underlayment, and the deck is what really matters.
Water shows up on a ceiling far from where it actually entered the roof.
Failed or missing step and counter flashing where the chimney meets the roof plane.
Shingles broken loose at the seal strip, often from an improper nailing pattern.
Bruised mats and granule loss that shorten roof life long before a leak appears.
Soft, delaminated sheathing caused by moisture trapped under the old roof.
Trapped heat that bakes shingles from below and cuts years off the system.

As a GAF Certified Residential Roofing Contractor, we can offer GAF’s System Plus Limited Warranty on qualifying roofing systems, subject to GAF eligibility, terms, and conditions. Only a select group of roofing contractors in North America are invited by GAF to become GAF Certified Contractors.
For metal roofing systems, we're also a True Metal Supply Factory Certified for through-fastened panels — factory-trained installation that protects your manufacturer warranty.
Heat, humidity, and storms expose weak flashing and shortcuts that were already there. Many of the failures we inspect start with missing kick-out flashing, a poorly nailed ridge, or unfinished attic ventilation — not the shingles.
We treat every roof as a system. We inspect decking, flashing, underlayment, ventilation, and penetrations before recommending anything.

Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!Posted on Google![]()

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.Posted on Google![]()

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.Posted on Google![]()

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!Posted on Google![]()

We install and repair complete roofing systems across Knoxville and Surrounding East Tennessee. Every project includes proper underlayment, flashing details, fastener patterns, and ventilation matched to the exposure of the home.
The decision comes from what the inspection finds, not from which job is easier to sell. Here is what pushes it each way.
You get photographs of whatever we find and an itemized estimate before anything is decided. When the two options are genuinely close, we say so and give you the reasoning instead of defaulting to the bigger job.
One number on one line is not an estimate. These are the items that decide whether a roof lasts, and the ones a low bid usually leaves unwritten.
How long it takes. We do not publish a standard number of days, because the honest answer depends on the roof. Size and pitch set the pace of the tear-off. The weather window decides whether a crew can stay up there at all. Decking that has to be replaced adds time nobody can quote before the old roof is off, and complex flashing work takes longer than open planes. You get a schedule for your roof once the inspection is done, and you hear from us when it changes.
The section above covers what should be written into the estimate. This is how to check the company behind it, and most of it takes about fifteen minutes before anyone sets foot on your roof.
A contractor who is comfortable being checked will hand you all of this without hesitation.
A low roofing quote often means cuts in places the homeowner cannot see. The next heavy rain or wind event exposes the shortcuts.
Many of the roofs we tear off were installed by a contractor who underbid the job to win it and skipped the details that keep water out.
Doing it right the first time usually costs less than paying twice.GAF

Roofs in Knoxville deal with humidity, heavy rain, hail, high wind, summer heat, and seasonal expansion. We build for that, not for a generic spec sheet.
Applied at eaves and valleys, where wind-driven rain and ice backup push water uphill.
Fastener count and placement matched to our wind zone, not the shortest install time.
Installed at every wall-to-roof transition — the single most skipped detail we find.
Intake and exhaust balanced so summer heat does not cook the shingles from below.

Lifted, loose, and compromised shingles, with active interior leaking. We removed all existing shingles, inspected the decking, and replaced damaged wood before installing a complete GAF Timberline HDZ system.

For complex inspections requiring drone work, attic access, or moisture mapping, we charge a $350 Technical Assessment fee — fully credited toward your project if you move forward.
📞 (865) 243-1243A new roof is a real investment, and paying for all of it up front is not always the right move. Financing is available through our lending partner, so you can spread the cost over time and still have the work done right the first time.
Applications are reviewed by the lender. Approval, terms, and rates are set by them, not by us.
We inspect most roofs in person and use smart glasses to document what we see as it happens — roof conditions, problem areas, and details that matter. For steep pitches or areas that cannot be safely accessed, we use drone inspection instead.
That documentation becomes part of the inspection report we provide to you. If your project involves an insurance claim, the photos and video can also help document roof conditions for your adjuster during the storm damage repair process.
If hidden rot, damaged decking, framing issues, or moisture damage are discovered during the project, we stop and document the problem with photos. We explain it clearly and provide a written Change Order before moving forward.

