Water clearing the gutter in a hard rain? Trough pulling away from the fascia? Downspout putting water back against the house?
Seamless gutters, downspouts, repairs and leaf protection across Lenoir City — sized to the roof that drains into them, and hung on fascia we have checked first.
Lenoir City sits between Fort Loudoun and Watts Bar, with Tellico behind it. On a lake-facing elevation there is nothing between the water and the wall to slow the weather down.
That matters to a gutter in two ways. Rain arrives at an angle rather than straight down, so water can be driven over the front lip of a trough that would cope perfectly well with the same volume falling vertically. And the same wind gets underneath a run that is not fastened often enough, which is how a gutter ends up hanging off the fascia at one end after a storm rather than failing gradually.
Neither is solved by a bigger gutter on its own. What settles it is where the drip edge lands, how far apart the hangers are on that particular run, and whether a roof-to-wall transition has a kick-out to throw water out over the gutter instead of behind the cladding.
Inland it is a different problem. The older streets near downtown and the wooded lots carry heavy tree cover, and there the question is how often a trough fills rather than how hard the rain hits it.

Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!Posted on Google![]()

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.Posted on Google![]()

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.Posted on Google![]()

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!Posted on Google![]()

Our Own Warranty on the Work
Five years on a complete replacement and one year on a repair, covering how it was installed — our labor and our details.
A trough can only carry what reaches it, and what reaches it comes from the roof above. Four things set that, and they get measured before anyone talks about inches:
There is no universal rule and we do not quote the wider trough to everybody. Six inch with larger outlets earns its place where a big or steep area funnels into one run, or where the run is long and the outlets are few. Plenty of Lenoir City houses are well served by five inch with the outlets put where the water actually is. The contributing roof area settles it.
Hung too low, a gutter misses the front edge of a fast sheet of water — which on a lake-facing wall is most of it. Hung too high, it takes wind-driven rain in behind. The drip edge has to land inside the trough.
Not every gutter problem is a replacement, and we will say so when it is not.
A seam that has opened, a length pulled away from the fascia after a storm, an outlet that has worked loose, a dented section, a downspout off its straps. The rest of the run is sound and the geometry was right to start with.
The metal is fine but the fall is wrong, or the hangers are too far apart and the trough sags between them — common on long exposed runs. Taking it down and re-hanging to the correct fall costs less than new gutter and fixes the actual fault.
The run is sectional and the joints keep opening, the trough is undersized for the roof above it, or the metal has been patched often enough that there is nothing sound left to fasten to.
If we find rot in the fascia once the old gutter is off, it gets photographed and written into a Change Order with a price before anything else happens. It does not get covered over by the new run.
Seamless does not mean no joints anywhere — corners and outlets are still joints. It means the straight run between them is one continuous length of metal.
The coil goes through a forming machine in the van on your driveway and comes out at the length of that elevation. Nothing is cut and lapped in the middle, which matters because a lapped joint sits in standing water every time it rains and is the first thing on a gutter to fail.
Sectional gutter from a box store is the opposite trade: easy to carry, a joint every ten feet, and a bead of sealant at each one that is on a clock from the day it goes up.

