Roofing Contractor in Norris, TN

Roof replacement, repair, and ventilation correction for Norris homes — under a canopy the TVA planted ninety years ago.

Norris was laid out by the TVA in the 1930s, and the tree canopy has had ninety years to grow in.

Most of the town sits in permanent shade, and shade is the reason roofs here look older than they are. North slopes stay wet, moss and algae take hold, and shingle granules let go faster than they would on an open lot twenty miles away.

The original homes add a second problem. Narrow eaves and older framing details leave very little room for ventilation, so attic moisture has nowhere to go once it condenses. That is why a Norris roof can fail from underneath while the surface still looks serviceable.

On Norris homes we check the shaded slopes and the attic before quoting anything, because a roof that looks failed from the street is often a ventilation problem, not a shingle problem. This page is part of our Norris exterior services; for the wall side of the house see our Norris siding page.

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!

We are very happy with MI Homesiding's workmanship and dedication to achieve the best results for our Hardyboard residing. Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Workers were diligent maintaining a safe & clean work area; cleaning remnant debris on last day. We recommended MI to our neighbors, and are having them back to caulk & paint. They did an excellent job at a fair price.

NORRIS AND THE ANDERSON COUNTY CORRIDOR

Where We Work in Norris

Norris was designed as a single planned community rather than a collection of subdivisions, so we describe it by area rather than by neighborhood name.

The historic planned core

The original TVA housing from the 1930s, with the street layout that came with it.

Ninety-year-old construction under ninety-year-old trees. Narrow eaves, older framing, and ventilation details that predate any code requiring them. On these houses the attic tells us more than the roof does.

Town Center and the Commons

The civic heart of town and the streets around it.

A mix of original construction and later additions, often with roof lines that have been modified over the decades. Every modification is a transition, and every transition is a place water can get in.

The wooded residential streets

Most of Norris. Permanent canopy and limited direct sun.

Roofs that rarely get the dry spell they need. Moss in the valleys and algae on the north slopes are normal here rather than exceptional, and they change how fast a roof ages. Our guide on how long a roof lasts in Tennessee covers what shortens that number.

The Clinch River and lake side

Homes toward the water and on the slope down to it.

Added moisture, added drainage load, and roofs that shed onto ground with somewhere to go. The gutter system matters more on this side of town than the shingle does.

Newer infill

Construction added within the original layout over the decades.

Sound material with decades left, sitting under the same canopy as everything else — which means the ventilation and the debris load are the same even when the roof is not.

We also work along Norris Dam State Park, Norris Freeway, Andersonville Highway and the rest of the Anderson County corridor.
ROOF REPLACEMENT COST IN NORRIS, TN

Real numbers, published.

Most roofing companies will not put a price on a page. We will. These are the ranges we quote in Norris, priced by roof size in squares — one square is 100 square feet of roof surface.

Roof SizeTypical Range
20 SQ (2,000 sq ft roof)$9,500 – $13,500
25 SQ (2,500 sq ft roof)$12,000 – $17,000
30 SQ (3,000 sq ft roof)$14,500 – $20,000
35 SQ (3,500 sq ft roof)$17,000 – $23,500
40 SQ (4,000 sq ft roof)$19,000 – $27,000
Norris homes are generally modest in footprint, so most land in the lower half of the table. Ventilation correction is quoted separately and is usually the more important line item on a shaded roof.

Roof area is not house square footage. If a quote comes in far below these ranges, ask what is being left out — tear-off, underlayment, flashing, ventilation, or the decking underneath.
$350
Technical Assessment

On-site estimates are free for standard roof replacements. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge $350, credited back in full if you move forward.

We ask 33% at signing to cover materials. The rest is tied to progress on the job. Never half up front.

WHAT MAKES A NORRIS ROOF DIFFERENT

Built for Norris Roofs

Ninety years of tree canopy is the single biggest factor on a Norris roof.

Shade means a roof that never fully dries. Moss holds moisture against the shingle from above while an under-ventilated attic holds it from below, and the shingle is caught between the two. That is why roofs here reach the end of their service life earlier than the manufacturer’s rating suggests, and why replacing the covering without addressing the venting buys a shorter roof than the homeowner is paying for.

The original TVA houses make it harder. Narrow eaves leave almost no room for intake ventilation, so a standard ridge vent has nothing to draw from. Getting air moving through those attics takes more than adding a vent at the top. When a storm is the cause instead, that is storm damage roof repair and it is a different job.

On Norris homes we look at the attic before we quote the roof.

THE SHORTCUT THAT COSTS THE MOST

Why Cheap Roofing Fails in Norris

The shortcut in Norris is replacing the shingles and not touching the ventilation.

It is the fastest version of the job and it looks correct from the street. But an attic that could not breathe before the tear-off still cannot breathe after, and the new shingles will cook from underneath at the same rate the old ones did.

Twelve or fifteen years later there is a roof that failed early with no obvious cause, because the material was fine and the workmanship looked right. The problem was never on the roof.

We size ventilation to the attic, and on the original TVA houses that usually means solving the intake side, not just adding a vent at the ridge.

Hidden Damage Policy

If structural rot, damaged decking, or compromised framing is discovered during tear-off, we stop and document it with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.

We never cover hidden damage with new work.

HOW THE JOB RUNS

How a Norris Roof Replacement Runs

01Inspection

We walk the roof and check the attic. Deck condition, ventilation, flashing at every transition, and any evidence of previous repair work. On the original TVA houses the intake side of the ventilation is assessed specifically, because narrow eaves leave a ridge vent with nothing to draw from.

02Written estimate

Itemized by tear-off, underlayment, shingle, flashing, ventilation, and decking allowance. You see what each line costs.

03Tear-off and deck inspection

Old material comes off and the deck gets inspected before anything new goes down. Decking replacement is priced by the sheet.

04Installation

Underlayment, starter, drip edge, field, ridge cap, pipe boots, collars, and flashing at every penetration and transition.

05Ventilation

Sized to the attic, not to what was there before. Old vents are removed or closed as the new system requires.

06Cleanup and walkthrough

Site cleared, magnet run, and a final walkthrough before we leave.

FREQUENTLY ASKED QUESTIONS

Roofing in Norris, TN — Common Questions

How much does a new roof cost in Norris, TN?

Most full replacements land between $9,500 and $27,000 depending on roof size and pitch. Norris homes are generally modest in footprint, so many fall in the lower half of that range. Ventilation correction is quoted separately. The full table is above.

Why does moss keep coming back on my roof?

Because in Norris the roof rarely dries out completely. Ninety years of canopy means limited sun and constant humidity on the north slopes. Cleaning it removes the symptom; improving airflow and, where practical, opening the canopy over the roof is what slows it down.

My roof is only twelve years old and it looks worn. Why?

Usually ventilation. An attic that cannot breathe cooks the shingle from the underside, and the manufacturer’s service life assumes a ventilated assembly. On Norris homes, especially the original TVA houses, this is the most common reason a roof ages faster than it should.

Do you work on the original TVA houses?

Yes. They need a different approach than modern construction — narrow eaves, older framing, and intake ventilation that has to be solved rather than assumed. We inspect the attic before quoting.

What happens if you find bad decking during tear-off?

We stop, photograph it, and issue a written Change Order priced by the sheet before continuing. On housing this age, some decking replacement is normal.

Should I pay a roofing contractor 50% upfront?

No. We ask 33% at signing, which covers materials, and the rest is tied to progress on the job.

Ready to Get Started?

Whether the house came out of the original TVA plan or went up sixty years later, under this canopy the answer starts in the attic.
