Roofing Contractor in Luttrell, TN

Roof replacement, repair, and rot correction for Luttrell homes — rural Union County, bigger lots, older houses.

20+Years in East Tennessee
GAFCertified Contractor
40 miService radius from Knoxville
FamilyOwned & Operated

Luttrell is rural Union County: bigger lots, older houses, and a lot of exposed wood that was never meant to go this long between coats.

Roofs here tend to be simpler than in the subdivisions closer to Knoxville — fewer gables, fewer valleys, less complexity. That is good news for the price and bad news for the assumption that a simple roof needs less attention. On a rural property the roof is often the only thing between a house and weather that arrives without any windbreak, and the nearest contractor is not around the corner.

The other factor is access. Long driveways, gravel, and properties where getting a dumpster and a materials truck to the house takes planning. We account for that in the estimate rather than discovering it on the first day.

This page is part of our Luttrell exterior services; for the wall side of the house see our Luttrell siding page.

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.

They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!

We are very happy with MI Homesiding's workmanship and dedication to achieve the best results for our Hardyboard residing. Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Workers were diligent maintaining a safe & clean work area; cleaning remnant debris on last day. We recommended MI to our neighbors, and are having them back to caulk & paint. They did an excellent job at a fair price.

LUTTRELL AND UNION COUNTY

Where We Work in Luttrell

Luttrell is a rural community rather than a set of subdivisions, so we work by road and corridor.

Central Luttrell and Cedar Avenue

The center of town and the streets around it.

Older housing on smaller lots, much of it with original painted wood trim and roof lines that have been added to over the years. Every addition is a transition, and transitions are where roofs leak.

Tazewell Pike

The main corridor through the area.

A mix of ages along its length, from older farmhouses to newer construction, on properties that vary widely in size and access. Condition here is a per-property question, not a per-road one.

Ridgecrest Road

Higher ground with more exposure.

Roofs here take wind that properties in the hollows do not, and fastening matters more as a result. The ridge and the rake edge are the first places that shows. Our guide on how long a roof lasts in Tennessee covers what shortens that number.

Clinch Valley Road

Valley properties with the drainage patterns that come with them.

Water off the ridge has to go somewhere, and on these lots it usually goes past the house. Where the downspouts discharge matters as much as the gutter itself.

Bower Hollow

Hollow properties, more sheltered from wind.

Heavier tree cover and the debris load that brings. Valleys and gutters need more attention here than exposure does, and a valley that holds debris holds water.

Wolfenbarger Road

Rural properties on larger acreage.

Access and staging are real considerations on jobs out here, and they belong on the estimate rather than turning into a change order on the first morning.

Highway 61 East and Corryton–Luttrell Road

The corridors connecting Luttrell to Corryton and the rest of Union County.

Mixed housing ages, mixed exposure, and properties spread far enough apart that scheduling matters as much as the work does.

We also work throughout Union County, Big Ridge, Loyston, Raccoon Valley and the rest of the area.
ROOF REPLACEMENT COST IN LUTTRELL, TN

Real numbers, published.

Most roofing companies will not put a price on a page. We will. These are the ranges we quote in Luttrell, priced by roof size in squares — one square is 100 square feet of roof surface.

Roof SizeTypical Range
20 SQ (2,000 sq ft roof)$9,500 – $13,500
25 SQ (2,500 sq ft roof)$12,000 – $17,000
30 SQ (3,000 sq ft roof)$14,500 – $20,000
35 SQ (3,500 sq ft roof)$17,000 – $23,500
40 SQ (4,000 sq ft roof)$19,000 – $27,000
Luttrell roofs tend to be simpler than subdivision roofs of the same square footage, which usually puts them in the lower half of the table. Access and haul-off distance are factored in and stated on the estimate rather than added later.

Roof area is not house square footage. If a quote comes in far below these ranges, ask what is being left out — tear-off, underlayment, flashing, ventilation, or the decking underneath.
$350
Technical Assessment

On-site estimates are free for standard roof replacements. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge $350, credited back in full if you move forward.

We ask 33% at signing to cover materials. The rest is tied to progress on the job. Never half up front.

WHAT MAKES A LUTTRELL ROOF DIFFERENT

Built for Luttrell Roofs

Rural roofing has two variables that suburban roofing does not: exposure without a windbreak, and access.

On a Union County property with open ground around it, a roof takes wind that a house in a subdivision never sees, because there are no neighboring structures to break it up. Fastening patterns written for a sheltered lot are not enough, and the first place that shows is the ridge and the edges.

Access is the other half. A long gravel drive changes how material gets to the house and how debris gets off the property. That is a real cost, and a contractor who does not account for it either eats it or finds a way to make it up somewhere else on the job. When wind is the cause of the damage rather than age, that is storm damage roof repair.

We state both on the estimate rather than discovering them on the first morning.

THE SHORTCUT THAT COSTS THE MOST

Why Cheap Roofing Fails in Luttrell

The shortcut on a rural roof is standard fastening on an exposed lot.

It is not visible, it is not something a homeowner can check, and it saves real time across a whole roof. On a sheltered property it holds. On open ground in Union County it lifts, usually at the ridge and along the rake edge, and usually after the first storm with real wind behind it.

The second shortcut is a price that did not account for access, which turns into a change order on day one for something the contractor could see from the road.

We spec fastening to the exposure and we price the access before we start.

Hidden Damage Policy

If structural rot, damaged decking, or compromised framing is discovered during tear-off, we stop and document it with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.

We never cover hidden damage with new work.

HOW THE JOB RUNS

How a Luttrell Roof Replacement Runs

01Inspection

We walk the roof and check the attic. Deck condition, ventilation, flashing at every transition, and any evidence of previous repair work. On rural properties the access and staging are assessed at the same visit, so the haul-off is priced before the job starts rather than after.

02Written estimate

Itemized by tear-off, underlayment, shingle, flashing, ventilation, and decking allowance. You see what each line costs.

03Tear-off and deck inspection

Old material comes off and the deck gets inspected before anything new goes down. Decking replacement is priced by the sheet.

04Installation

Underlayment, starter, drip edge, field, ridge cap, pipe boots, collars, and flashing at every penetration and transition.

05Ventilation

Sized to the attic, not to what was there before. Old vents are removed or closed as the new system requires.

06Cleanup and walkthrough

Site cleared, magnet run, and a final walkthrough before we leave.

FREQUENTLY ASKED QUESTIONS

Roofing in Luttrell, TN — Common Questions

How much does a new roof cost in Luttrell, TN?

Most full replacements land between $9,500 and $27,000, depending on roof size and pitch. Luttrell roofs tend to be simpler than subdivision roofs of the same square footage, which usually puts them in the lower half of that range. The full table is above.

Do you charge more because I am out in the county?

Access and haul-off distance are part of the estimate, stated as their own line rather than buried in the price or added later as a change order. On most Luttrell properties it is a small figure; on a long gravel drive it is not, and you should know which before you sign.

My roof is simple. Does that make it cheaper?

Usually yes, because complexity is where the labor goes. What it does not mean is that it needs less attention: on open ground the fastening and the edges matter more than they would on a sheltered lot.

Do you handle insurance claims for storm and wind damage?

Yes. We document the damage with photos, provide the written scope, and work with the adjuster through the claim.

What happens if you find bad decking during tear-off?

We stop, photograph it, and issue a written Change Order priced by the sheet before continuing. On older rural housing some decking replacement is normal.

Should I pay a roofing contractor 50% upfront?

No. We ask 33% at signing, which covers materials, and the rest is tied to progress on the job.
