MI Homesiding & Roofing
Vinyl siding installation, replacement, and repair for Knoxville homes built with proper fastening, flashing, moisture control, and long-term wall protection.
Not sure which material is right for your home? Read our guide to the best siding for Tennessee’s climate.
If your current siding is loose, cracked, faded, rattling in the wind, or letting moisture get behind the walls, the problem usually runs deeper than appearance alone. Many Knoxville homeowners call us after another contractor rushed the job, skipped flashing, nailed panels too tight, or left the wall system exposed to slow moisture damage. The siding may have looked fine on the day the crew left, but the failures start showing up the next storm season.
At MI Homesiding & Roofing, we install and replace vinyl siding with the details that decide whether the wall lasts five years or twenty-five: panel spacing, fastening, house wrap, trim integration, flashing, and long-term moisture protection. Our team installs exterior systems across East Tennessee, backed by more than 20 years of hands-on construction and exterior remodeling experience, and vinyl siding was one of the first trades we mastered from the ground up.
That is why we approach vinyl siding as a full wall-protection system, not just decorative panels on the outside of the house. For homeowners researching broader exterior solutions, our siding services in Knoxville page covers the full system we work with.

Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!Posted on Google![]()

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!Posted on Google![]()

Vinyl siding remains one of the most practical options for East Tennessee homeowners because it offers a clean exterior, low maintenance, and strong long-term value without the upkeep that comes with cedar or wood-based systems. It performs especially well on homes that need a full exterior refresh without stretching into the cost range of a premium fiber cement or wood package. Vinyl siding can perform well in East Tennessee when the wall assembly, flashing, fastening and allowance for thermal movement are detailed correctly. For homeowners still comparing materials, our vinyl vs Hardie siding guide can help decide what fits the home best.
Vinyl is not one look. Four of them come up most often on Knoxville homes.
Vinyl lap siding is the standard horizontal product and the most common choice, running in overlapping courses across the wall.
Vinyl board and batten runs vertically. It is worth being clear that board and batten is a style and a profile rather than one universal material: the same look exists in vinyl, in steel and in panel-and-batten fiber cement, and the system behind it differs by manufacturer. We install the vinyl version.
Vinyl shake reproduces the staggered shake appearance in vinyl. It is not natural cedar shake, which is real wood with a refinishing cycle, and it is not the fiber cement shake described on our James Hardie page. The three can read similarly from the street and they are three different purchases.
Insulation behind the siding. Depending on the project, insulation can be incorporated behind the vinyl siding assembly when it suits the approved scope. That is a scope decision made for your wall rather than a single branded product, so it is worth asking what is actually being quoted.
Most vinyl siding failures in East Tennessee are not caused by the material itself. They come from bad craftsmanship, rushed crews, and installers who ignore the basics. The biggest mistake we see is poor fastening. Panels are often installed with too few nails, uneven spacing, or nails driven too tight against the wall.
Vinyl needs room to move. It expands and contracts with outside temperature, so tight nailing causes buckling, waving, and stress around trim and corners within one or two seasons. The Vinyl Siding Institute's installation manual is specific about how that is prevented: fasteners are set in the center of the nailing slots, installed panels and accessories "must move freely from side to side," and approximately 1/32 in. (0.8 mm) — roughly the thickness of a dime — is left between the fastener head and the panel instead of driving the head tight. Nail length has to be sufficient to penetrate framing, or framing plus nailable sheathing, a total of 1 1/4 in. (32 mm).
Face-nailing, the manual notes, "can result in ripples in the siding." A minimum 1/4 in. (6.4 mm) clearance is left at all openings and stops, increased to 3/8 in. (9.5 mm) when installing below 40°F. Fastener spacing itself comes from the manufacturer's own instructions for the product on your wall, not from one universal number. When a home is already showing failure from shortcuts like these, the project often overlaps with improper siding installation repair before new vinyl can perform correctly.

