In Knoxville, siding cost depends on more than just the material. A vinyl and fiber cement comparison shows how much the system itself can change the number. The condition of your home, past installation quality, and hidden moisture issues all play a major role in the final price.

Most homeowners ask the same question: how much does siding really cost?

The honest answer is that it depends on what is happening behind the siding, not just what you see on the outside. In East Tennessee, humidity, rain, and poor past installations often increase the scope of the work.

Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!

    Siding Repair Cost in Knoxville

The cost of siding repair depends on the real issue, not just the visible damage.

    Common problems we see:

In many cases, the problem is not the siding itself, but missing flashing or improper moisture protection. Fixing the root cause is what prevents bigger and more expensive problems later.

    • Loose or missing panels
    • Cracks or warped siding
    • Water leaks
    • Storm or wind damage
    • Poor previous repairs
Side by side: clean sheathing on a new build, and old siding being torn off an existing home

    Siding Replacement in Knoxville

At MI Homesiding LLC, we don’t just cover problems — we fix them the right way.

New construction siding is straightforward since it goes over a clean, prepared surface with no hidden damage to uncover. Siding replacement is different — it requires removing the old siding first, and in Knoxville’s humid climate, that often reveals damaged sheathing or missing flashing underneath.

You’re not just paying for new material. You’re investing in correcting past mistakes and protecting your home long-term.

Replacement is usually the right call when:

    01
The siding is rotted or deteriorated
    02
There is water damage behind the panels
    03
The previous installation was done incorrectly
    04
The home lacks proper house wrap or moisture barriers

    Siding Painting Cost vs Replacement

Painting siding can be a good option when the structure is still in solid condition.

    However, painting does not fix:

In some cases, especially with wood or aluminum siding, painting is only a temporary solution.

    • Moisture problems
    • Installation errors
    • Damage behind the siding

    New Construction Siding Cost

New construction siding is installed on a clean structure where everything is built from the start. For a full breakdown, see our new construction siding cost page.

    This includes:

When done correctly, this creates a strong foundation that prevents future issues.

    01
    Proper framing
    02
    House wrap installation
    04
    Correct fastening methods

    Repair or Replace Siding?

Many homeowners are unsure whether to repair or replace siding.

    General guideline:

A proper inspection is the best way to determine the right approach.

Why Siding Fails in Knoxville Homes

Most siding failures are caused by poor installation, not bad materials.

    Common problems include:

These issues allow water to enter and cause long-term damage.

Why Siding Fails in Knoxville Homes
    01
    Missing or incorrect flashing
    02
    Improper nailing
    03
Panels installed too tight or incorrectly overlapped
    04
    Lack of house wrap
    05
Poor sealing around windows, doors, and roof lines

What the Written Estimate Itemizes, and Paying for It

What the written estimate itemizes. Square footage by elevation, the product line and profile by name, the weather-resistive barrier, flashing at every opening and transition, trim, fasteners, caulking and finish, an allowance for sheathing repair, and removal and disposal of the existing cladding. Where two siding quotes differ sharply, the gap is nearly always in the barrier, the flashing and the sheathing allowance — the parts nobody sees once the wall is closed.

How long it takes. A typical full siding replacement may take about one to two weeks of working time, depending on home size, material, weather, access, hidden damage and project scope. That is an expectation rather than a guarantee, and we do not promise a fixed completion date. The schedule goes in the written proposal.

Paying for the work. Financing options may be available through a third-party financing partner, subject to approval and the provider’s terms. MI Homesiding & Roofing is not the lender, and the terms come from the provider rather than from us.

    Our Current Published Siding Prices

Most siding pages in this market quote a range someone else calculated. These are our own current prices, by service and by unit.

Vinyl lap siding, dark colorper square (SQ)$963.00

Siding repair assessed from photographsper job$550 – $590

What a “square” means. Siding is measured in squares. One square (SQ) is 100 square feet of wall surface, not 100 square feet of floor area — a 2,000 square foot house usually carries considerably more than 2,000 square feet of wall once gables and second storeys are counted. Prices shown per square foot (SF) are exactly that, per square foot.

These are unit prices, not a quote for your house. A unit price multiplied by a rough wall area is not a project total and we will not treat it as one. What moves the real figure: total wall area and how many elevations it covers, the number of windows and doors to be flashed and trimmed, how much trim and detail work is involved, the profile and color chosen, working height and access, and the condition of the sheathing and framing underneath.

Hidden damage is handled separately. Nothing behind the wall is priced until it has been seen. Where we find rot, failed sheathing or a water-management problem once the old cladding is off, it is documented with photographs and priced in a written Change Order before any new material goes over it. That is why an estimate written after a real inspection can differ from any figure calculated from a unit price.

Repair pricing is explained in more depth on siding repair cost, and full replacement on siding replacement cost.
