Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Blaine is a rural, low-density community rather than a collection of subdivisions, so we work by road and area.

Mixed housing ages along its length, and properties that range from small lots to acreage within a few miles. Condition is a per-property question here rather than a per-street one.
Older properties along the original route.
Housing here tends to predate the newer corridor and shows it in the roof lines and the framing. Older framing usually means older ventilation practice too, and that ages a roof from underneath.

Roofs here take wind that valley properties do not, which puts the fastening and the edges under a load the sheltered lots never see.

A north-facing slope in Blaine gets thin winter sun and stays damp for months. Algae takes hold, moss follows in the valleys, and the shingle on that slope loses granules considerably faster than the identical shingle on the south side of the same roof. The gutters on the north side stay full of debris that never dries, and the fascia behind them takes the consequence.
The south side, on the same house, can look almost new. When wind or hail is the cause rather than exposure, that is storm damage roof repair and it gets documented as such.
That is why an average price per square across a Blaine roof does not describe the job. Two slopes, two conditions, two different amounts of work.
The shortcut we see most often in Blaine is a crew quoting the house as one roof.
Same shingle count, same crew hours, same price per square on both slopes. That works everywhere except here. The north slope has been holding moisture for years while the south side stayed dry, so the two sides are not in the same condition and do not need the same work. A quote that ignores that is a quote for half the job.

We walk the roof and check the attic. Deck condition, ventilation, flashing at every transition, and any evidence of previous repair work. The north and south elevations are inspected and priced separately, because on this terrain they are rarely in the same condition.
