We are very happy with MI Homesiding's workmanship and dedication to achieve the best results for our Hardyboard residing. Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. What's the average cost to replace a roof in Knoxville?

Most complete replacements in East Tennessee land between $8,500 and $27,000 for a standard home, depending on size, pitch, and material. Architectural shingles run roughly $4.75 to $5.50 per square foot installed. Metal is two to three times that.

The number moves once we see the decking. Rotted plywood found during tear-off is the most common surprise, and it can add $500 to $5,000.

How do I know if my roof needs repair or replacement?

If damage is limited to a small area or a few shingles, repair is usually the right call. If the roof is over 20 years old, has multiple leaks, soft decking, or has been patched repeatedly, replacement is more cost-effective long-term.

We give an honest recommendation based on what the inspection shows.

Should a 20-year-old roof be replaced?

Not automatically. A 20-year asphalt roof is near the end of its life, but near the end is not failed. What matters is what an inspection finds: curling shingles, granule loss down to the mat, soft decking, or repairs that keep leading to the next leak.

If the flashing is sound and the shingles are healthy, you may have years left. If you are patching every season, replacement is already cheaper.

How long does a roof last in Knoxville?

Asphalt shingle: 20–30 years. Metal roofing: 40–60 years. Flat membrane: 20–30 years. Poor installation can cut those numbers significantly.

Does a 30-year shingle really last 30 years?

Rarely. That number is the warranty tier, not a lifespan promise, and it assumes ideal conditions. In East Tennessee most architectural shingles run 20 to 25 years.

The biggest factor is attic ventilation. Poor airflow cooks the shingles from underneath and can cut a third off the life of the roof, which is why we inspect ventilation on every replacement instead of only the surface.

Is it cheaper to install metal or shingles?

Shingles, up front, by a wide margin. Architectural shingles run $9,000 to $19,000 on a typical Knoxville roof. Metal runs $16,000 to $32,000 or more.

Metal lasts 40 to 70 years against 20 to 25 for shingles, so it wins over decades — but only if you plan to stay. If you are selling in five years, shingles are the better financial decision.

What's the biggest problem with metal roofs?

Bad installation, not the metal. Cost is the obvious barrier, but the failures we get called to fix are seam errors and fastener problems. Exposed-screw systems use rubber washers that dry out and crack around year 12 to 15.

Standing seam avoids that but costs more. Metal also needs installers who actually know metal, and the mistakes do not show until it rains.

What's the most expensive part of a roof replacement?

Labor, usually — tear-off, disposal, and skilled installation run neck and neck with the materials. But the line that surprises homeowners is decking.

Rotted plywood underneath is invisible until the old roof comes off, and it can add $500 to over $5,000. We handle it with a written Change Order and photographs, never as a silent add-on at the end.

What time of year is cheapest to replace a roof?

Winter, usually. Demand drops after storm season and scheduling opens up. We work year-round in East Tennessee, and a January roof is the same roof as a June roof as long as the weather that week cooperates.

Roofing prices are expected to rise 4 to 6 percent through 2026 on labor and material costs, so waiting for a better price is unlikely to pay off.

How do I spot a bad roofing company?

Four signs. They want 50% or more before materials arrive. The estimate is one number with no breakdown of flashing, disposal, or decking. They knocked on your door after a storm and want you to sign today. Or they claim damage but cannot show you photos of it.
