MI Homesiding & Roofing
Siding replacement, repair, and vinyl-to-Hardie conversions for Farragut homes — from the 1980s subdivisions to the new builds off Boyd Station.
The siding question in Farragut depends entirely on when the subdivision went in.
Homes from the 1979–1991 wave — Woodchase, Concord Hills, Sweet Briar, Brixworth — are past the point where their original exterior can be maintained economically. Vinyl from that era has faded and gone brittle, wood trim has been caulked and repainted more times than it should have been, and the flashing details behind it were done to a different standard.
Homes from the 2020s wave — Ivey Farms, Meadows on McFee, The Grove at Boyd Station, Old Stage Farms — have decades left in the cladding. What matters on those is whether the wall behind it was assembled correctly: house wrap laps, window head flashing, and the transitions where brick meets siding.
Both jobs are about the wall, not the panel. That is the part that decides whether an exterior lasts five years or twenty-five. This page is part of our Farragut exterior services; for the roof see our Farragut roofing page.

Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!Posted on Google![]()

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.Posted on Google![]()

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.Posted on Google![]()

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!Posted on Google![]()

What the exterior needs in Farragut tracks the decade the house was built. Here is the breakdown.
Woodchase is mostly 1979 to 1987 construction, which puts the original siding at nearly forty years old.
Exteriors that age are usually a replacement conversation rather than a repair one. Vinyl from that era has lost its color and its flexibility, and the wood trim underneath has often been carrying moisture for years behind failed caulk joints. We look at the sheathing before recommending anything.
Concord Hills is primarily 1980s, with homes going back to 1980 and 1982.
The detail worth checking on houses this age is where brick meets siding on the gable ends. That joint needs proper Z-flashing, and on 1980s construction it frequently either was not installed or has failed. Water that gets in there ends up in the wall, not on the surface, so nothing shows until the sheathing is soft. That is the mechanism behind most water behind siding problems.
Sweet Briar developed through the mid-1980s with later phases around 1990.
The five-year spread across the subdivision matters more than it sounds. Building practice changed in that window, so two houses on the same street can have different wall assemblies behind identical-looking siding. We inspect per house rather than per neighborhood.
Brixworth was developed in 1991 and the homes are largely 1990s.
Thirty-year-old vinyl is at the point where a repair is putting a new panel next to a faded one. Most Brixworth owners we talk to are weighing a full replacement, and the real question is which material — vinyl again, engineered wood, or fiber cement. Our guide to the best siding for the Tennessee climate compares them.
Ivey Farms started around 2020 and homes are still being built there, with new permits issued through 2026.
The cladding on construction this recent has decades left. What is worth verifying is the wall behind it: house wrap lapped in the right direction, flashing over window and door heads, and the transitions where the siding meets brick, roof, or a change in plane.
Meadows on McFee is largely 2022 construction.
Two to five years is the window where a missed detail during the build starts moving water and is still cheap to correct. If there is caulk doing the job flashing should be doing, this is when to find out.
The Grove at Boyd Station was approved in 2021 with homes built 2024 through 2026.
New enough that the useful work is documentation — knowing what was installed, what the manufacturer warranty requires for it to stay valid, and what the builder’s warranty still covers before it runs out.
Old Stage Farms is mostly 2022 to 2024 construction.
Same window and same advice as Meadows on McFee: verify the flashing and the wall assembly while a correction is still a small job rather than a wall repair.
Most contractors will not put pricing on a page. We will. These ranges are priced by wall area, because that is what actually drives the number.

