Wood rot is one of the most common problems we see on decks in Knoxville—and one of the most dangerous if ignored.

What starts as a soft board or small dark spot can quickly spread into the framing, weakening the entire structure. In many cases, the damage is already deeper than what you can see on the surface.

At MI Homesiding & Roofing, we identify and repair wood rot at the source, not just the visible damage.

Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!

What Causes Deck Rot in Knoxville

In East Tennessee, moisture is the main cause of deck rot.

Constant humidity, rain, and poor drainage allow water to get trapped in the wood. When decks are built without proper spacing, ventilation, or flashing, moisture stays inside the structure and begins to break down the material.

Over time, this leads to soft wood, structural weakening, and unsafe conditions.

Common Signs of Rot Damage

Rot is not always obvious at first, but there are warning signs:

Soft or spongy deck boards
Dark discoloration or staining
Wood that cracks or breaks easily
Loose railings or movement in the structure
Musty smell or visible mold

Many homeowners don’t realize the damage has spread into the framing until the deck becomes unstable.

How We Repair Rotted Decks

Repairing rot requires more than replacing a few boards.

We inspect the entire structure to determine how far the damage has spread. This includes checking joists, beams, posts, and connection points.

Damaged sections are removed and replaced properly, and we correct the underlying moisture issue to prevent the problem from coming back.

Materials and Long-Term Protection

We use pressure-treated lumber designed to resist moisture and decay, along with proper fasteners and connectors.

In addition, we address drainage and ventilation issues so water does not get trapped again.

Fixing the root cause is the only way to stop rot from returning.

Hidden Damage Policy

  1. 01
If we discover rot, damaged framing, or structural issues beyond what's visible during the repair, we stop and document it with photos. We explain what we found and provide a written Change Order before continuing. Hidden damage is documented and priced in a written Change Order before new decking goes over it.

$350 Technical Assessment for Complex Repairs

For decks with suspected structural damage or rot that may have spread into joists and beams, we offer a $350 Technical Assessment. If you move forward with the project, that amount is credited back in full.

Built for Knoxville Weather Conditions

Knoxville’s climate creates ideal conditions for wood rot.

High humidity, frequent rain, and temperature changes all contribute to moisture buildup in deck structures. Areas with poor airflow or ground contact are especially vulnerable.

We build and repair decks with proper spacing and airflow to help them dry out and last longer.

Repair or Replace: What You Actually Need

Not all rot requires a full deck replacement.

If the damage is limited, we can repair and reinforce the structure. If the rot has spread into major structural components, replacement may be necessary for safety.

We give clear recommendations based on what your deck actually needs.

What a Rot Repair Involves, and What It Carries

Rot repair is scoped from what is found once the surface is off, so the honest estimate is a scope plus an allowance rather than one figure.

Repair or replace. The decision is made at the frame, not at the surface. Boards are the cheapest part of a deck and the easiest to see; joists, beams, posts, footings and the ledger connection are what decide whether the structure has life left. Where the framing is sound and the damage is surface, a repair is the honest answer. Where posts, footings or the ledger are involved, replacing boards over them buys a season and hides the problem. We tell you which one you have, with photographs.

What the written estimate itemizes. Deck area and shape, the framing — joist size and spacing, beam and post sizing — footings and their depth, how the deck attaches to the house and how that connection is flashed, the decking product and its fastening method, railings and stairs, the permit, and an allowance for structural repair found once the surface is off. Where two deck quotes differ sharply, the gap is almost always in the framing, the footings and the ledger connection — the parts nobody sees once the boards go down.

How long it takes. Most deck repairs run about one to two working days, depending on the size of the repair, access, weather, what we find once boards come up, any change orders and material availability. Larger structural scopes take longer, and we tell you when we find them rather than afterwards.

Our workmanship warranty. Deck work carries a five-year limited workmanship warranty, subject to the signed agreement and the scope of work defined in it. Manufacturer coverage on the decking boards, fasteners and hardware is separate and comes from those manufacturers rather than from us.

Rotted Deck Repair FAQs in Knoxville TN

How serious is wood rot on a deck?

Wood rot can be very serious. It weakens the structure over time and, if left untreated, can compromise the safety of the entire deck, not just the visible boards.

Can a rotted deck be repaired instead of replaced?

In many cases, yes. If the damage is limited to specific boards or sections, we can repair and reinforce the structure. Full replacement is usually only needed when rot has spread into major structural components.

What causes deck rot in Tennessee?

Constant humidity, rain, and poor drainage are the main causes. Decks built without proper spacing, ventilation, or flashing trap moisture, which leads to rot over time.

How do you stop rot from coming back?

We correct the underlying moisture issue, not just replace damaged wood. This includes improving drainage, airflow, and using pressure-treated materials designed to resist decay.

Do you inspect before repair?

Yes. We inspect the full structure, including joists, beams, posts, and connection points, to determine exactly how far the damage has spread before recommending a repair plan.