This is the most useful thing a homeowner can understand about vinyl, and it comes from the industry's own installation manual rather than from us.
The Vinyl Siding Institute is explicit that vinyl siding, insulated siding and polypropylene siding must be installed over a water-resistive barrier to achieve designed performance and to comply with the 2015 International Residential Code. It is equally explicit about why: these products are "exterior claddings, not water-resistive barriers, and are designed to allow the material underneath to breathe." The siding provides a supplemental rainscreen that reduces how much water reaches the barrier behind it. It is not the barrier.
So water management cannot depend on the panel. It depends on the barrier behind it, on properly flashed wall openings and penetrations, and on the transitions. The manual also notes that the level of water resistance required is set by the applicable building code, the specific structure and the climate zone, which is why a wall in East Tennessee humidity is not detailed the same way everywhere.
When that barrier is missing, torn, or never integrated with the flashing, water runs behind the panels and the sheathing stays wet. That is the real failure behind most of the water behind siding work we are called to do, and it is why covering a wall without looking at it first is a gamble.
A low quote on vinyl siding can look good at first, especially when several companies seem to be offering the same material. The problem is that cheap installs almost always skip the work that matters most. We regularly see wrong fastener spacing, tight nailing, missing flashing, poor trim transitions, weak J-channel details, and no proper house wrap behind the siding.
Those shortcuts do not show up the day the project is finished. They show up months later as leaks, rattling panels, buckling sections, warped seams, and hidden wall damage spreading behind the surface. That is why cheap vinyl installs almost always become expensive within a few years. If active water entry or panel failure has already started, the home may need siding leak repair before replacement can begin. Homeowners researching long-term failures often visit our why siding fails in Knoxville weather page to see how local conditions expose bad installation.
Vinyl gets blamed for a lot that is not the material's fault, and the right fix depends entirely on which of these three you actually have.
Telling them apart is most of the job. Replacing a buckled panel on a wall that is still getting wet means doing the work twice, which is why we look behind the damage before quoting. More patterns on our common siding problems page.