On-site estimates are free for standard projects. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge $350, credited back in full if you move forward.
We ask 33% at signing to cover materials. The rest is tied to progress on the job. Never half up front.
📞 (865) 243-1243Farragut homes carry more exterior detail than the county average — more gables, more changes in plane, more brick-to-siding transitions, and more window and door openings per wall.
Every one of those is a place the wall assembly has to be built correctly rather than simply covered. The gable ends where brick stops and siding starts need Z-flashing. The window heads need flashing over the trim, not caulk under it. The transitions where a roof line dies into a wall need kick-out flashing to send water into the gutter instead of behind the cladding.
On a simple box of a house you can get away with skipping one of those. On a Farragut elevation with eight of them, one shortcut is enough.
We price the wall detail with the siding, because on these houses that is most of the labor.
The shortcut on a Farragut siding job is almost always at the brick line.
Where brick meets siding on a gable end, the joint needs Z-flashing set behind the cladding and lapped correctly. It takes time, it is invisible when finished, and nobody inspecting the job from the driveway can tell whether it was done. So on a low bid, it is the first thing to go — replaced with a bead of caulk that looks identical on day one.
Caulk is a maintenance item with a service life measured in a few years. Flashing is a permanent detail. When the caulk fails, water enters at the top of the siding and runs down the inside of the wall, and the first visible sign is a soft spot in the trim or a stain on an interior ceiling, usually two to three years later.
We replace that joint with proper Z-flashing when we find it, remove and reinstall the siding needed to get access, and touch up the paint to match. It is a real line item on our estimates and it is one of the more common repairs we do in Farragut.
If structural rot, hidden water damage, or compromised framing is discovered during the project, we stop and document the problem with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.
Hidden damage is documented and priced in a written Change Order before new siding goes over it.
Backed by a 30-year limited non-prorated warranty, best fire and pest resistance, holds up to East Tennessee humidity better than anything else we install. Highest cost up front and the strongest return at resale. Where the budget allows, this is what we usually recommend here.
Covered by LP's 5/50 limited warranty, lighter to work with, easier on framing that is already stressed. Real wood texture at a lower cost than fiber cement.
Lowest cost and lowest maintenance. The trade-off is impact resistance and resale value. If you go vinyl, the wall prep underneath matters more, not less, because vinyl hides problems well.
We install all three. The right answer depends on the house, the exposure, and how long you plan to be in it.
Our team has been doing exteriors in East Tennessee, backed by more than 20 years of hands-on construction and exterior remodeling experience. Siding, roofing, flashing, and gutters are one system, and we work on all of it — which is why we find the transition failures that a siding-only crew covers over and a roofing-only crew never looks at.

We also cover the rest of the exterior in Farragut: windows, decks and exterior painting.
We serve Farragut and the surrounding communities across west Knox County and Loudon County, working within surrounding East Tennessee of Knoxville.
A number of neighborhoods here carry HOA requirements on siding color and material, which is worth settling before anything is ordered.
What the written estimate itemizes. Square footage by elevation, the product line and profile by name, the weather-resistive barrier, flashing at every opening and transition, trim, fasteners, caulking and finish, an allowance for sheathing repair, and removal and disposal of the existing cladding. Where two siding quotes differ sharply, the gap is almost always in the barrier, the flashing and the sheathing allowance.
How long it takes. A typical full siding replacement may take about one to two weeks of working time, depending on home size, material, weather, access, hidden damage and project scope. That is an expectation rather than a guarantee, and we do not promise a fixed completion date.
Two warranties, not one. The manufacturer covers the product and we cover the installation. Our workmanship warranty is a one-year limited warranty on siding work, and five years on a full James Hardie replacement. We publish both rather than one blanket figure.
Paying for it. Financing options may be available through a third-party financing partner, subject to approval and the provider’s terms. We are not the lender.

By wall area. Vinyl runs $15,000 to $26,000, engineered wood $20,000 to $37,000, and James Hardie $25,000 to $45,000, depending on the size of the house. Farragut homes tend to fall in the upper rows of that table. The full breakdown is above.
At that age it is usually replacement, but the answer comes from the wall, not the panel. We look at the sheathing, the flashing, and the trim before recommending anything. If a repair genuinely solves it, we will tell you that.
It is the flashing that goes where brick stops and siding starts, typically on a gable end. It has to sit behind the cladding and lap correctly to send water out rather than into the wall. On a lot of 1980s and 1990s Farragut construction it was either omitted or has failed, and caulk was used instead. It is one of the more common repairs we do here.
We install both. James Hardie is fiber cement, with better fire and pest resistance and a 30-year limited non-prorated warranty. LP SmartSide is engineered wood, lighter, and easier on framing that is already stressed. Hardie costs more up front and is the better long-term investment. In East Tennessee humidity we usually recommend Hardie where the budget allows it.
Standard on-site estimates are free. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge a $350 Technical Assessment, credited back in full if you move forward.
