Siding Contractor in Luttrell, TN

Siding, wood repair, and rot correction for Luttrell homes — rural Union County, where most of the exterior is painted wood.

Luttrell is rural Union County — bigger lots, older houses, and a lot of exposed wood that has gone too long between coats of paint.

The original siding, the porch posts, the soffit and the trim on many houses here are painted wood, not a modern system. That is not a problem in itself; wood outlasts most of what has replaced it when it is maintained. The problem is what happens after the paint film breaks.

Once the film opens and the end grain of a board starts drinking, rot travels along the board rather than staying where it started. The face can still look painted while the board has gone soft for a foot in either direction.

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!

We are very happy with MI Homesiding's workmanship and dedication to achieve the best results for our Hardyboard residing. Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Workers were diligent maintaining a safe & clean work area; cleaning remnant debris on last day. We recommended MI to our neighbors, and are having them back to caulk & paint. They did an excellent job at a fair price.

LUTTRELL AND UNION COUNTY

Where We Work in Luttrell

Luttrell is a rural community rather than a set of subdivisions, so we work by road and corridor.

Central Luttrell and Cedar Avenue

The center of town and the streets around it.

Older housing with original painted wood siding, trim and porch work. On these houses selective board replacement and a proper repaint usually beat a full re-clad, and they keep the look of the street.

Tazewell Pike

The main corridor through the area.

A mix of ages along its length. Some properties are ready for a modern system, others are better served by repairing what is there. That is a per-house call, made from the ladder rather than from the road.

Ridgecrest Road

Higher ground with more exposure.

Wind-driven rain reaches walls here that a sheltered property never sees, and it finds the open joints first. Sealant and end grain are the two things worth checking before anything else.

Clinch Valley Road

Valley properties with the drainage patterns that come with them.

Water moving past the house means the bottom course and the trim near grade take the punishment, and that is where water behind siding usually starts.

Bower Hollow

Hollow properties with heavier tree cover.

Shade and debris. Walls that dry slowly and gutters that overflow onto the trim below them. The fascia and the soffit are usually the first casualties.

Wolfenbarger Road

Rural properties on larger acreage.

Long runs of exposed trim, outbuildings, and porch structures that see more weather than the house does. Access and staging belong on the estimate rather than in a surprise later.

Highway 61 East and Corryton–Luttrell Road

The corridors connecting Luttrell to Corryton and the rest of Union County.

Mixed housing ages and mixed exposure. Our guide to the best siding for the Tennessee climate covers what lasts out here when replacement is the right answer.

We also work throughout Union County, Big Ridge, Loyston, Raccoon Valley and the rest of the area.
SIDING AND WOOD REPAIR COST IN LUTTRELL, TN

Real numbers, published.

Most contractors will not put pricing on a page. We will. These ranges are priced by wall area, because that is what actually drives the number.

Wall AreaVinylEngineered WoodJames Hardie
1,500 sq ft$11,000 – $14,000$15,000 – $19,000$19,000 – $23,000
2,000 sq ft$15,000 – $18,000$20,000 – $25,000$25,000 – $30,000
2,500 sq ft$18,000 – $22,000$25,000 – $31,000$31,000 – $37,000
Wall area is not house square footage. A 2,000 square foot home usually has between 1,800 and 2,400 square feet of exterior wall, depending on stories and shape.

On older Luttrell houses, selective wood repair with a proper repaint often costs considerably less than any full replacement, and we quote it that way when it is the right answer.

Technical Assessment

On-site estimates are free for standard projects. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge $350, credited back in full if you move forward.

We ask 33% at signing to cover materials. The rest is tied to progress on the job. Never half up front.

WHAT MAKES A LUTTRELL EXTERIOR DIFFERENT

Built for Luttrell Exteriors

Wood forgives a great deal until it stops forgiving anything.

A painted board sheds water for years past the point where the film should have been renewed. Then the film opens — usually at a joint, a nail head or the end grain — and the board starts taking water in rather than shedding it.

From that point the rot moves along the length of the board instead of staying where it started, following the grain into places the paint still looks sound. By the time a homeowner can see it from the yard, a repaint is no longer the answer; the board is.

On Luttrell homes we probe the trim and the bottom course before quoting any finish work, because that is the difference between a paint job that lasts and a paint job that hides the problem for a season.

THE SHORTCUT THAT COSTS THE MOST

Why Cheap Siding Work Fails in Luttrell

The shortcut here is painting over soft wood.

It buys a season and it costs the board. Coating a surface that is already breaking down seals the moisture in rather than keeping it out, and when the film lifts it takes the surface fibre with it — leaving less wood behind than there was before the crew arrived.

It is also the easiest shortcut to sell, because the house looks better the day the work is finished. The bill for it arrives two or three years later as carpentry.

We probe the trim and the lower courses before quoting any painting work, and we say plainly which boards need replacing first.

Hidden Damage Policy

If structural rot, hidden water damage, or compromised framing is discovered during the project, we stop and document the problem with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.

We never cover hidden damage with new siding.

MATERIALS

Which Exterior Fits a Luttrell Home

James Hardie fiber cement

50+ years, best fire and pest resistance, holds up to East Tennessee humidity better than anything else we install. Highest cost up front and the strongest return at resale.

LP SmartSide engineered wood

20 to 30 years, lighter to work with, easier on framing that is already stressed. Real wood texture at a lower cost than fiber cement.

Vinyl

Lowest cost and lowest maintenance, 20 to 30 years. The trade-off is impact resistance and resale value. If you go vinyl, the wall prep underneath matters more, not less, because vinyl hides problems well.

We install all three, and on many Luttrell houses the honest answer is a fourth: repair the wood. We do selective board and trim replacement, porch and soffit carpentry, and match the original profile, which on a maintained older house usually costs less and looks better than a full re-clad. Where replacement is the right call, fiber cement handles the exposure best.

FREQUENTLY ASKED QUESTIONS

Siding and Wood Repair in Luttrell, TN — Common Questions

How much does siding work cost in Luttrell, TN?

A full replacement runs by wall area: vinyl $11,000 to $22,000, engineered wood $15,000 to $31,000, James Hardie $19,000 to $37,000. On older houses selective wood repair with a proper repaint usually costs considerably less, and we quote it that way when it is the right answer.

Can you repair the original wood instead of replacing everything?

Usually, yes. We do selective board and trim replacement, porch and soffit carpentry, and match the original profile. On a maintained older house that costs less and keeps the character.

The paint is peeling. Is a repaint enough?

Only if the wood underneath is sound. We probe the trim and the bottom course first, because painting over soft wood buys a season and costs the board.

Why does rot spread so far along one board?

Because once the end grain starts taking water, it travels with the grain rather than staying where it started. That is why a board can be sound at one end and gone a foot away, under paint that still looks intact.

Hardie or LP SmartSide — which should I choose?

We install both. James Hardie is fiber cement, lasts longer and handles exposure better. LP SmartSide is engineered wood, lighter, and easier on older framing, which on some Luttrell houses is the deciding factor.

Should I pay 50% upfront?

No. We ask 33% at signing to cover materials, and the rest is tied to progress on the job.
