What the Code Requires, What It Costs and How Long It Takes
Knox County and the City of Knoxville have both adopted the 2018 International Residential Code, and decks are governed by its Section R507. These are the parts that decide whether a deck is sound, and they are the parts a homeowner never sees once the boards are down:
- Footings (R507.3). A deck is supported on concrete footings or another approved structural system, sized to carry the loads the deck puts into the ground, with footing depth set by Section R403.1.4. There is an exception for freestanding decks whose joists sit directly on grade along their whole length.
- Post to footing (R507.4.1). Where posts bear on concrete footings, lateral restraint comes from manufactured connectors or from a minimum post embedment of 12 inches into the surrounding soil or concrete pier. A post simply set on top of a pad is not that.
- Fasteners and connectors (R507.2.3). Metal fasteners and connectors on any deck follow Section R317.3 and Table R507.2.3 — which is a corrosion requirement as much as a strength one, because treated lumber is hard on the wrong hardware.
- Beam bearing (R507.5.1). Where a multi-span beam bears on an intermediate post, each ply must have full bearing on the post. A built-up beam carried on part of its width is one of the defects we find most often.
Permits. Which office issues the permit depends on the address: the City of Knoxville inside the city limits, Farragut’s own office in Farragut, and Knox County Codes Administration elsewhere in the county. We confirm what your address requires before the proposal goes out.
What the written estimate itemizes. Deck area and shape, the framing — joist size and spacing, beam and post sizing — footings and their depth, how the deck attaches to the house and how that connection is flashed, the decking product and its fastening method, railings and stairs, the permit, and an allowance for structural repair found once the surface is off. Where two deck quotes differ sharply, the gap is almost always in the framing, the footings and the ledger connection — the parts nobody sees once the boards go down.
How long it takes. A full deck build or replacement typically runs about one week. That is the normal expectation rather than a guarantee: project size, access to the work area, weather, permit and inspection scheduling, hidden structural damage found once the surface comes off, any change orders, and material availability all move it. The schedule goes in the written proposal.
Our workmanship warranty. Deck work carries a five-year limited workmanship warranty, subject to the signed agreement and the scope of work defined in it. Manufacturer coverage on the decking boards, fasteners and hardware is separate and comes from those manufacturers rather than from us.
