What a Trim Painting Estimate Covers
Trim is the first thing to fail on a Knoxville exterior and the most labor-intensive thing to prepare properly, because almost all of the work is in the edges.
Our written estimate names the linear footage and which trim elements are included — fascia, rake, corner boards, window and door casing, brickmould — the preparation, any rotted sections being repaired or replaced before coating, priming of bare and previously failing wood, caulking at the joints the detail calls for and transition, and the product and number of coats.
Where trim has gone soft, coating it is the most expensive way to delay the repair by one season. That gets documented and priced in a written Change Order before anything is painted.

Caulking Is Not “Seal Everything”
This is the most expensive misunderstanding in exterior painting, and it is almost never explained to homeowners.
Some joints are meant to be sealed. Others are designed to let water escape, and sealing those traps moisture inside the wall, where it does considerably more damage than the gap ever would. Which joint is which depends on the cladding system and on what that system’s manufacturer requires — the joint detail on fiber cement is not the detail on wood lap siding, and neither is the detail where siding meets a window head or a roof-to-wall transition.
So “we re-caulk everything” is not the reassurance it sounds like. Caulk is a finish and an air-seal at the joints that call for it. It is not a water-management system. Where sealant keeps failing in the same spot, the cause is nearly always behind it rather than in the tube, and running a fresh bead over it just resets the clock on finding out.
When we quote trim, we tell you which joints we are sealing and which ones we are deliberately leaving alone.

Our Painting Workmanship Warranty
MI Homesiding & Roofing provides a 5-year limited workmanship warranty on qualifying painting work. That is our labor — the preparation and the application — and it is ours, not the manufacturer’s.
Keeping the two apart matters, because they cover different things and most quotes blur them into one reassuring sentence:
- Our workmanship warranty covers how the work was done: how the surface was prepared and how the coating was applied. Five years, on qualifying painting work.
- The manufacturer’s product warranty covers the coating itself, for peeling or blistering, and it excludes labor in writing. Its coverage is set per product and its terms are the manufacturer’s, not ours.
So Sherwin-Williams does not cover our labor, and we do not cover the paint. We will not call our warranty “lifetime” — it is five years — and we will not hand you a manufacturer’s document and let you read it as ours.

What if you find rotted trim during prep?
We stop, document with photos, and provide a written Change Order. Rotted wood is repaired before anything is painted over it.
