Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.

They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!

What Are Double Hung Windows?

Double hung windows have two operable sashes that move up and down.

This design allows homeowners to:

They are a practical and functional choice for many Knoxville homes.

01

Open the top and bottom for better airflow

02

Control ventilation more easily

03

Clean the windows from inside the home

04

Improve indoor comfort

What “Double-Hung” Actually Describes

The name describes one thing only: how the window opens. In a double-hung window the opening is divided into two panels, called sashes, stacked one above the other. Both of them slide vertically. The lower sash moves up; the upper sash moves down. That is the whole definition.

Everything else people associate with the style — tilting sashes, the type of balance that holds a sash in place, grids, the frame material — is a property of the particular product, not of the category. Two windows can both be double-hung and have very little else in common.

Sashes

The two moving panels. Both operate; the lower one is the one most people use.

Balances

The mechanism inside the jambs that counteracts the sash weight so it stays where you put it. When a sash will not stay up, this is usually why.

Tilt latches

Where fitted, they release the sash so it pivots inward. Common on current replacement products, but not universal — it depends on the model.

So when you are comparing quotes, “double-hung” tells you how it opens and nothing about how well it is built. The product literature and the rated label are where the rest lives.

Double-Hung and Single-Hung, Side by Side

These two look nearly identical from the street. The difference is whether the upper sash moves.

Double-hungSingle-hung
Sash operationBoth sashes slide verticallyOnly the lower sash slides; the upper is fixed in place
VentilationCan open at the top, the bottom, or bothOpens at the bottom only
Cleaning accessWhere the product has tilt latches, both sashes can usually be tilted inTypically only the lower sash tilts, if any
Moving partsMore: two sets of balances and, where fitted, two sets of tilt hardwareFewer, so there is less to adjust or service over time
CostUsually somewhat higher for a comparable productUsually somewhat lower

Neither is better in the abstract. A single-hung on an upper-floor window you never open is a sensible choice; a double-hung in a bedroom you ventilate every night earns its extra complexity. If you are weighing vertical against horizontal operation, our sliding window page covers that comparison.

Benefits of Double Hung Windows for Knoxville Homes

Knoxville’s climate includes hot summers, humidity, and seasonal temperature changes. Double hung windows offer several benefits for these conditions.

Improved Ventilation

Because both sashes can open, homeowners can create natural airflow, which helps reduce indoor heat and humidity.

Energy Efficiency

Modern double hung windows include:

When installed correctly, these features help reduce energy loss and improve comfort.

Easy Maintenance

Many double hung windows are designed to tilt inward, making them easier to clean from inside the home.

Versatile Design

Double hung windows work well in most home styles, from older Knoxville homes to newer construction.

  • insulated frames

  • multi-pane glass units

Where Double-Hung Tends to Suit the Opening

These are patterns rather than rules — the house decides — but they are the situations where homeowners usually land on double-hung.

Bedrooms

Being able to vent at the top while the bottom stays shut is genuinely useful overnight, and it keeps the opening less accessible from outside than a wide-open lower sash.

Living areas

Flexible ventilation on a mild day, and the sash stays within the frame so nothing is in the way.

Traditional elevations

The stacked-sash look is what most older Knoxville houses were built with, so it reads as correct on them. Grids can carry that further where the style calls for it.

Where nothing should project

A casement swings outward. Over a walkway, a porch, a deck or next to a patio, a sash that stays inside the frame avoids the problem entirely.

Upper floors

Where a window has to be cleaned from inside, tilt-in sashes — on products that have them — make that practical.

Matching what is there

On a partial replacement, matching the operation and sightlines of the existing windows usually matters more than the style in the abstract.

What the Two Sashes Actually Give You

This is the practical advantage of the style, and it is worth being concrete rather than vague about it.

Open at the top

Warm air collects near the ceiling. Dropping the upper sash gives it somewhere to go, with the bottom of the opening still closed.

Open at the bottom

The conventional way to catch a breeze at the level you are sitting in.

Open at both

Cooler air in low, warmer air out high, in one opening. On a mild evening this moves noticeably more air than either on its own.

Rain and weather

A partly dropped upper sash is often less exposed to blowing rain than an open lower sash, which is why people leave it that way during a shower.

What we will not tell you is that opening a window improves your indoor air quality as a general claim. Ventilation moves air; whether that helps depends on what is in the air inside versus outside, on the weather, and on what else the house is doing. What a double-hung gives you is more control over where the opening is.

Our Double Hung Window Installation Process

Proper installation is critical to ensure long-term performance.

