Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!

The Video Says it All…. From Hardie Board Siding , To Roofing and Flashing to Painting..THEY DO IT ALL Exceptionally Well! I Highly Recommend MI Siding And Mr Mel (Sorry, Out of Breath) just came from a Run..

Louisville, TN sits along Fort Loudoun Lake in Blount County — and that lakefront exposure changes everything about how homes hold up.

Lakeside properties face constant moisture, fog mornings, sun-baked afternoons, and wind off the water that pushes installation details harder than inland homes. Siding swells, paint peels faster, flashing fails earlier, and decks rot from underneath.

Inland subdivisions off Highway 333 and around Topside Road deal with the opposite issue — rushed builder-grade installation that starts failing early, usually at the laps, the corners and around the windows.

We handle the full exterior on both kinds of homes — siding, roofing, gutters, windows, decks, and exterior painting — with one accountable team from start to finish.

Common Exterior Problems in Louisville

The most common exterior issues we see across Louisville:

Lakefront homes (Fort Loudoun, Tellico, Choto): moisture damage on lake-facing walls, rotted deck framing near the water line, and cedar siding that's lost its protective oils.

Highway 333 / Topside subdivisions: builder-grade vinyl pulling from corners, sagging gutters, and roof shingles past their warranty window.

Older Louisville homes near downtown: original wood siding under newer vinyl, and flashing that was never installed correctly the first time.

Which Code Actually Applies to a Louisville Address

Louisville runs its own Building & Codes office, so a Louisville address is not automatically a Blount County permit. Its municipal code adopts the International Residential Code, 2018 edition, including Appendix Chapters (Title 12, §12-201) and the International Building Code, 2018 edition (§12-101).

The edition number is not the whole answer, and this town proves it. §12-202 deletes Section R313, the automatic sprinkler requirement for townhouses and one- and two-family dwellings. That is a local amendment you will never find by looking up a code edition — which is exactly why we confirm the detail with the town rather than quoting the book.

And a Louisville permit can expire. The town’s amendments make a permit invalid if the authorized work is not started, or is suspended or abandoned. An extension runs for no more than 90 days and costs 50% of the original permit fee; once a permit has gone void, you reapply and pay again. If a project stalls, that is a real cost, and it is one reason we put the schedule in the written estimate.

Three authorities, kept apart:

  • Louisville municipal provisions — Building & Codes, 3623 Louisville Road, (865) 681-1983, building.codes@louisvilletn.gov.
  • Tennessee residential requirements — the statewide standard is the 2018 IRC with state amendments, adopted by the State Fire Marshal’s Office effective 16 July 2020, applied where a local jurisdiction is not enforcing its own.
  • Blount County jurisdiction — outside the town limits, Development Services at 303 McGhee Street, (865) 681-9301 enforces the 2018 International Code Council regulations.

For contrast inside one county: Maryville moved to the 2024 IRC on 1 January 2026, Alcoa lists the 2018 IRC, and Rockford adopts no IRC edition at all. Five jurisdictions, four different answers.

Why Cheap Exterior Work Fails

A low quote in Louisville usually means cuts you cannot see — especially on lakefront homes where moisture is constant.

Cheap installs skip flashing tapes, ignore moisture barriers behind siding, fasten panels too tight, and use generic methods that fail within one or two wet seasons.

Most of the exterior jobs we redo in Louisville started as a low bid from another contractor who never addressed how lake exposure changes the install. See our improper installation repair page for examples.

Hidden Damage Policy

  1. 01
If hidden rot, damaged sheathing, framing issues, or moisture damage are discovered during the project, we stop and document the problem with photos.
  2. 02
We explain it clearly and provide a written Change Order before moving forward.
  3. 03
Hidden damage gets documented and priced, not covered over.

Looking Specifically for Siding in Louisville?

This page covers everything we do on the exterior of a home in Louisville, which is the right place to start when more than one trade is involved.

If the project is siding on its own — choosing between vinyl, fiber cement, engineered wood, cedar or steel, a repair, or a full replacement — our siding contractor in Louisville page goes considerably deeper: material options, what the written estimate itemizes line by line, realistic timescales, and the difference between the manufacturer’s warranty and ours. For roofing specifically, see roofing in Louisville.

FAQs – Exterior Contractor in Louisville, TN

Do you work on lakefront homes near Fort Loudoun and Tellico?

Yes. We have experience with lakefront properties across Louisville. These homes need different siding, flashing, and deck framing details than inland builds — moisture and wind exposure off the water push every exterior surface harder.

Do you handle multiple exterior trades on the same project?

Yes. We handle siding, roofing, gutters, windows, decks, and exterior painting with one accountable team. That avoids the coordination issues homeowners get when they hire separate contractors for each trade.

Do you offer free exterior estimates in Louisville?

Yes. On-site estimates are free for standard projects across Louisville. For complex inspections involving lakefront moisture damage or suspected hidden rot, we offer a $350 Technical Assessment that is credited back if you move forward with the project.

What happens if you find hidden damage during the project?

If we find rot, damaged sheathing, or moisture damage behind the existing exterior, we stop and document it with photos. We explain the scope and provide a written Change Order before continuing. Hidden damage gets documented and priced, not covered over.

Do you handle storm damage and insurance claims?

Yes. We document hail and wind damage clearly, provide accurate material takeoffs, and work alongside your insurance adjuster on siding, roofing, and gutter claims.

Do you work in both Louisville and Maryville?

Yes. Louisville, Maryville, and Alcoa share the same Blount County housing patterns and lake-influenced weather exposure. We work across all three cities and the rest of the county.

Ready to Get Started?

If your Louisville home has lakefront moisture damage, loose panels, leaks, rotted trim, or aging siding, now is the time to act.
