We are very happy with MI Homesiding's workmanship and dedication to achieve the best results for our Hardyboard residing. Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Workers were diligent maintaining a safe & clean work area; cleaning remnant debris on last day. We recommended MI to our neighbors, and are having them back to caulk & paint. They did an excellent job at a fair price.

Broadacres

Broadacres is primarily 1970s construction, with homes on record going back to 1970.

At fifty years, a roof here is likely on its third covering. Decking that has been through two tear-offs holds fasteners differently than new sheathing, and attic ventilation installed to 1970s practice is usually short of what the same house would get today. We price decking replacement by the sheet rather than as a lump-sum guess, because on housing this age it is rarely zero.

Edgemoor and King Arthur Court

The Edgemoor and King Arthur Court area runs from the 1970s through the 1990s.

That twenty-year spread matters. Two houses on the same street can be from different decades and different building codes, which changes what is under the shingle and how the roof-to-wall transitions were built. On mixed-era streets we inspect per house rather than assuming the neighborhood tells us what we will find.

Barrington

Barrington is 1990s construction, with homes on record from 1990 and 1991 and later phases through the decade.

Thirty-year-old roofs are the repair-or-replace conversation. The answer comes from the deck and the flashing, not from the age of the shingle by itself. Beechwood Estates

Beechwood Estates is mid-2000s, with homes on record from 2005, 2006 and 2010.

Fifteen to twenty years is the window where the first roof reaches the end of its service life and the components around it fail earlier than the field does. Pipe boots crack, sealants dry out, and the caulk someone used instead of flashing gives up. Those are cheap to correct and expensive to ignore.

Collier Ridge

Collier Ridge is 2010s construction, with homes on record from 2013.

Roofs this age still have life in the material. What is worth checking is the detail work — penetrations, flashing at roof-to-wall intersections, and whether the drainage off the roof is going somewhere useful or straight down the foundation wall.

Copeland Heights

Copeland Heights is 2020 construction, mostly brick and vinyl.

Belltown
