MI Homesiding & Roofing
Boards springing underfoot? Rail that moves when you lean on it? Posts that have started to lean?
Deck building, replacement and structural repair across Oak Ridge — starting under the boards, where decks actually fail.
A lot of the original housing here dates from the 1940s, and the decks on those homes were almost never part of the original build. They were added afterwards, which means the connection back to the house was retrofitted onto framing that was not detailed for it.
That is not a reason to panic, and it does not mean the deck is unsafe. It does mean the place to look first is the ledger — the board bolted to the house that carries one whole side of the deck — rather than the boards you walk on.
So that is where we start. We get underneath, check the ledger, the footings and the beam bearing, and tell you plainly whether you are looking at a repair, a re-frame or a replacement.

Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!Posted on Google![]()

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.Posted on Google![]()

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.Posted on Google![]()

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!Posted on Google![]()

Our Own Warranty on the Work
Five years on deck work, covering how it was built — subject to the signed agreement and the scope of work defined in it.

One side of a deck sits on posts. The other side hangs off the house, on a board called the ledger. When a deck comes away from a home, that is almost always the joint that let go.
Two things decide whether it holds. The first is what it is fastened with: lag screws into sheathing alone are not the same as through-bolts into the rim joist. The second is whether water can get behind it — a ledger with no flashing traps moisture against the house and rots both the board and the framing behind it.
Neither is visible from the deck surface. We take a section of decking up to look, and photograph what is there before quoting anything. More on that joint on our ledger board repair page.
Oak Ridge sits on ridges, and plenty of lots fall away behind the house. That changes two things about a deck.
It raises it — a deck that would be a step down on flat ground becomes a structure on tall posts — and it puts the footings into ground that drains differently at each end of the run. A footing sized for the load at one post is not automatically right at the next one.
What we look at is whether each post bears on a proper footing rather than a patio stone or a buried block, whether the post is actually tied to that footing, and whether every ply of a built-up beam bears fully on the post below it. A beam where only one ply lands on the post is carrying the deck on a fraction of what you think.

Pressure-treated, cedar or composite: that decision is about how much upkeep you want and what you want it to look like. All three sit on the same frame, and the frame is what decides how long the deck lasts.
It matters in one practical way, though. Composite is heavier than the treated boards it usually replaces, and the joist spacing it needs is often closer than what an older frame was built to. Putting composite on a frame that was never sized for it is one of the more common reasons a re-deck starts to feel springy.
So when the surface is the reason you called, we still check the frame first — and if it is sound, we say so. Staining and sealing an existing deck is its own job: see deck staining.
A full build or replacement usually runs about a week on site. A repair is usually one to two working days. Both are expectations rather than promises: size, access, weather, permits and inspections, hidden structural damage, change orders and material availability all move them, and we tell you which of those is in play before we start.
Where a deck needs a permit in Oak Ridge, it goes through the City of Oak Ridge. We confirm what your address requires before the proposal goes out.
Our workmanship warranty on deck work runs five years, covering how it was built — subject to the signed agreement and the scope of work defined in it. Decking and railing products carry their own manufacturer coverage, which is separate from our labor.
Your number comes from these lines, not from a range: the height, the footings, the railing and the product move it that much. For general figures across East Tennessee, see our deck cost page.
Most of a deck’s cost is in the part you do not see. Financing runs through our lending partner, so the footings, the beam and the ledger connection get done properly rather than trimmed to fit a cash figure.
Applications are reviewed by the lender. Approval, terms, and rates are set by them, not by us.
Real MI projects across our East Tennessee service area. These are photographs of our own work; we do not label a photo with a town unless we can verify where it was taken.

A beam that has checked open and started to splinter. From the deck surface none of this shows.

Decking lifted so the joist layout, the hangers and the ledger can be seen before anything is quoted.

New frame, wire-mesh railing panels and a stair run landing on its own footing.
Bounce usually means the joists are spanning further than the size of the lumber comfortably allows, or that a beam or joist has lost strength to rot. It is not automatically dangerous, but it is a symptom worth looking at rather than living with. What settles it is getting underneath, not standing on it.
Sometimes. Composite is heavier than treated lumber and usually wants closer joist spacing, so the frame has to be checked against the product before anyone orders boards. If the spacing is too wide, adding joists is often cheaper than finding out afterwards.
The number moves with how high the deck sits, how many footings it needs, how much railing and stair it carries, and which decking you choose, so the estimate separates those rather than giving you one figure.