Decking, flashing, underlayment, ventilation, and penetrations — before recommending anything.
An itemized estimate, a clear explanation of what we found, and a final walkthrough before we leave.
We install and repair roofs across Knoxville and Surrounding East Tennessee.
Including Farragut, Maryville, Alcoa, Oak Ridge, Powell, Sevierville, Pigeon Forge, Gatlinburg, Lenoir City, Loudon, Clinton, Newport, Morristown, Dandridge, Halls Crossroads, Corryton, Karns, Seymour, Norris, Maynardville, Luttrell, Blaine, Jefferson City, New Market, Rockford, Walland, and Louisville.
Four stages, in the same order every time, so you know what happens next and when.
We inspect the system and document what we find. On-site roof inspections are free. A leak does not change that. Separately, some projects call for a full technical evaluation — detailed measurement, moisture investigation, or a written assessment that takes additional work beyond a standard visit. That is our $350 Technical Assessment, we explain why it applies before you agree to it, and it is credited back in full if you move forward with the project. Where the project comes with construction plans, we review them for roof dimensions, pitch and the flashing details the drawings show, and the material takeoff is built from that. You can read more on our roof inspection services page.
We explain what we found, lay out the options, and put the scope in writing, itemised. You see what is included before anything is ordered. If the choice is between a targeted fix and a full system, our roof repair vs. replacement comparison walks through how that decision gets made.
We carry out the work to the approved scope. Anything outside that scope is handled the way our Hidden Damage Policy describes: we stop, document it, and bring you a written Change Order before going further.
We walk the finished work with you, go over what was done, and answer whatever is still open.
A tear-off is messy by nature. Most of what makes it bearable happens before the first shingle comes off.
We tarp the grass and the ground around the house where the work is happening. Plants and landscaping are covered. Where there is a pool in the work area, it is protected as well. Outdoor furniture, grills and other movable items are moved clear of the work area when needed.
Roofing debris is collected throughout the project rather than left to accumulate, and it leaves the property in jobsite containers or a rented dumpster, depending on the size of the job.
At the end of the job the crew cleans the property, removes the debris and runs a magnetic sweep to collect loose roofing nails before the work is called finished.
One honest note, because it matters more than a promise: a roof tear-off can release thousands of nails and small pieces of debris, and no contractor can honestly guarantee that every single nail will be found. Our goal is to leave the property as clean and safe as reasonably possible, and we carry out a final cleanup and a magnetic sweep before the job is complete.
Two separate warranties cover a finished roof, and they answer for different things. Knowing which is which saves a great deal of confusion later.
Covers how the roof was installed — our labor and our details.
Covers the products themselves. Its length, terms and eligibility are set by the manufacturer, not by us, and depend on the system installed and on registration where that is required.
In practice the line is simple: a material defect is a manufacturer matter, and an installation problem is ours. Both warranties are subject to the applicable terms of your contract.
That depends on the size of the roof, its pitch, the material, and what the decking looks like once the old covering is off. We price by the roofing square against your measured roof rather than publishing one figure meant to fit every house, and the written estimate itemizes tear-off, underlayment, shingle, flashing, ventilation and a decking allowance as separate lines.
The number moves once we see the decking. Rotted plywood found during tear-off is the most common surprise, and it can add $500 to $5,000.
If damage is limited to a small area or a few shingles, repair is usually the right call. If the roof is over 20 years old, has multiple leaks, soft decking, or has been patched repeatedly, replacement is more cost-effective long-term.
We give an honest recommendation based on what the inspection shows.
Not automatically. A 20-year asphalt roof is near the end of its life, but near the end is not failed. What matters is what an inspection finds: curling shingles, granule loss down to the mat, soft decking, or repairs that keep leading to the next leak.
If the flashing is sound and the shingles are healthy, you may have years left. If you are patching every season, replacement is already cheaper.
Asphalt shingle service life varies by product, installation, attic ventilation, maintenance, and weather exposure. Industry guidance commonly treats about 20 years as a general roof-service benchmark, not a guaranteed shingle lifespan. Metal generally outlasts asphalt, but by how much depends on the system and on the detailing rather than on a number anyone can quote up front. Flat membrane service life depends on the membrane, the slope and the detailing at the edges and penetrations. Poor installation cuts it short on any of them.
Rarely. That number is the warranty tier, not a lifespan promise, and it assumes ideal conditions. Asphalt shingle service life varies by product, installation, attic ventilation, maintenance, and weather exposure. Industry guidance commonly treats about 20 years as a general roof-service benchmark, not a guaranteed shingle lifespan.
The biggest factor is attic ventilation. Poor airflow cooks the shingles from underneath and can cut a third off the life of the roof, which is why we inspect ventilation on every replacement instead of only the surface.
Shingles, up front, by a wide margin. Asphalt is priced per roofing square as well, by product and by pitch, and we give you that figure against your measured roof. Metal starts at $1,062 per roofing square for exposed-fastener systems and $1,525.50 per roofing square for standing seam, with one roofing square covering 100 square feet of roof area.
Metal generally outlasts asphalt, but by how much depends on the system and on the detailing rather than on a number anyone can quote up front. Asphalt shingle service life varies by product, installation, ventilation, maintenance, and weather exposure, and metal systems are rated for considerably longer, so metal wins over decades — but only if you plan to stay. If you are selling in five years, shingles are the better financial decision.
Bad installation, not the metal. Cost is the obvious barrier, but the failures we get called to fix are seam errors and fastener problems. Exposed-screw systems use rubber washers that dry out and crack around year 12 to 15.
Standing seam avoids that but costs more. Metal also needs installers who actually know metal, and the mistakes do not show until it rains.
Labor, usually — tear-off, disposal, and skilled installation run neck and neck with the materials. But the line that surprises homeowners is decking.
Rotted plywood underneath is invisible until the old roof comes off, and it can add $500 to over $5,000. We handle it with a written Change Order and photographs, never as a silent add-on at the end.
Winter, usually. Demand drops after storm season and scheduling opens up. We work year-round in East Tennessee, and a January roof is the same roof as a June roof as long as the weather that week cooperates.
Roofing prices are expected to rise 4 to 6 percent through 2026 on labor and material costs, so waiting for a better price is unlikely to pay off.
Four signs. They want 50% or more before materials arrive. The estimate is one number with no breakdown of flashing, disposal, or decking. They knocked on your door after a storm and want you to sign today. Or they claim damage but cannot show you photos of it.
We ask 33% at signing, itemize the quote, and document every finding with photographs before we touch anything.

Yes. We document hail and wind damage clearly and provide accurate material takeoffs. We work alongside your insurance adjuster.
We do not promise approval — that is the carrier's decision — but we make sure the scope is honest and well documented.
Yes. For active leaks, exposed decking after a storm, or tree damage, we respond fast to tarp and dry-in the roof. This prevents interior damage before the permanent repair.
Many roofing projects overlap with other exterior needs. Save time and coordinate one crew for the whole job.
Loose panels or leaks often show up alongside roof damage.