A gutter is only as well attached as the board behind it. The hangers screw into the fascia, and a full trough in a downpour is heavy, so soft wood simply lets go — faster on a run that also takes wind off the water.
Before we quote a run we check that board. Sound, and the new gutter goes straight on it. Gone soft in a section — usually where the old gutter has been overflowing behind itself for years — and that length gets replaced first, quoted as its own line so you can see what you are paying for.
The soffit matters for a different reason: on most houses it is where the attic draws its air in, and it is the first thing to show water when a gutter has been misaligned. If the boards at your roof edge are the real problem rather than the gutter, that is its own job — see soffit and fascia repair.
It is also why a cheap gutter price can turn into a bigger number later. New metal on a rotten board buys a year or two, and then the run comes away with the board still attached to it.
A guard reduces how often somebody has to clear the trough. On a wooded Lenoir City lot that is worth paying for. It is not a capacity upgrade.
So we look at the tree cover over that particular roof and at the sizing first, then say whether protection is worth adding. The options are set out on our gutter guard installation page.
If the trough just needs clearing rather than covering, that is a service we do ourselves — see gutter cleaning. And where the ground will not take the water once it is down, see downspouts and drainage.
Gutter work is priced by the linear foot, measured around your actual roofline rather than taken off a floor plan. These are our published Selling Prices:
| Item | Selling Price |
|---|---|
| Seamless gutter | $15.25 per linear foot |
| Downspout | $15.25 per linear foot |
| Each elbow | Counted as 1 linear foot |
| Technical Assessment | $350, credited back in full |
One rate, not a menu. The same figure applies whatever the trough width, so choosing six inch where the roof calls for it is not priced as an upgrade and five inch is not sold as a saving. The width follows the roof. Elbows are counted as a foot each rather than billed as separate fittings.
Quoted separately, because they depend on what is there: leaf protection, repairs to an existing run, fascia replacement where the board has gone soft, and cleaning. We do not publish a figure for those, because it comes from your roofline rather than an average of somebody else’s.
On-site estimates are free for standard gutter work. The $350 Technical Assessment applies to complex inspections — active water damage, previous repair work, or conditions we cannot verify from the ground — and is credited back in full if you move forward.
Gutters are a smaller job than a roof, and they are usually the part that gets trimmed to make a bigger number work. Financing runs through our lending partner so the outlet count, the downspouts and any fascia repair get done properly rather than cut back to fit cash on hand.
Applications are reviewed by the lender. Approval, terms, and rates are set by them, not by us.
Real MI projects from across our East Tennessee service area. The photographs are of our own work, and we do not label a photo with a town unless we can verify where it was taken.

Set so water runs to the outlets instead of standing in the trough, with the drip edge landing inside the gutter.

Mesh fitted into the trough on a wooded lot. It cuts the clearing out; it does not make the gutter bigger.

The board carries the gutter and the soffit feeds the attic. They get looked at together, because they fail together.
That is capacity rather than blockage: too much roof draining into one run, or too few outlets for the water arriving. Cleaning will not change it and neither will a guard. The answer is in the outlet count or the trough size, which is why the contributing roof area gets measured first. On a lake-facing elevation, wind-driven rain can also be carried over the front lip of a trough that would otherwise cope.
Maybe, and maybe not. Six inch with larger outlets earns its place where a large or steep roof area concentrates into one run, or where the run is long and the outlets are few. Plenty of Lenoir City homes do well on five inch with the outlets in the right places. The roof above settles it, not a preference for the wider trough.
Seamless gutter and downspout are $15.25 per linear foot, with each elbow counted as a foot. The total comes from the linear feet measured around your roofline and the number of downspouts the roof needs. Leaf protection, repairs, fascia replacement and cleaning are quoted separately, because they depend on what we find.
Often not. If the metal is sound and the fault is hanger spacing or the fall, the run can come down and go back up correctly for less than a replacement. What decides it is the board behind: a hanger screwed into soft fascia has nothing to hold, and that length has to be replaced first.
Yes, and on a gutter job it often turns out to be the real work. The gutter hangs on the fascia, and the soffit is usually where the attic draws its air in. We check both before quoting a run rather than hanging new metal over a soft board.
Replacing gutters on an existing house is normally maintenance rather than permitted work. Where a job turns into fascia or structural repair it can be a different matter. Inside the city limits that goes through the Lenoir City Building Inspection and Permits office, which applies the 2021 edition of the residential code, and applications are made through the Cloudpermit portal. We confirm what your address requires before the proposal goes out.
Our workmanship warranty covers how the system was installed, including the hanger spacing, the fall, the outlet locations and the sealed joints. It runs one year on a repair and five years on a complete replacement. The gutter material carries its own manufacturer coverage, which is separate from our labor.
We install, repair and replace gutters across Lenoir City — the lake-facing properties on Fort Loudoun, Watts Bar and Tellico, the Tellico Village and Highway 321 subdivisions, and the older streets near downtown — and in the communities around it: Loudon, Farragut and Knoxville, with the full range of exterior work across East Tennessee.
Working on more than the gutters? Our Lenoir City exterior contractor page covers the whole exterior, and there are dedicated pages for roofing in Lenoir City and siding in Lenoir City. For how the system works in general, see our gutter services page.
If the water is going past your gutters, the run has pulled away from the fascia, or the downspout is putting water back against the house, we will measure the roof that drains into them and tell you plainly what it needs. On-site estimates are free for standard gutter work.
