Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!

Why Skylights Leak in Knoxville

Skylights interrupt the roofing system. Where the frame meets the shingles is a transition point — and transition points fail when flashing is wrong or missing.

Knoxville's heat cycles, heavy rain, and seasonal storms accelerate seal deterioration faster than most climates. A skylight that was installed five years ago may hide failing flashing today. See our full roof leak detection and repair in Knoxvillefor how we trace water entry points.

Bad flashing installation — the most common cause. Flashing not properly

Common Causes of Skylight Leaks

Bad flashing installation — the most common cause. Flashing not properly integrated with surrounding shingles allows water to run under the frame on every rain.

Worn or cracked seals — the rubber gasket between the glass and frame deteriorates with UV exposure and heat. Knoxville summers accelerate this process.

Improper original installation — the skylight frame was not set level, or the surrounding shingles were not woven correctly into the flashing system. See bad roof installation repair in Knoxville.

Caulk patches from previous repairs — caulk applied over the frame cracks within one to two seasons and makes the real problem harder to find.

Signs Your Skylight Is Leaking

Water dripping from the skylight frame during or after rain. Stains or bubbling drywall around the skylight interior. Moisture or fogging between the glass panes. A leak that was sealed before but came back. Damp insulation in the attic directly below the skylight.

If any of these appear more than once, the flashing system was never repaired correctly.

Our Skylight Leak Repair Process

We do not patch. We inspect the full system and rebuild what failed.

Step 1 — Full inspection of the skylight frame, surrounding shingles, flashing, and attic below.

Step 2 — Identification of the real water entry point — not just the visible stain.

Step 3 — Removal of failed flashing, damaged seals, and any caulk-only repairs.

Step 4 — Installation of correct flashing integrated properly with surrounding shingles.

Step 5 — Seal and waterproofing of the frame-to-roof transition.

Step 6 — Final inspection and written documentation of all work completed.

If we find rotted decking or structural damage during the process — we stop, photograph it, and issue a written Change Order before continuing. Sealing is not a substitute for the repair, so what is underneath gets documented first.

Skylight Leak vs Roof Flashing Problem

A skylight leak is focused — water appears directly around the skylight frame. If water is spreading to nearby areas of the ceiling or walls, the problem may be broader flashing failure. See roof flashing repair in Knoxville for kick-out flashing, valley flashing, and wall-to-roof transitions.

If you are not sure where the water is entering, see roof leak detection and repair.

Skylight Repair: Scope, Schedule and Warranty

A skylight leak is usually a flashing question and occasionally a unit question, and the two have very different price tags.

What the written proposal spells out. Not a single square-foot number. We name the components being replaced, the area being opened, the materials by name, what happens if the cause turns out to sit somewhere other than where the symptom appeared, and the schedule. Photographs of what we found go with it, so the scope and the evidence arrive together.

How long it takes. Most of our roofing projects run approximately one to two working days, and a focused repair normally sits at the shorter end of that. It is a typical range, not a promise about your roof: size and pitch, access, how many layers are involved, the material, what the decking looks like once it is open, the weather window and anything hidden we find can all move it. The schedule goes in the written proposal.

What the warranty covers on work like this. Our workmanship warranty runs one year on a repair and five years on a replacement. A repair also cannot carry a manufacturer system warranty: those cover a complete installed system, not a section of one. Anyone offering decades of warranty on a single repair is describing something the manufacturer documents do not support.

Where the unit itself has failed rather than its flashing, the glazing manufacturer’s own warranty may apply and we will point you to it rather than replacing something still covered.

Frequently Asked Questions – FAQs

Why is my skylight leaking?

Most skylight leaks come from failed or improperly installed flashing around the frame — not the glass. When the flashing system fails, water enters every time it rains.

Can a skylight leak be repaired without replacing the skylight?

Yes. In most cases the flashing and sealing system can be rebuilt without replacing the skylight itself. We inspect first and explain exactly what is needed.

Is caulking enough to fix a skylight leak?

No. Caulk cracks within one to two seasons in Tennessee heat. It is a temporary patch, not a repair. Permanent protection requires correct flashing installation.

How long does skylight leak repair take?

Most repairs are completed in one day, depending on the extent of the flashing damage and whether hidden moisture problems are found.

Is the inspection free?

Yes for standard cases. Complex inspections are covered under our $350 Technical Assessment — credited back if you move forward.

Are you GAF Certified?

Yes. GAF Certified Residential Roofing Contractor — Account 1158190. We install complete roofing systems to manufacturer standards, including every flashing detail.

Are you licensed and insured?

Yes. Licensed Home Improvement Contractor · Workers' Comp Insured · General Liability · BBB Accredited.
