Siding Contractor in Maynardville, TN

Siding replacement, rot correction, and rim joist repair for Maynardville homes — where the damage starts at the bottom of the wall.

In Maynardville the siding fails from the bottom up, and from the uphill side in.

Water off the ridge arrives across the yard as sheet flow and reaches the base of the house with volume behind it. The bottom course of siding takes it first, then the rim joist behind that, and neither of them is visible from the street. A homeowner usually finds out when a board goes soft under a thumb, by which time the sheathing has been wet for a season or two.

What makes it harder is that everything above looks perfect. The panels are intact, the paint is fine, and nothing about the wall suggests the problem is at the foot of it.

I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!

We are very happy with MI Homesiding's workmanship and dedication to achieve the best results for our Hardyboard residing. Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Workers were diligent maintaining a safe & clean work area; cleaning remnant debris on last day. We recommended MI to our neighbors, and are having them back to caulk & paint. They did an excellent job at a fair price.

MAYNARDVILLE AND UNION COUNTY

Where We Work in Maynardville

Maynardville and the rural communities around it are areas rather than subdivisions, so we work by community and road.

Maynardville proper

The center of town and the streets around it.

Mixed housing ages on smaller lots. The bottom course and the trim closest to grade are the first thing we check, because that is where the valley drainage pattern lands.

Alder Springs

A rural community outside town.

Larger properties with varied orientation. Where the house sits relative to the slope decides which wall takes the water, and it is not always the one facing the road.

Chestnut Grove

Rural properties with mature tree cover in places.

Overflowing gutters put water straight down the fascia and onto the trim below. That is a wall problem caused by a gutter, and treating it as either one alone gets it wrong.

New Loyston

Toward the lake.

Added ambient moisture and slower drying on the shaded elevations. Sealant joints and end grain fail earlier here, and that is where water behind siding starts.

Paulette

A rural community with properties spread across varied terrain.

Each property is assessed on its own, because the slope above the house decides what the wall has been taking for the last twenty years.

Pinhook

Rural properties below the slope.

The classic pattern here is rot at the bottom course and the rim joist on the uphill side, with a wall above it that looks untouched. Our guide to the best siding for the Tennessee climate covers what holds up close to grade.

Rose Hill and Warwicktown

Rural communities around Maynardville with a mix of housing ages.

Older properties often have additions, and the joint between an addition and the original wall is where water gets in when the drainage above it is overwhelmed.

We also work throughout Norris Lake, Big Ridge, Lickskillet, Chuck Swan and the rest of Union County.
SIDING REPLACEMENT COST IN MAYNARDVILLE, TN

Real numbers, published.

Most contractors will not put pricing on a page. We will. These ranges are priced by wall area, because that is what actually drives the number.

Wall AreaVinylEngineered WoodJames Hardie
1,500 sq ft$11,000 – $14,000$15,000 – $19,000$19,000 – $23,000
2,000 sq ft$15,000 – $18,000$20,000 – $25,000$25,000 – $30,000
2,500 sq ft$18,000 – $22,000$25,000 – $31,000$31,000 – $37,000
Wall area is not house square footage. A 2,000 square foot home usually has between 1,800 and 2,400 square feet of exterior wall, depending on stories and shape.

Structural repair at the rim joist, where it is needed, is quoted separately and in writing rather than folded into a per-square-foot number.
$350
Technical Assessment

On-site estimates are free for standard projects. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge $350, credited back in full if you move forward.

We ask 33% at signing to cover materials. The rest is tied to progress on the job. Never half up front.

WHAT MAKES A MAYNARDVILLE EXTERIOR DIFFERENT

Built for Maynardville Exteriors

Sheet flow off the ridge attacks the bottom of the wall, and the bottom of the wall is where nobody looks.

Water arriving across the yard reaches the base of the house and stays in contact with it. The bottom course of siding wicks it, the trim near grade holds it, and the rim joist behind them takes what gets through. None of that is visible from the driveway, and none of it announces itself until something goes soft.

The uphill side of the house is where it happens, which is often the back or the side nobody walks past. Meanwhile the elevation everyone sees can be in perfect condition.

On Maynardville homes we start at grade on the uphill side, and we look at where the water arrives from before we talk about the wall itself.

THE SHORTCUT THAT COSTS THE MOST

Why Cheap Siding Work Fails in Maynardville

The shortcut here is replacing the rotten boards without changing where the water comes from.

New siding at the bottom of the wall, same grade, same downspout discharging two feet away, same sheet flow arriving off the slope every time it rains hard. The new boards start the same clock the old ones did.

Two or three years later the same course is soft again, and this time the rim joist behind it has gone too — which turns a siding repair into a structural one.

We correct the source with the wall: discharge points, grade at the foundation and clearance to grade, and we put that on the estimate as its own line.

Hidden Damage Policy

If structural rot, hidden water damage, or compromised framing is discovered during the project, we stop and document the problem with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.

We never cover hidden damage with new siding.

MATERIALS

Which Siding Fits a Maynardville Home

James Hardie fiber cement

50+ years, best fire and pest resistance, holds up to East Tennessee humidity better than anything else we install. Highest cost up front and the strongest return at resale.

LP SmartSide engineered wood

20 to 30 years, lighter to work with, easier on framing that is already stressed. Real wood texture at a lower cost than fiber cement.

Vinyl

Lowest cost and lowest maintenance, 20 to 30 years. The trade-off is impact resistance and resale value. If you go vinyl, the wall prep underneath matters more, not less, because vinyl hides problems well.

We install all three. Close to grade on a valley lot the material matters less than the clearance and the drainage behind it: fiber cement handles contact with moisture best, but no cladding survives sitting in water that arrives every storm, which is why we correct the source at the same time.

FREQUENTLY ASKED QUESTIONS

Siding in Maynardville, TN — Common Questions

How much does siding replacement cost in Maynardville, TN?

By wall area. Vinyl runs $11,000 to $22,000, engineered wood $15,000 to $31,000, and James Hardie $19,000 to $37,000, depending on the size of the house. Structural repair at the rim joist, where needed, is quoted separately and in writing.

My siding is rotting at the bottom but fine higher up. Why?

That is the Maynardville pattern. Water off the ridge arrives across the yard and reaches the base of the wall with volume behind it. The bottom course and the rim joist take it, and the wall above never sees it.

Can you just replace the bad boards?

We can, but on this terrain that is half the job. If the discharge points and the grade stay as they are, the new boards start the same clock the old ones did. We correct the source at the same time and price it as its own line.

What is a rim joist and why does it matter?

It is the framing member that sits on the foundation and carries the floor. It is directly behind the bottom course of siding, so when water gets in there it stops being a siding question and becomes a structural one.

Hardie or LP SmartSide — which should I choose?

We install both. Close to grade on a valley lot fiber cement handles moisture contact better, so James Hardie is usually the safer choice on the uphill elevation. LP SmartSide is lighter and less expensive, and it is a sound choice on the rest of the house.

Should I pay 50% upfront?

No. We ask 33% at signing to cover materials, and the rest is tied to progress on the job.