At MI Homesiding & Roofing, we focus on precision and durability.

Our process includes:

Accurate measurements
Each opening is measured carefully to ensure a proper fit.

Removal of existing windows
We remove old windows without damaging surrounding materials.

Flashing and moisture protection
We install flashing tape and integrate the window with the house wrap.

Installation and sealing
The unit is shimmed level and square, fastened per the manufacturer’s instructions, and the joints that should be closed are sealed — so the opening drains and seals the way it was designed to.

Because we work on siding and exterior systems as well as windows, how the unit ties into the wall is part of our own scope.

Double-Hung Is a Style, Not a Material

This trips people up constantly. “Double-hung” and “vinyl” answer two different questions: one is how the window opens, the other is what the frame is made of. You choose both.

Vinyl

The most common frame material for double-hung replacement work. Does not rot, no frame painting, quality varies widely by product. See our vinyl windows page.

Wood

The traditional one, and often the right answer on an older or historic elevation. Repairable and finishable, in exchange for ongoing upkeep.

Fiberglass

Dimensionally stable with temperature, slim frames, takes paint. Costs more and is stocked by fewer suppliers.

Aluminum and composites

Available depending on the manufacturer and product line. Clad options pair a wood interior with a lower-upkeep exterior.

Not every manufacturer offers a double-hung in every material, and availability changes. We are not tied to one brand, so the sensible order is to decide the operation and the performance you want, then find the products that offer it.

Common Problems with Poor Installation

We have seen many homes in Knoxville where double hung windows were installed incorrectly.

Common issues include:

That’s why professional installation is essential.

01

windows not level

04

poor insulation around the window

05

windows that don’t open or close properly

And these are what those mistakes tend to lead to:

01

drafts

02

water intrusion

03

a system that works harder than it should

04

a shorter service life for the window

Double Hung Window Replacement vs New Installation

We provide both replacement and new construction installation.

Replacement Installation

Replacing old or inefficient windows with new double hung windows to improve comfort and energy performance.

New Construction Installation

Installing windows in new additions or remodeling projects, including proper framing and exterior integration.

How a Double-Hung Unit Goes In

The style does not determine the method. The condition of the existing frame and the opening behind it does.

Insert / pocket

A new unit set into the existing frame, which stays. Least disruption, and it costs a little glass area on each side.

Full-frame

Old window and frame out to the rough opening. More work, and the only way to see and correct what is behind the frame.

New-construction / nail-fin

An integral flange fastened to the sheathing and lapped into the weather barrier. New builds, additions, and full-frame work with the exterior open.

Which one suits your openings, and what each involves, is set out on our window replacement and installation page rather than repeated here.

The style changes nothing about water management. A double-hung still needs the opening prepared square and sound, flashing in the correct shingle-fashion order, and the weather barrier lapped into the opening. Those details are covered on our window flashing page.

When Double Hung Windows Are the Right Choice

Double hung windows are a good option if:

If you are unsure, we can look at your openings and tell you what we would do and why.

your current windows are outdated or inefficient

Energy Performance Belongs to the Product, Not the Style

A double-hung window is not inherently efficient or inefficient. What decides it is the glass package, the frame construction, the quality of the seals and weatherstripping, and the installation.

U-factor

The rate at which the window conducts non-solar heat flow — how well it insulates. Lower is better.

SHGC

Solar Heat Gain Coefficient: the fraction of solar radiation admitted. Lower means less solar heat gets in.

Air Leakage

Worth a closer look on any operable window. An operating sash has a seal that a fixed unit does not need, and a double-hung has two of them.

NFRC and ENERGY STAR

The NFRC label rates the whole window as a unit. ENERGY STAR qualification is administered by the U.S. EPA with criteria that differ by climate zone; the current residential windows specification, Version 7.0, took effect on October 23, 2023.

ENERGY STAR and NFRC ratings apply to qualifying window products and their tested performance. MI uses those ratings to help homeowners compare window options; our workmanship warranty applies separately to the installation. We do not publish target U-factor or SHGC figures here, because the qualifying values depend on the climate zone and the version of the specification in force — the number that counts is on the label of the window you are actually buying.

What Goes Wrong With Double-Hung Windows

Most of these are service items rather than reasons to replace a window. It is worth knowing which is which before anyone quotes you a whole-house job.

A sash that will not stay up

Almost always the balance, not the window. On many products the balance is a serviceable part.

Stiff or binding operation

Dirt in the tracks, paint bridging the sash and frame, or a unit that was racked out of square when it was set. The third one is an installation problem.

