MI siding was more than happy to give us a fair estimate and replace the flashing to the siding. Porta-potty & dumpster were dropped off immediately prior to process, and removed with equal precision. What the exterior needs in Farragut tracks the decade the house was built. Here is the breakdown.
Woodchase is mostly 1979 to 1987 construction, which puts the original siding at nearly forty years old.
Exteriors that age are usually a replacement conversation rather than a repair one. Vinyl from that era has lost its color and its flexibility, and the wood trim underneath has often been carrying moisture for years behind failed caulk joints. We look at the sheathing before recommending anything.
Concord Hills is primarily 1980s, with homes going back to 1980 and 1982.
The detail worth checking on houses this age is where brick meets siding on the gable ends. That joint needs proper Z-flashing, and on 1980s construction it frequently either was not installed or has failed. Water that gets in there ends up in the wall, not on the surface, so nothing shows until the sheathing is soft. That is the mechanism behind most water behind siding problems.
Sweet Briar developed through the mid-1980s with later phases around 1990.
The five-year spread across the subdivision matters more than it sounds. Building practice changed in that window, so two houses on the same street can have different wall assemblies behind identical-looking siding. We inspect per house rather than per neighborhood.
Brixworth was developed in 1991 and the homes are largely 1990s.
Thirty-year-old vinyl is at the point where a repair is putting a new panel next to a faded one. Most Brixworth owners we talk to are weighing a full replacement, and the real question is which material — vinyl again, engineered wood, or fiber cement. Ivey Farms started around 2020 and homes are still being built there, with new permits issued through 2026.
The cladding on construction this recent has decades left. What is worth verifying is the wall behind it: house wrap lapped in the right direction, flashing over window and door heads, and the transitions where the siding meets brick, roof, or a change in plane.
Meadows on McFee is largely 2022 construction.
Two to five years is the window where a missed detail during the build starts moving water and is still cheap to correct. If there is caulk doing the job flashing should be doing, this is when to find out.
The Grove at Boyd Station was approved in 2021 with homes built 2024 through 2026.
New enough that the useful work is documentation — knowing what was installed, what the manufacturer warranty requires for it to stay valid, and what the builder’s warranty still covers before it runs out.
Old Stage Farms is mostly 2022 to 2024 construction.
Same window and same advice as Meadows on McFee: verify the flashing and the wall assembly while a correction is still a small job rather than a wall repair.

Every one of those is a place the wall assembly has to be built correctly rather than simply covered. The gable ends where brick stops and siding starts need Z-flashing. The window heads need flashing over the trim, not caulk under it. The transitions where a roof line dies into a wall need kick-out flashing to send water into the gutter instead of behind the cladding.
On a simple box of a house you can get away with skipping one of those. On a Farragut elevation with eight of them, one shortcut is enough.
We price the wall detail with the siding, because on these houses that is most of the labor.
The shortcut on a Farragut siding job is almost always at the brick line.
Where brick meets siding on a gable end, the joint needs Z-flashing set behind the cladding and lapped correctly. It takes time, it is invisible when finished, and nobody inspecting the job from the driveway can tell whether it was done. So on a low bid, it is the first thing to go — replaced with a bead of caulk that looks identical on day one.
Caulk is a maintenance item with a service life measured in a few years. Flashing is a permanent detail. When the caulk fails, water enters at the top of the siding and runs down the inside of the wall, and the first visible sign is a soft spot in the trim or a stain on an interior ceiling, usually two to three years later.
We replace that joint with proper Z-flashing when we find it, remove and reinstall the siding needed to get access, and touch up the paint to match. It is a real line item on our estimates and it is one of the more common repairs we do in Farragut.
If structural rot, hidden water damage, or compromised framing is discovered during the project, we stop and document the problem with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.

20 to 30 years, lighter to work with, easier on framing that is already stressed. Real wood texture at a lower cost than fiber cement.
Lowest cost and lowest maintenance, 20 to 30 years. The trade-off is impact resistance and resale value. If you go vinyl, the wall prep underneath matters more, not less, because vinyl hides problems well.
