HIDDEN DAMAGE POLICY
Rotted or damaged surfaces are repaired before anything is painted over them.
Paint hides a problem for one season and then peels off it. Anything we cover has to be sound first, or covering it is just delay dressed up as work.
If rotted wood, failed caulking, moisture damage, or damaged sheathing is discovered during surface prep, we stop and document with photos. A written Change Order is provided before painting continues.

What the Written Estimate Itemizes
Exterior painting is the trade where two quotes diverge most, and almost never because of the paint. It is the preparation that separates them, and preparation is the part a homeowner cannot see on a finished wall.
What our written estimate separates out:
- Surface area by elevation, and which substrates are involved — wood, fiber cement, vinyl, aluminum, masonry each behave differently and are prepared differently.
- Washing, and what it is removing: dirt, mildew, or chalking.
- Scraping and sanding, and how much of the surface it covers.
- Any wood repair or replacement identified before coating, priced as its own line.
- Priming, and which surfaces get it — bare wood and chalked or previously failing surfaces are not optional.
- Caulking at joints, trim and penetrations.
- The product and the number of coats, named.
- Masking and protection of roofing, windows, landscaping and hardscape.
A quote that gives one number for “exterior painting” is not cheaper than an itemized one; it is just less specific about what is being left out.
If the wall is failing, paint is the wrong spend. Where moisture is getting behind the surface, coating over it hides the evidence and shortens the life of the coating. We document what we find in writing and say so plainly rather than taking the painting work.

What the Manufacturer’s Warranty Actually Covers
Selected Sherwin-Williams exterior coatings may include a limited manufacturer warranty. Coverage depends on the specific product and its preparation, application, ownership, and warranty requirements. Manufacturer coverage applies to the coating or product and does not automatically cover MI Homesiding & Roofing labor.
Most contractors say “premium paint, lifetime warranty” and leave it there. Here is what the manufacturer’s own published warranty document actually says, because it changes what you should expect:
- It covers two failures: peeling and blistering. Not fading, not chalking, not color change, not dirt pickup.
- The remedy is replacement coating or a refund of the purchase price, on presentation of proof of purchase at the store where it was bought. That is stated as the entire liability.
- Labor is excluded, in writing — both the labor to apply a product and the labor to remove it.
- It does not apply to failure caused by improper surface preparation, structural defects, failure of a previous coating, or application contrary to the label. This is the exclusion that matters most, and it is why preparation is not an upsell.
- It is not transferable or assignable, and “lifetime” is defined by ownership of the home rather than by a span of years.
- Coverage is not the same across products. It is set per product, and it is tiered — which is why we tell you which coating is going on your house instead of naming a brand.
We will tell you the product specified for your project and what its current manufacturer documentation covers. We will not tell you that a manufacturer covers our workmanship, because it says plainly that it does not.
Primer, Substrate by Substrate
Some contractors quote primer on every square foot; others leave it out entirely. Both are shortcuts. Published manufacturer guidance ties primer to the substrate and its condition, not to the job type, and the differences are real enough to be worth knowing before you compare two quotes.
- Bare or weathered wood — primes before a finish coat. This is the case where leaving primer out is simply wrong.
- Cedar and redwood — these carry natural tannins that can bleed up through a finish and stain it. Published guidance allows a latex primer, but calls for an oil-based primer where bleeding actually shows. That is a call made at the wall, after looking, not in the office.
- Fiber cement being repainted — often needs no primer at all, unless the substrate is exposed. A quote that prices primer across an entire sound Hardie repaint is selling something the manufacturer does not ask for.
- New or bare fiber cement — different problem. It is alkaline, and published guidance calls for testing pH and priming where it reads above 9, with a masonry-type primer rather than a wood primer.
- Masonry, stucco and concrete — a masonry primer-sealer above grade, and new work has to cure first: published guidance puts that at a minimum of seven days before coating.
- Galvanized metal — fresh galvanizing actively resists coatings. The published routes are a product formulated to go direct to metal, or weathering the surface for around six months, or cleaning it chemically first. This is the detail most often skipped, and it is why painted galvanized flashing and railings peel in sheets.
- Aluminum — usually sound, but it chalks and oxidizes. The work is in cleaning that off, not in porosity.
- Steel — adhesion and corrosion, not absorption. Loose rust comes off before anything goes on, and the question is whether the rust is surface or structural.
- Previously painted and sound — may need only spot priming where bare substrate shows through.
Our estimate says which of these applies to your house, and why. If primer appears as a line on every surface, ask what substrate justified it.

Requirements and coverage vary by product, so the governing document is always the current data sheet and warranty for the exact coating named on your project. Our Painting Workmanship Warranty, and How It Differs From the Paint’s
MI Homesiding & Roofing provides a 5-year limited workmanship warranty on qualifying painting work. That is our labor — the preparation and the application — and it is ours, not the manufacturer’s.
Keeping the two apart matters, because they cover different things and most quotes blur them into one reassuring sentence:
- Our workmanship warranty covers how the work was done: how the surface was prepared and how the coating was applied. Five years, on qualifying painting work.
- The manufacturer’s product warranty covers the coating itself, for peeling or blistering, and it excludes labor in writing. Its coverage is set per product and its terms are the manufacturer’s, not ours.
So Sherwin-Williams does not cover our labor, and we do not cover the paint. We will not call our warranty “lifetime” — it is five years — and we will not hand you a manufacturer’s document and let you read it as ours.
