We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got.

We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice.

Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!

What Preventive Maintenance Actually Prevents

Most roofs in Knoxville do not fail all at once. They fail at a handful of small points, years before the shingles themselves wear out.

Pipe boots

The rubber collar around a plumbing vent cracks under UV long before the shingles reach the end of their life. It can leak into the ceiling below while everything still looks sound from the ground.

Valleys

Pine needles and leaf litter pack into the valley and hold water against the shingle edge instead of letting it run off the roof.

Ventilation

Ridge vent screens clog with insulation fiber and insect debris, and the attic stops exhausting heat the way the system was designed to.

Exposed-fastener metal

Panels expand and contract through East Tennessee temperature swings, and screws can back out over time. A loose screw is an open hole with a washer that is no longer sealing.

None of these cost much to correct while they are still small. All of them cost a great deal once water has been sitting in the decking for a season. That is why the timing of an inspection matters more than most homeowners expect: a roof that is sound today can develop any of the above within a couple of seasons, and none of them announce themselves from the driveway.

What Our Roof Inspection Actually Covers

An inspection is only worth what it examines. Ours works through the roof in a fixed order so nothing gets skipped because it was hard to reach.

Field of the roof — granule loss, cupping, cracking, mechanical damage, and whether what we are seeing is weathering or storm damage.
Every penetration — pipe boots, vents, skylights, satellite mounts.
Flashing by type — step, counter, valley, chimney, wall transitions.
Ridge and hip, including the condition and type of any ridge vent.
Ventilation — intake and exhaust, whether types have been mixed, and whether intake is open.
Decking, where it can be seen, and the attic underside for staining.
Where bath, dryer and kitchen exhaust terminate, since ducts dumping into the attic defeat the ventilation.

Each finding is photographed. You get the photographs whether or not you hire us.

Keeping it clear afterwards. Debris that sits in valleys and behind penetrations keeps the surface damp and is the cheapest problem to prevent. We remove leaves and roof debris, especially through the fall, and clean roof surfaces exteriorly. The method follows the material: asphalt shingles need a gentler approach than metal, and GAF’s technical guidance advises against power washing shingles because the pressure can dislodge the granules that shield the asphalt. We do not apply one pressure specification to every roof.
