MI Homesiding & Roofing
Siding replacement, repair, and rot correction for Seymour homes — from the 1970s hillside subdivisions to the new construction off Boyds Creek.
In Seymour the siding usually fails from the bottom up.
That is the terrain. On a sloped lot, water leaving the roof arrives at the base of the house with volume behind it, and the bottom course of siding and the rim joist behind it take the punishment. By the time a homeowner notices a soft board, the moisture has often been working on the sheathing for a season or two.
The housing runs from 1970s subdivisions through construction finished in 2024. On the older end the original exterior is past the point of economical maintenance, and most of those houses were built before house wrap was standard. On the newer end the cladding has decades left, and the question is whether the wall behind it was assembled correctly.

Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!Posted on Google![]()

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.Posted on Google![]()

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.Posted on Google![]()

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!Posted on Google![]()

What an exterior needs in Seymour tracks the decade the house was built, and the grade decides where it fails first.
Cherokee Hills is 1970s construction, with homes on record from 1973.
Original siding at fifty years is a replacement conversation, not a repair one. Most housing that age was built without a drainage plane behind the cladding, and on a sloped lot that matters more than it would on flat ground. We look at the sheathing before recommending anything.
Foothills Estates spans the 1980s into the early 1990s, with homes on record from 1980, 1986 and 1992.
House wrap became standard partway through this window, so two houses on the same street can have different wall assemblies behind identical siding. We inspect per house rather than per neighborhood.
Eagle Trace is late 1990s, with homes on record from 1998.
Twenty-five-year-old siding is at the point where a repair means putting a new panel next to a faded one. Most owners are weighing a full replacement, and the real question is which material. Our guide to the best siding for the Tennessee climate compares them.
Ashley Meadows is turn-of-the-century construction, around 2000.
The cladding may have life left but the sealants around it do not. Caulk joints at trim, windows and transitions are on their second decade, and that is where water starts finding a way behind the panel and turning into water behind siding.
Majestic Meadows is mid-2000s, with homes on record from 2007.
The bottom course and the trim closest to grade are worth checking first on any sloped Seymour lot. That is where the water ends up and where rot starts, usually well before anything shows higher up the wall.
Grace Crossing is late 2010s, with homes on record from 2018.
The cladding has decades left. What is worth verifying is the wall behind it: house wrap lapped correctly, flashing over window and door heads, and transitions where siding meets a change in plane.
Sharps Glen is 2024 construction, one of the newest developments in the area.
We have provided siding repair estimates in Sharps Glen. On construction this recent a baseline inspection documents what was installed and catches anything missed during a fast build, while a correction is still small and often still inside the builder’s warranty.
Most contractors will not put pricing on a page. We will. These ranges are priced by wall area, because that is what actually drives the number.
| Wall Area | Vinyl | Engineered Wood | James Hardie |
|---|---|---|---|
| 1,500 sq ft | $11,000 – $14,000 | $15,000 – $19,000 | $19,000 – $23,000 |
| 2,000 sq ft | $15,000 – $18,000 | $20,000 – $25,000 | $25,000 – $30,000 |
| 2,500 sq ft | $18,000 – $22,000 | $25,000 – $31,000 | $31,000 – $37,000 |
On-site estimates are free for standard projects. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge $350, credited back in full if you move forward.
We ask 33% at signing to cover materials. The rest is tied to progress on the job. Never half up front.
📞 (865) 243-1243Two things decide how long an exterior lasts in Seymour: whether there is a drainage plane behind the siding, and where the water goes when it leaves the roof.
The first is a question of when the house was built. Anything from the 1970s very likely has no house wrap — the siding was nailed to the sheathing and that was the whole assembly. The second is a question of grade, and in Seymour the grade is never neutral.
Put them together and you get the failure pattern most common here: rot at the bottom course and at the rim joist, on a house where the siding above it looks fine. The panel did not fail. The water reached the wall from underneath and from behind.
A siding replacement on an older Seymour home is the one opportunity to add the moisture barrier the house never had. Skipping it to save a few hundred dollars is putting a new finish on the same problem.
The shortcut here is going over the existing siding.
New panels over old ones, nothing inspected, no moisture barrier, and whatever was rotting underneath keeps rotting in the dark with a new layer holding the moisture in. On a sloped Seymour lot where the bottom of the wall is already taking water, that is the worst possible place to do it.
Two to four years later there is a soft spot at the base of the wall, and now the job is a structural repair on top of a siding replacement that has to be done again.
We take the old siding off. It costs more on the estimate and less over the life of the wall.
If structural rot, hidden water damage, or compromised framing is discovered during the project, we stop and document the problem with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.
Hidden damage is documented and priced in a written Change Order before new siding goes over it.
Backed by a 30-year limited non-prorated warranty, best fire and pest resistance, holds up to East Tennessee humidity better than anything else we install. Highest cost up front and the strongest return at resale.
Covered by LP's 5/50 limited warranty, lighter to work with, easier on framing that is already stressed. Real wood texture at a lower cost than fiber cement.
Lowest cost and lowest maintenance. The trade-off is impact resistance and resale value. If you go vinyl, the wall prep underneath matters more, not less, because vinyl hides problems well.
We install all three. On a sloped Seymour lot the starter detail, the clearance to grade and the drainage behind the wall matter more than the choice of material — a premium panel over a wall that still takes water from below will not last any longer than a cheap one.
Our team has been doing exteriors in East Tennessee, backed by more than 20 years of hands-on construction and exterior remodeling experience. Siding, roofing, flashing and gutters are one system and we work on all of it — which is why we find the transition failures that a siding-only crew covers over.

