New Market sits in open valley farmland, and that openness is the whole story.

There is no ridge line and no tree cover to break up a storm before it reaches the house. Roofs here take hail and wind straight on, with nothing in between. And impact damage rarely announces itself — granule loss from a hail event looks like normal aging from the driveway, and the roof keeps shedding water for another two or three seasons before the mat underneath gives out. By then the insurance window has usually closed.

The housing runs from Pine View in the 1960s through Holston View Farm in 2023. Different ages, same exposure.

This page is part of our New Market exterior services; for the wall side of the house see our New Market siding page.

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!

We are very happy with MI Homesiding's workmanship and dedication to achieve the best results for our Hardyboard residing. Mel answered our calls promptly; addressing and tending to any question we had. As with any home renovation, we ran into minor issues when we removed the siding the flashing was old and damaged. MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. Workers were diligent maintaining a safe & clean work area; cleaning remnant debris on last day. We recommended MI to our neighbors, and are having them back to caulk & paint. They did an excellent job at a fair price.

NEW MARKET AND THE HOLSTON VALLEY

New Market Neighborhoods We Serve

Roof age here tracks the decade the street went in, and every one of these lots shares the same exposure.

Pine View

Mid-to-late 1960s, with homes on record from 1966 through 1970.

At fifty-plus years these roofs are several coverings deep, and on an exposed valley lot each of those roofs has taken hail events that may or may not have been documented at the time.

Evelyn Peck Manley Estate

Early 1990s construction, with homes on record from 1991.

Thirty years puts these into the second replacement cycle. Worth checking the flashing at chimneys and transitions, which on housing this age has usually been sealed rather than replaced.

Berry Ridge Phase IV

Early 2000s, with homes on record from 2003.

Twenty years is when the field can still look acceptable while the components around it are failing — pipe boots, sealants, and flashing that has been through enough freeze-thaw cycles to loosen. Our guide on how long a roof lasts in Tennessee covers what shortens that number.

Turner Farm Estates

Mid-2000s, with homes on record from 2005.

Same window: the first roof approaching the end of its service life on a lot with no wind protection. Worth an inspection after any significant storm rather than waiting for a leak.

River Mist

Homes on record from 2012, 2014, 2015, 2016, 2020, 2022 and 2024.

This subdivision is the reason we never assume condition from a neighborhood name — a decade of continuous building means a decade of different roofs on the same streets.

Holston View Farm

New construction, with homes on record from 2023.

The material has decades left. What is worth documenting is what was installed and what the manufacturer warranty requires, before the builder’s warranty period runs out.

We also work throughout Four Points, Friends Station, Pleasant Grove, Willardtown, Dumplin Mill, Rocky Valley and the rest of the valley.
ROOF REPLACEMENT COST IN NEW MARKET, TN

Real numbers, published.

Most roofing companies will not put a price on a page. We will. These are the ranges we quote in New Market, priced by roof size in squares — one square is 100 square feet of roof surface.

Roof SizeTypical Range
20 SQ (2,000 sq ft roof)$9,500 – $13,500
25 SQ (2,500 sq ft roof)$12,000 – $17,000
30 SQ (3,000 sq ft roof)$14,500 – $20,000
35 SQ (3,500 sq ft roof)$17,000 – $23,500
40 SQ (4,000 sq ft roof)$19,000 – $27,000
New Market runs close to the regional average, so most homes land in the middle of the table rather than at either end. Roof area is not house square footage — pitch and shape add to it, and a cut-up roof with multiple gables covers considerably more area than the floor plan below it.

If a storm is involved, the number that matters is what the claim covers, and that depends on documentation more than on the estimate. If a quote comes in far below these ranges, ask what is being left out.
$350
Technical Assessment

On-site estimates are free for standard roof replacements. For complex inspections — active leaks, previous repair work, or conditions we cannot verify from the ground — we charge $350, credited back in full if you move forward.

We ask 33% at signing to cover materials. The rest is tied to progress on the job. Never half up front.

WHAT MAKES A NEW MARKET ROOF DIFFERENT

Built for New Market Roofs

Open valley farmland means nothing slows a storm down before it reaches your roof.

No ridge line, no tree cover, no neighboring structures to break the wind. Hail arrives at full velocity and wind hits the roof plane without deflection. That is a different loading condition from a roof in a wooded subdivision five miles away.

The problem with hail is that it does not look like damage. Bruised shingles and granule loss read as normal aging from the ground, and the roof keeps working. Two or three seasons later the mat underneath fails, the leak starts, and the insurance claim window closed a year and a half ago. That is why storm damage roof repair is a documentation job before it is a roofing job.

After any significant storm in New Market we inspect the roof for impact bruising while the evidence is still there, whether or not there is an active leak.

THE SHORTCUT THAT COSTS THE MOST

Why Cheap Roofing Fails in New Market

The shortcut here is replacing a hail-damaged roof without documenting the hail.

A crew that shows up, tears off, and installs a new roof has solved the immediate problem and cost you the claim. The evidence is now in a dumpster, and the insurer has nothing to assess.

The documentation is the part that matters on an exposed valley lot, because on a roof this exposed it will happen again. Photographs of the impact marks, the date of the event, the affected slopes, and a written scope — that is what makes the difference between a claim and an out-of-pocket replacement.

We document before we tear off, every time.

Hidden Damage Policy

If structural rot, damaged decking, or compromised framing is discovered during tear-off, we stop and document it with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.

We never cover hidden damage with new work.

HOW THE JOB RUNS

How a New Market Roof Replacement Runs

01Inspection

We walk the roof and check the attic. Deck condition, ventilation, flashing at every transition, and any evidence of previous repair work. On a storm job the impact marks are photographed by slope and dated before anything comes off the roof.

02Written estimate

Itemized by tear-off, underlayment, shingle, flashing, ventilation, and decking allowance. You see what each line costs.

03Tear-off and deck inspection

Old material comes off and the deck gets inspected before anything new goes down. Decking replacement is priced by the sheet.

04Installation

Underlayment, starter, drip edge, field, ridge cap, pipe boots, collars, and flashing at every penetration and transition.

05Ventilation

Sized to the attic, not to what was there before. Old vents are removed or closed as the new system requires.

06Cleanup and walkthrough

Site cleared, magnet run, and a final walkthrough before we leave.

FREQUENTLY ASKED QUESTIONS

Roofing in New Market, TN — Common Questions

How much does a new roof cost in New Market, TN?

Most full replacements land between $9,500 and $27,000, depending on roof size, pitch and whether decking needs replacing. New Market runs close to the regional average, so most homes fall in the middle of that range. The full table is above.

How do I know if my roof has hail damage?

Usually you do not, from the ground. Bruised shingles and granule loss look like normal aging, and the roof keeps shedding water for two or three more seasons. That is why we inspect for impact bruising after a storm rather than waiting for a leak — by the time it leaks, the claim window has often closed.

Do you handle insurance claims for storm and hail damage?

Yes. We document the damage with photos by slope, date the event, provide the written scope, and work with the adjuster through the claim.

Should I let a crew tear off a storm-damaged roof right away?

Not before it is documented. Once the old material is in a dumpster the insurer has nothing to assess, and the claim goes with it. We photograph the damage before anything comes off.

What happens if you find bad decking during tear-off?

We stop, photograph it, and issue a written Change Order priced by the sheet before continuing. We never cover damaged decking with new shingles.

Should I pay a roofing contractor 50% upfront?

No. We ask 33% at signing, which covers materials, and the rest is tied to progress on the job.