We start by inspecting the wall condition, trim transitions, windows, corners, and any signs of moisture intrusion. Then we provide a clear estimate and walk through the material and trim options that fit the home and budget. The goal is to build the project around the real condition of the house, not guess from the street.
Once the scope is clear, we prepare the surface, install house wrap and flashing, and install the siding with proper spacing and fastening. We pay close attention to starter strips, J-channel, trim details, and the transitions where water usually finds weak points. If the original installation skipped flashing entirely, the project may also overlap with siding flashing repair before the new vinyl goes on.
Estimates are full of words no homeowner is expected to know. Here is what they are and why they matter.
Starter strip is the first piece fixed along the bottom of the wall; the first course locks into it, so if it is not level the whole wall runs crooked. J-channel receives the cut edges of panels at windows, doors and roof lines. Corner posts, outside and inside, receive the panel ends at every corner. Utility or finish trim holds the top course where a panel has been cut to fit under a window or a roof line; the Vinyl Siding Institute calls securing that cut top edge "critical," and it is one of the most commonly skipped details we find on failed walls. Window and door trim finishes the openings.
Panel locking and fasteners. Each course hooks into the one below it and is fastened through its nailing slots. Those slots exist so the panel can move, which is why the fastener sits in the center of the slot and is not driven tight. Get the locking and the slots right and the wall stays flat for years. Get them wrong and no amount of caulk will fix it.
MI installation practice. We use caulk where a sealed finish is appropriate: at outside and inside corners, around windows, at trim boards, at siding-to-soffit and siding-to-fascia transitions, at bird boxes and at similar trim and joint conditions. Where a transition has to manage water behind the cladding we do not rely on caulk as the primary method; we install flashing behind or under the siding so water is directed back out. That is how we build. It is our own field practice, not a manufacturer requirement.
Many older Knoxville homes have vinyl siding that is cracked, faded, loose, or worn out after years of exposure. In many cases, the siding itself is not the only failure. The bigger issue is what sits behind it: soft sheathing, weak trim, trapped moisture, or old flashing that no longer protects the wall.
We do not install new vinyl over old problems and hope for the best. When replacement is needed, we remove the failing siding, inspect the sheathing, repair damaged areas when necessary, and rebuild the exterior the right way before the new material goes on. Homeowners comparing repair versus replacement often review our repair vs replace siding guide. For budgeting context, our siding replacement cost guide explains what usually changes the final price.
On older vinyl this is often what decides the whole project, and it has nothing to do with how bad the damage is.
Colors weather. A wall that has faced south or west for years is no longer the shade it left the factory, so a new panel in the original color can still read as a patch. Profiles and colors also get discontinued as manufacturers change their ranges, so an exact replacement piece is not always available at any price. On top of that, special-order products are often sold by the box rather than by the piece, so replacing a handful of boards can mean buying far more material than the repair needs.
None of that makes replacement mandatory. It changes the arithmetic. When the product is still available and the wall behind it is sound, a targeted siding repair is usually the better value. When it cannot be matched acceptably, running new material to a natural break or moving to full siding replacement may make more sense. We do not promise an exact match on older vinyl, and we will tell you which situation you are in before anything is ordered.
Homeowners across Knoxville choose us because we focus on the cause of the problem, not just the outside surface. Many people call us after another company stopped answering the phone, rushed the work, or left behind the same issues that caused the original failure. We inspect carefully, explain what is happening in plain language, and recommend the right solution based on the wall condition.
With 500+ Siding Projects Completed and more than two decades of hands-on exterior remodeling experience, we are BBB Accredited with an A+ rating, a Licensed Home Improvement Contractor in Tennessee and a City of Knoxville Building Contractor, carrying General Liability and Workers’ Compensation coverage. Three separate things get called "the warranty," and they are not interchangeable.
The manufacturer's product warranty comes from whoever made the siding, and on vinyl it varies by manufacturer and by product. There is no single vinyl warranty, so the only honest answer is to read the warranty for the specific product being quoted: what it covers, for how long, and whether the coverage reduces over time.
ASTM D3679 certification is a product standard, not a warranty. Certified vinyl siding is verified against that specification for properties such as weatherability, wind load, impact resistance, expansion and shrinkage, surface distortion and dimensions, through the Vinyl Siding Institute's certification program with independent third-party auditing. It tells you the product was tested to a standard. It does not promise anything about your project.
Our workmanship. Current MI full replacement and installation agreements carry a five-year limited workmanship warranty from documented project completion, subject to the signed agreement and its terms. That covers our installation work, separately from whatever the manufacturer covers on the product itself.
Vinyl asks less of you than wood does, and that is genuinely one of its advantages. It does not ask for nothing.
Washing keeps dirt, pollen and organic growth off the wall, and mildew on shaded or north-facing elevations is normal in East Tennessee humidity rather than a sign of failure. Beyond washing, the useful habit is simply looking: at the trim and the channels, at the sealant where it was used, at the transitions, and at whether any panel has worked loose or cracked. A loose panel found early is a small job.
We are not going to publish a cleaning schedule or a repainting interval here, because the guidance that exists does not set one and the right frequency depends on your exposure. Cleaning products and methods should follow the siding manufacturer's own instructions for the product on your wall.

Our workmanship warranty, in plain terms. We carry a one-year limited workmanship warranty on siding work, and five years on a full James Hardie replacement. We publish both figures rather than one blanket number, because a single figure quoted across every job is almost always the shorter one applied to the bigger job.
What the written estimate itemizes. Square footage by elevation, the product line and profile by name, the weather-resistive barrier, flashing at every opening and transition, trim, fasteners, caulking and finish, an allowance for sheathing repair, and removal and disposal of the existing cladding. Where two siding quotes differ sharply, the gap is nearly always in the barrier, the flashing and the sheathing allowance — the parts nobody sees once the wall is closed.
Paying for the work. Financing options may be available through a third-party financing partner, subject to approval and the provider’s terms. MI Homesiding & Roofing is not the lender, and the terms come from the provider rather than from us.
What vinyl currently costs with us. Vinyl lap siding is 1.66 per square in a light color and 3.00 per square in a dark color; installing over existing siding is 0.66 per square. A square is 100 square feet of wall surface. These are unit prices rather than a project total — what moves the total is set out on siding cost.

