We are very happy with MI Homesiding's workmanship and dedication to achieve the best results for our Hardyboard residing. Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Workers were diligent maintaining a safe & clean work area; cleaning remnant debris on last day. We recommended MI to our neighbors, and are having them back to caulk & paint. Roof age in Seymour tracks the decade the subdivision went in, and the terrain adds a factor most of Knox County does not have.
Cherokee Hills is 1970s construction, with homes on record from 1973.
At fifty years a roof here is likely on its third covering. Decking that has been through two tear-offs holds fasteners differently than new sheathing, and attic ventilation installed to 1970s practice is usually short of current standards. On sloped lots the drainage detail matters more than it would on flat ground, because the water leaving the roof has somewhere to go and it is usually toward the house.
Foothills Estates spans the 1980s into the early 1990s, with homes on record from 1980, 1986 and 1992.
That twelve-year spread means different building codes behind identical-looking roofs. Older flashing details, decking of varying age, and roofs that may or may not have been replaced since. We inspect per house rather than assuming the subdivision tells us what we will find.
Eagle Trace is late 1990s, with homes on record from 1998.
Twenty-five years puts a roof at or near the end of its first replacement cycle. The question is not the age of the shingle but the condition of what is under it — decking, underlayment, and flashing at every chimney, valley and wall transition. Ashley Meadows is turn-of-the-century construction, around 2000.
Roofs this age are in the window where the field can still look fine while the components around it are failing. Pipe boots crack, sealants dry out, and flashing that was installed correctly twenty years ago has been through enough freeze-thaw cycles to loosen. Those are cheap to correct and expensive to ignore.
Majestic Meadows is mid-2000s, with homes on record from 2007.
Fifteen to twenty years is when the first roof approaches the end of its service life. On sloped Seymour lots we look at the gutter and downspout system alongside the roof, because a roof in good condition draining into an undersized gutter is still delivering water to the foundation.
Grace Crossing is late 2010s, with homes on record from 2018.
The roofing material here has decades left. What is worth verifying is the installation — flashing at roof-to-wall intersections, kick-out flashing at the gutter line, and penetrations that were sealed rather than flashed.
Sharps Glen is 2024 construction, one of the newest developments in the area.

Heavy rain on a sloped lot does not soak in. It runs, and it gathers speed, and by the time it reaches the base of the house it has volume behind it. The roof is only half of that equation — the other half is where the water goes once it leaves the roof. Undersized gutters overflow at the corners, downspouts that end too close to the wall dump water against the block, and the grade does the rest.
