MI Homesiding & Roofing
Siding replacement, repair, and Hardie conversions for Oak Ridge homes — from the 1940s Manhattan Project houses to the new construction in The Preserve.
Oak Ridge covers eighty years of building in a way no other town we serve does.
The original neighborhoods date to the 1940s, built fast during the Manhattan Project and built to last longer than anyone expected them to. Those houses are now eighty years old, and most have been through several exteriors. What is on them today is rarely what went on originally, and what is behind it is rarely what a contractor assumes.
At the other end, The Preserve is still going up. Between them is every decade: 1950s Sheridan Circle, 1960s Laurel Heights, 1970s Country Club Estates, 1980s Briarcliff, 1990s Westwood, and 2010s Crossroads at Wolf Creek.
That range is the reason we ask when the house was built before anything else. On an eighty-year-old Oak Ridge home the siding is the visible part of a wall assembly that has been modified more than once, and the modifications are where the problems are.
We have prepared James Hardie siding replacement estimates for Oak Ridge homes, including full-home replacement and targeted section repair.

Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!Posted on Google![]()

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.Posted on Google![]()

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.Posted on Google![]()

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!Posted on Google![]()

What an exterior needs in Oak Ridge depends almost entirely on the decade the house went up. Here is the breakdown.
Woodland dates to the late 1940s, with homes on record from 1948.
Eighty-year-old construction, built quickly during a period when speed mattered more than anything. Whatever is on these houses now is at least the second exterior, and often the third. Original wood underneath, layers added over the decades, and a wall assembly that predates the idea of a drainage plane entirely. We open a section and look before we recommend anything, because on housing this age the assumption is usually wrong.
The Sheridan Circle residential area is mid-1950s, with homes on record from 1954.
We have provided soffit and drainage repair estimates in the Sheridan Circle area. On seventy-year-old houses the soffit and fascia are usually where the trouble starts — they are the least visible part of the exterior, the first to take water when a gutter is misaligned, and the last thing a homeowner inspects.
Laurel Heights is early to mid-1960s, with homes on record from 1961 and 1963.
Sixty-year-old exteriors. The original cladding is long gone on most of these, replaced somewhere along the way, and the question is what was done to the wall when it was replaced. If the previous contractor went over rather than tearing off, that layer is still there.
Country Club Estates is mid-1970s, with homes on record from 1975.
Fifty years old, and built before house wrap was standard practice. On these homes the siding was nailed to the sheathing and that was the entire assembly. A replacement is the one opportunity to add the moisture barrier the house never had.
Briarcliff spans the 1980s, with homes on record from 1980, 1984 and 1989.
A nine-year spread across one neighborhood, and house wrap became standard partway through it. Two houses on the same street can have different wall assemblies behind identical-looking siding. We inspect per house rather than per subdivision.
Westwood is late 1990s into the early 2000s, with homes on record from 1996 and 2003.
Twenty-five-year-old siding is at the point where a repair means putting a new panel next to a faded one. Most owners here are weighing a full replacement, and the real question is which material rather than whether to do it.
Crossroads at Wolf Creek is mid to late 2010s, with homes on record from 2015 and 2018.
The cladding has decades left. What is worth verifying is the wall behind it — house wrap lapped in the right direction, flashing over window and door heads, and the transitions where siding meets brick, roof, or a change in plane.
The Preserve is 2020s construction and still building, with homes on record from 2021, 2022 and continuing.
A baseline inspection on a house this new documents what was installed and catches anything missed during a fast build, while a correction is still a small job and often still inside the builder’s warranty period.
Most contractors will not put pricing on a page. We will. These ranges are priced by wall area, because that is what actually drives the number.

On-site estimates are free for standard projects. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge $350, credited back in full if you move forward.