We install vinyl siding across Knoxville and the surrounding East Tennessee communities, including Farragut, Maryville, Alcoa, Oak Ridge, Powell, Halls, Clinton, Lenoir City, Seymour and Corryton.
A typical full siding installation runs about one to two weeks of working time, which is typical rather than guaranteed. Home size, the style and profile chosen, trim complexity, weather, material availability and whatever is found once the old siding comes off all move that number. Special-order colors may need around four weeks to arrive before work can begin.
Yes, when it is installed correctly. Vinyl handles humidity and rain well, but it expands and contracts with temperature, so it has to be fastened so the panels can move freely, and it has to sit over a water-resistive barrier with properly flashed openings. The Vinyl Siding Institute is clear that vinyl siding is an exterior cladding rather than the water barrier itself.
Vinyl siding is low maintenance and cost-effective, but it can crack from impact, fade over time, and buckle when installed too tightly. It also depends heavily on proper flashing, fastening, and moisture protection behind the panels.
Yes. MI Homesiding & Roofing holds Tennessee Home Improvement Contractor License #13334 and City of Knoxville Building Contractor License #BC13334, carries Workers' Compensation and General Liability coverage, and is a BBB Accredited Business.
It depends, and it is not a yes or no answer from the driveway. Whether vinyl can go over existing siding comes down to how flat and sound the existing surface is, whether moisture is trapped behind it, the condition of the sheathing, whether a water-resistive barrier is present and properly integrated, whether the flashing at the openings still works, what the existing material is, and what the new product manufacturer requires. We inspect the wall first, and we will not knowingly cover damage we have found.
It depends on the exterior wall area, the style and profile you choose, whether there is tear-off, how much trim and how many openings the house has, whether insulation is included in the approved scope, what is found behind the old siding, and whether the color is stocked or special order. Rather than publish a range here that can drift out of date, we keep siding pricing on our siding cost page, and we give a project-specific number after looking at the wall.
Vinyl siding can last for decades when it is installed correctly and maintained properly. Its lifespan depends on product quality, sun exposure, moisture control, fastening, and how well the wall system was prepared before installation.
Almost always because the panels cannot move. Vinyl expands and contracts with temperature, and the Vinyl Siding Institute installation manual is explicit that installed panels and accessories must move freely from side to side, that fasteners belong in the center of the nailing slots, and that approximately 1/32 in. (0.8 mm) is left between the fastener head and the panel. Driving fasteners tight, or face-nailing through the face of the panel, restrains the siding so it distorts as the temperature changes. It is an installation problem rather than a defect in the material.
Yes. The Vinyl Siding Institute states that vinyl siding, insulated siding and polypropylene siding must be installed over a water-resistive barrier to achieve designed performance and to comply with the 2015 International Residential Code. The siding is an exterior cladding, not the barrier, and it acts as a supplemental rainscreen that reduces how much water reaches the barrier behind it. The level of water resistance required depends on the applicable building code, the specific structure and the climate zone.
It happens on older walls, and it is one of the most common reasons a small repair stops being practical. Colors weather, so even the correct original color can read as a patch, and manufacturers discontinue profiles and colors over time, so an exact replacement piece is not always available. Special-order products are also often sold by the box rather than by the piece. We do not promise an exact match on older vinyl; we tell you what is actually available before anything is ordered.

If your vinyl siding is cracked, faded, loose, leaking, or showing signs of bad installation, now is the time to get it checked before the damage spreads deeper into the wall. We help homeowners across Knoxville and surrounding East Tennessee with careful installation, full replacement, and repair work built for East Tennessee weather and long-term performance.
