MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Roof age in Halls tracks the decade the street went in, and this area spans sixty years of building in a few square miles.
Halls Heights is 1960s construction, with homes on record from 1960 — some of the oldest housing in the area.
At sixty years the roof has been replaced multiple times and the decking underneath tells the story better than the shingles do. We inspect the deck during tear-off and price replacement by the sheet rather than as a lump-sum guess.
Temple Acres is late 1960s and early 1970s, with homes on record from 1968 through 1971.
Attic ventilation from that era is usually well short of current standards, which is why roofs here can look older than their actual age — heat from an under-ventilated attic ages shingles from underneath, where nobody looks.
Gatewood is late 1980s construction, with homes on record from 1987.

Mount Royal is late 1980s, with homes on record from 1988.
Larger homes and more complex roof lines than the older Halls streets. More gables and more valleys means more transitions, and every transition is a place a fast crew can save an hour and a place water can get in.
Cedar Crest is early 1990s construction, with homes on record from 1991 and 1992.
We have inspected and estimated exterior repair work in Cedar Crest, including chimney and roof-to-wall repairs. Chimneys on housing this age are a common leak point: the flashing was installed once, thirty years ago, and sealant has been doing its job ever since.
Sterchi Hills runs from 1994 onward, into the 2000s.
These roofs are in the repair-or-replace window, and the answer comes from the deck and the flashing rather than the age of the shingle by itself. A roof with sound decking and maintained flashing is a different situation from one patched three times.
Shadow Creek is early 2000s, with homes on record from 2001.
Twenty years is when the field can still look acceptable while the pipe boots, sealants and flashing around it are failing. Correcting those is cheap. Waiting is not.
Timberlake is 2010s construction, with homes on record from 2014.
The material has decades left. What is worth checking is the installation — roof-to-wall transitions, penetrations, drainage and ventilation.

The 1960s and 1970s streets have the problems that come with age and with roofs replaced before current ventilation standards existed. An attic that runs hot cooks the shingles from the underside, which is why two roofs of the same age in Halls can be in completely different condition depending on whether anyone corrected the venting.
The 1980s and 1990s subdivisions have more complex roof lines — more gables, more valleys, more roof-to-wall transitions per house. That is where the labor is and where the shortcuts happen. When wind or hail is the cause instead, that is storm damage roof repair rather than a workmanship question.