We also cover the rest of the exterior in Seymour: windows, decks and exterior painting.
We serve Seymour and the surrounding communities across the Knox and Sevier County corridor, working within surrounding East Tennessee of Knoxville.
Seymour straddles two counties, which occasionally matters for what the work requires.
What the written estimate itemizes. Square footage by elevation, the product line and profile by name, the weather-resistive barrier, flashing at every opening and transition, trim, fasteners, caulking and finish, an allowance for sheathing repair, and removal and disposal of the existing cladding. Where two siding quotes differ sharply, the gap is almost always in the barrier, the flashing and the sheathing allowance.
How long it takes. A typical full siding replacement may take about one to two weeks of working time, depending on home size, material, weather, access, hidden damage and project scope. That is an expectation rather than a guarantee, and we do not promise a fixed completion date.
Two warranties, not one. The manufacturer covers the product and we cover the installation. Our workmanship warranty is a one-year limited warranty on siding work, and five years on a full James Hardie replacement. We publish both rather than one blanket figure.
Paying for it. Financing options may be available through a third-party financing partner, subject to approval and the provider’s terms. We are not the lender.

By wall area. Vinyl runs $11,000 to $22,000, engineered wood $15,000 to $31,000, and James Hardie $19,000 to $37,000, depending on the size of the house. The full breakdown is above.
That is the Seymour pattern. On a sloped lot the water leaving the roof arrives at the base of the wall with volume behind it, and the bottom course and the rim joist take it. The panel did not fail — the water reached the wall from underneath.
Probably not. House wrap became standard practice later than that, so the siding was often nailed directly to the sheathing. A siding replacement is the one opportunity to add the moisture barrier the house never had, and we include it rather than treating it as an upgrade.
We do not. Covering old siding traps whatever is failing underneath and hides the sheathing we need to inspect. On a sloped lot where the bottom of the wall is already wet, it is the worst place to do it.
We install both. James Hardie is fiber cement and lasts longer, with better fire and pest resistance. LP SmartSide is engineered wood, lighter, and easier on framing that is already stressed. Hardie costs more up front and is the better long-term investment.
No. We ask 33% at signing to cover materials, and the rest is tied to progress on the job.
Whether the siding is fifty years old in Cherokee Hills or a year old in Sharps Glen, the job starts the same way: looking at what is behind it and at where the water arrives.
