MI Homesiding & Roofing
Roof replacement, repair, and drainage correction for Maynardville homes — in the valley below the Union County ridges.
Maynardville sits in the valley below the ridges of Union County, near Norris Lake.
Rain that falls on the high ground does not stay there. It comes down the slope and arrives at the houses in the valley as sheet flow across the yard, with volume behind it. The gutter system is the only thing standing between that water and the wall — and a downspout that discharges two feet from the block is not draining the roof, it is concentrating it.
That is why on Maynardville homes the roof and the drainage are the same conversation. The rot shows up at the rim joist and the bottom of the siding, on the uphill side of the house, and it looks like a wall problem long before anyone connects it to the roof.
This page is part of our Maynardville exterior services; for the wall side of the house see our Maynardville siding page.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!Posted on Google![]()

We are very happy with MI Homesiding's workmanship and dedication to achieve the best results for our Hardyboard residing. Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Workers were diligent maintaining a safe & clean work area; cleaning remnant debris on last day. We recommended MI to our neighbors, and are having them back to caulk & paint. They did an excellent job at a fair price.Posted on Google![]()

MI Home Siding LLC did an excellent job on my home. Mel Hernandez and his crew worked on my siding, roofing, gutters, and exterior painting. They showed up on time, explained everything clearly, and completed the work as promised. The quality of the work was great, and they treated my home with care and respect. I really appreciated their honesty and communication throughout the project. I highly recommend MI Home Siding LLC to anyone looking for exterior work in Knoxville.”
Maynardville and the rural communities around it are areas rather than subdivisions, so we work by community and road.
The center of town and the streets around it.
Mixed housing ages on smaller lots, with the valley drainage pattern affecting most of them. Where the water leaves the roof matters as much here as what the roof is made of.
A rural community outside town.
Larger properties, varied orientation, and drainage that depends on where the house sits relative to the ridge. Two houses a quarter mile apart can have completely different problems.
Rural properties with mature tree cover in places.
Debris load in the valleys and gutters is a recurring factor here, and a gutter carrying leaves is a gutter that overflows in the storm that matters.
Toward the lake.
Added moisture and drainage that has to be planned rather than assumed, particularly on sloped lots. Our guide on how long a roof lasts in Tennessee covers what shortens that number.
A rural community with properties spread across varied terrain.
Each one is inspected on its own terms rather than by area, because the slope above the house decides more than the age of the roof does.
Rural properties where the slope above the house determines what the drainage has to handle.
Where the downspouts discharge matters more here than the gutter size does. A larger gutter that ends in the same place has not solved anything.
Rural communities around Maynardville with a mix of housing ages.
Older properties tend to have drainage that was adequate for a smaller roof than the one that is on the house now, usually after an addition nobody re-sized the gutters for.
Most roofing companies will not put a price on a page. We will. These are the ranges we quote in Maynardville, priced by roof size in squares — one square is 100 square feet of roof surface.
| Roof Size | Typical Range |
|---|---|
| 20 SQ (2,000 sq ft roof) | $9,500 – $13,500 |
| 25 SQ (2,500 sq ft roof) | $12,000 – $17,000 |
| 30 SQ (3,000 sq ft roof) | $14,500 – $20,000 |
| 35 SQ (3,500 sq ft roof) | $17,000 – $23,500 |
| 40 SQ (4,000 sq ft roof) | $19,000 – $27,000 |
On-site estimates are free for standard roof replacements. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge $350, credited back in full if you move forward.
We ask 33% at signing to cover materials. The rest is tied to progress on the job. Never half up front.
📞 (865) 243-1243Water that falls on the ridge above your house is your problem before it is anyone else’s.
It comes down the slope and arrives across the yard as sheet flow, and it reaches the foundation with volume behind it. On that terrain the roof is only part of the system. What the gutters and downspouts do with the water they collect is the other part, and it is the part most often left alone.
Downspouts that discharge two feet from the block are not draining the roof — they are concentrating it, delivering it more efficiently to exactly the place you do not want it. The rot shows up at the rim joist and the bottom course of siding, on the uphill side of the house, and by then it is a structural repair rather than a drainage correction.
On Maynardville homes we look at where the downspouts end before we look at the gutters themselves.
The cheap gutter job in Maynardville is easy to spot: new gutters, same downspouts, same discharge point two feet from the block.
Hanging new gutter on a house at the bottom of a slope without changing where the water goes does not solve anything. The system now collects the roof more efficiently and delivers it to the same place, which is the foundation. Volume was never the problem — the exit point was.
What follows is a homeowner who paid for gutters and still has a wet crawl space, and a rim joist that keeps going soft on the uphill side of the house.
We price the discharge run with the gutter, because on this terrain the two are the same job.
If structural rot, damaged decking, or compromised framing is discovered during tear-off, we stop and document it with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.
We never cover hidden damage with new work.
We walk the roof and check the attic. Deck condition, ventilation, flashing at every transition, and any evidence of previous repair work. On valley lots we also check the gutter system and where the downspouts discharge relative to the slope above the house.
Itemized by tear-off, underlayment, shingle, flashing, ventilation, and decking allowance. You see what each line costs.
Old material comes off and the deck gets inspected before anything new goes down. Decking replacement is priced by the sheet.
Underlayment, starter, drip edge, field, ridge cap, pipe boots, collars, and flashing at every penetration and transition.
Sized to the attic, not to what was there before. Old vents are removed or closed as the new system requires.
Site cleared, magnet run, and a final walkthrough before we leave.
Our team has been working exteriors in East Tennessee since 2004, and roofing sits alongside the siding, flashing and gutter work that connects to it. In a valley that matters more than usual, because most of what gets reported here as a roof problem is a drainage problem wearing a different hat.
As a GAF Certified Residential Roofing Contractor, we can offer GAF’s System Plus Limited Warranty on qualifying roofing systems, subject to GAF eligibility, terms, and conditions.

We serve Maynardville and the surrounding communities across Union County and north Knox County, working within a 40-mile radius of Knoxville.
Most full replacements land between $9,500 and $27,000, depending on roof size, pitch and whether decking needs replacing. On valley lots we price the discharge run with the gutter. The full table is above.
Because on a valley lot they are the same system. A downspout that ends two feet from the block delivers the whole roof to the foundation, and that shows up as rot at the rim joist and the bottom course of siding.
Usually it is where the water goes after it leaves the roof, plus whatever comes down the slope as sheet flow. We look at the discharge points and the grade before recommending anything on the roof itself.
Yes. We document the damage with photos, provide the written scope, and work with the adjuster through the claim.
We stop, photograph it, and issue a written Change Order priced by the sheet before continuing. We never cover damaged decking with new shingles.
No. We ask 33% at signing, which covers materials, and the rest is tied to progress on the job.
Whether the house is in town or out toward the lake, on this terrain the roof and where the water ends up are one job.
