Rain driven sideways off Cherokee Lake gets in through the laps, behind the J-channel and into the transitions where one plane meets another — places that drain perfectly well when water falls straight down. Once it is past the plane of the wall it does not come back out on its own.
And sixty years of building means the wall behind the cladding is not the same from one street to the next. Houses from the 1960s very likely have no moisture barrier at all: the siding was nailed to the sheathing and that was the whole assembly. A replacement is the one chance to add what the house never had.

Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Workers were diligent maintaining a safe & clean work area; cleaning remnant debris on last day. We recommended MI to our neighbors, and are having them back to caulk & paint. What an exterior needs here tracks the decade the street went in. Here is the breakdown.
Mid-1960s into the mid-1970s, with homes on record from 1966 through 1975.
Original cladding at fifty-plus years is a replacement conversation, not a repair one. Most housing that age was built without a drainage plane behind the siding, and on a lot that takes wind off the lake that matters more than it would inland.
Original homes from 1964, with resubdivision and infill continuing into the 2000s.
House wrap became standard partway through that span, so two houses on the same street can have completely different wall assemblies behind identical-looking siding. We inspect per house rather than per neighborhood.
A twenty-six-year span, from 1977 through 2003.
On the older end the question is whether there is anything behind the cladding; on the newer end it is the sealant joints at trim, windows and transitions, which is where water starts finding a way in and turning into water behind siding.
1980s construction, with homes on record from 1982 through 1989.
Forty years of freeze-thaw on the original trim and caulk joints. The panels can look sound while the joints around them have stopped doing their job, and the exposed elevation gets there first.
Late 1990s into the mid-2000s, with homes on record from 1998 through 2005.
Twenty-five-year-old siding is at the point where a repair means putting a new panel next to a faded one. Most owners here are weighing a full replacement, and the real question is which material. Our guide to the best siding for the Tennessee climate compares them.

The cladding has decades left. What is worth verifying is the wall behind it: house wrap lapped in the right direction, flashing over window and door heads, and whether the details were specified for a wall that takes wind off open water.

Sealants fail earlier there because they take wind-driven rain and a wet-dry cycle the sheltered walls never see. Paint loses adhesion at the seams first, where the moisture concentrates. And trim wood on that elevation does not get long enough between storms to dry all the way through, so it holds water instead of releasing it.
None of that shows as a hole in the wall. It shows as a soft spot at a butt joint, a caulk line that has pulled away, a course that has cupped slightly. By then water has usually been getting behind the panel for a season or more.
On Jefferson City homes we assess the exposed elevation separately, because building all four sides to the same detail is how one of them ends up being done twice.
The shortcut here is fastening the exposed elevation to the same pattern as the other three.
Wind-driven rain finds any panel that is not properly fixed. A course with too few fasteners flexes just enough in a storm to open the lap, and water goes in behind it — and once it is past the plane of the wall it does not come back out.
What the homeowner sees, two or three years later, is staining at the bottom of the wall or a soft spot at the rim joist. The panel looks fine. The fastening was the problem, on one elevation, from day one.
We fasten to the exposure, not to the average, and we say on the estimate which elevation gets the extra work and why.
If structural rot, hidden water damage, or compromised framing is discovered during the project, we stop and document the problem with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.

20 to 30 years, lighter to work with, easier on framing that is already stressed. Real wood texture at a lower cost than fiber cement.
Lowest cost and lowest maintenance, 20 to 30 years. The trade-off is impact resistance and resale value. If you go vinyl, the wall prep underneath matters more, not less, because vinyl hides problems well.
We install all three. On a lake-facing wall the exposure decides more than the label does: fiber cement handles the wet-dry cycle better than anything else we install, and whatever goes on that elevation needs flashing and fastening specified for wind off open water rather than standard details.