📞 (865) 243-1243Eighty years of building history in one town means eighty years of different assumptions about how a wall should be built.
The 1940s houses were put up fast, for a purpose, in a period when nobody expected them to still be standing in 2026. They were built without a drainage plane, and most have been re-clad at least twice since. Each of those re-claddings was an opportunity to do it correctly or to cover it over, and we find both.
The 1970s subdivisions predate house wrap as standard practice. The 1980s ones straddle it. From the 1990s onward it is there, and the question shifts from whether there is a moisture barrier to whether it was integrated with the window flashing — which is where water behind siding usually begins.
That is why the first question on an Oak Ridge job is the decade, and the second is what previous work was done. On a house that has been re-clad twice, what is behind the current siding matters more than what is on it.
On Oak Ridge’s older housing, the shortcut is going over what is already there.
It happens more here than anywhere else we work, because these houses have been re-clad before and there is often already a layer underneath. Adding a third is fast, cheap, and hides everything — including whatever the second layer was hiding.
Two to four years later there is a soft spot in the trim or a stain on an interior wall, and now the job is opening up a wall assembly with three generations of material in it to find out where the water is getting in.
The other Oak Ridge shortcut is soffit and fascia. It is the least visible part of the exterior, it takes water first when a gutter is misaligned, and on a seventy-year-old house it is usually the part that has been repaired rather than replaced. Patching soffit over rotted framing is putting a lid on the problem.
We take the old material off, and we look at the framing behind the soffit before we close it back up.
If structural rot, hidden water damage, or compromised framing is discovered during the project, we stop and document the problem with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.
Hidden damage is documented and priced in a written Change Order before new siding goes over it.
Backed by a 30-year limited non-prorated warranty, best fire and pest resistance, holds up to East Tennessee humidity better than anything else we install. On an older Oak Ridge house that has already been re-clad twice, fiber cement is the answer to not doing it again.
Covered by LP's 5/50 limited warranty, lighter to work with, easier on framing that has been carrying weight for decades. Worth considering on the 1940s and 1950s housing where the framing is original.
Lowest cost and lowest maintenance. The trade-off is impact resistance and resale value. If you go vinyl on older Oak Ridge housing, the wall prep underneath matters more, not less.
We install all three. On a house with this much history, the material matters less than what goes on behind it — and our guide to the best siding for the Tennessee climate compares them in detail.
Our team has been doing exteriors in East Tennessee, backed by more than 20 years of hands-on construction and exterior remodeling experience. Siding, roofing, flashing, soffit, fascia and gutters are one system and we work on all of it — which matters on housing that has been modified over eighty years, because the failures are almost always at the points where one system meets another.

We also cover the rest of the exterior in Oak Ridge: windows, decks, tongue and groove and exterior painting. For everything at once, see our Oak Ridge exterior contractor page.
We serve Oak Ridge and the surrounding communities across Anderson and Knox County, working within surrounding East Tennessee of Knoxville.
A great deal of 1940s housing, where what sits behind the cladding is often the real project.
What the written estimate itemizes. Square footage by elevation, the product line and profile by name, the weather-resistive barrier, flashing at every opening and transition, trim, fasteners, caulking and finish, an allowance for sheathing repair, and removal and disposal of the existing cladding. Where two siding quotes differ sharply, the gap is almost always in the barrier, the flashing and the sheathing allowance.
How long it takes. A typical full siding replacement may take about one to two weeks of working time, depending on home size, material, weather, access, hidden damage and project scope. That is an expectation rather than a guarantee, and we do not promise a fixed completion date.
Two warranties, not one. The manufacturer covers the product and we cover the installation. Our workmanship warranty is a one-year limited warranty on siding work, and five years on a full James Hardie replacement. We publish both rather than one blanket figure.
Paying for it. Financing options may be available through a third-party financing partner, subject to approval and the provider’s terms. We are not the lender.

By wall area. Vinyl runs $11,000 to $26,000, engineered wood $15,000 to $37,000, and James Hardie $19,000 to $45,000, depending on the size of the house. Oak Ridge homes vary widely in size, so the range here is wider than in most towns we serve. The full breakdown is above.
Usually the original is already gone — most of that housing has been re-clad at least twice. The more useful question is what is behind what is on it now. We open a section and look before recommending anything, because on housing this age the assumption is almost always wrong.
We do not. It is especially common in Oak Ridge because the houses have often been covered once already, and adding a third layer hides whatever the second one was hiding. It is cheaper on the estimate and considerably more expensive within a few years.
It depends on the decade. Anything from the 1970s or earlier almost certainly does not — the siding was nailed to the sheathing and that was the whole assembly. The 1980s neighborhoods straddle the change. From the 1990s onward it is there, and the question becomes whether it was integrated with the window flashing.
Yes, and on older Oak Ridge housing it is often where the real problem is. Soffit is the least visible part of an exterior and the first to take water when a gutter is misaligned. We look at the framing behind it rather than patching over it.
No. We ask 33% at signing to cover materials, and the rest is tied to progress on the job.
This page is about siding specifically in Oak Ridge: the materials we install, repair and full replacement, what the written estimate itemizes, how long the work takes and what the warranty covers.
If you are weighing more than one exterior project at once, that is a different question and a different page. Our Oak Ridge exterior remodeling page covers the full range of what we do there — siding, roofing, gutters, soffit and fascia, windows and trim — and is the better starting point when the whole exterior is in play. If it is the roof you are thinking about, see roofing in Oak Ridge.
Whether your house went up in 1948 or last year, the job starts the same way: looking at what is behind the siding rather than assuming.