Drafts at the meeting rail

Where the two sashes overlap is the one joint a single-hung does not have. Worn weatherstripping or a lock that no longer pulls the sashes together is the usual cause.

Fogged glass

Condensation between the panes is a failed insulated glass seal. The glass unit is replaced; the frame and hardware often stay. See window repair.

Trim and frame deterioration

Exterior wood trim going soft around a perfectly sound window is a trim problem, and it is repairable.

Water around the opening

Almost never the window itself. See window leak repair before assuming replacement.

A window that is hard to open is not automatically a window that needs replacing. We will tell you which of these you have.

Warranty

The window

Covered by its manufacturer. Terms vary by brand, product line and component — frames, insulated glass seals, balances and other hardware are often covered differently. We provide the documentation for the product quoted.

Full installation by MI

Five (5) Year Limited Workmanship Warranty, subject to the signed agreement and the scope it defines.

Repair or partial work

One (1) Year Limited Workmanship Warranty, subject to the signed agreement.

MI’s workmanship warranty covers our installation. It is separate from, and does not restate or extend, what the manufacturer warrants about the product.

What Moves the Cost

We do not publish a per-window price. These are what actually change the number on a double-hung job.

Size and quantity

And how many openings share a size, since repetition brings the per-unit cost down.

Frame material

Vinyl, wood, fiberglass or clad — usually the largest single difference between two quotes.

Glass package

Low-E formulation, gas fill, grids and any specialty glazing.

Installation method

Insert against full-frame against new-construction.

Trim and finish

Exterior trim or wrap, siding reset, and interior finish where it is in scope.

Hidden damage

Rot, sheathing or framing repair found once the opening is exposed, handled by written Change Order.

Schedule, Estimate and Warranty

How long it takes. Single and multi-window replacements typically run about one day, and whole-house projects about two to four days. That is the normal expectation rather than a guarantee: the number of openings, access, how the wall is built, what we find once the old unit is out, and the weather all move it. The schedule goes in the written proposal.

What the written estimate itemizes. The number of openings and their sizes, the window line and series by name, the installation method for each opening — insert, full-frame or new-construction — flashing and weather barrier at every opening, interior and exterior finish, removal and disposal of the old units, and an allowance for what is found once the opening is bare. Where two window quotes differ sharply, the gap is almost always in the method and the flashing rather than in the glass.

Two warranties, kept separate. The manufacturer warrants the window; we warrant the installation. Our workmanship warranty runs five years on a full window installation or replacement and one year on a repair scope. Manufacturer coverage varies by product line and comes from the manufacturer, not from us.

Paying for the work. Financing options may be available through a third-party financing partner, subject to approval and the provider’s terms. MI Homesiding & Roofing is not the lender, and the rates and terms come from the provider rather than from us.

Double-Hung Window FAQs

What is a double hung window?

A window whose opening is divided into two stacked panels, called sashes, both of which slide vertically. The lower sash moves up and the upper sash moves down. That is the whole definition: it describes how the window opens, not what it is made of or how well it performs.

Do both sashes move on a double-hung window?

Yes. That is exactly what distinguishes it from a single-hung, where only the lower sash slides and the upper one is fixed in place. From the street the two look nearly identical.

What is the difference between double-hung and single-hung?

Whether the upper sash moves. A double-hung can be opened at the top, the bottom or both, and where the product has tilt hardware both sashes can usually be tilted in for cleaning. A single-hung opens at the bottom only and has fewer moving parts, which means less to service later and usually a somewhat lower price. Neither is better in the abstract.

Are double hung windows easy to clean?

Easier than a fixed window, on products that have tilt latches: the sash releases and pivots inward so you can reach the outside face from indoors. Not every double-hung has that hardware, and it is not always fitted to both sashes, so it is worth confirming on the specific model rather than assuming it.

Do double-hung windows tilt in for cleaning?

Many current replacement products do, but it is a feature of the particular model rather than something the style guarantees. Some tilt both sashes, some only the lower one, and some older or builder-grade units do not tilt at all. We check the specification for the window being quoted.

Are double hung windows energy efficient?

That depends on the product, not on the style. The glass package, the frame construction, the seals and the quality of the installation decide it. A double-hung also has an extra joint where the two sashes meet, so weatherstripping and the rated Air Leakage figure are worth looking at. The NFRC label on the specific window is where the answer is.

Can double-hung windows be ENERGY STAR qualified?

Yes, where the specific product meets the criteria. ENERGY STAR qualification is administered by the U.S. EPA and the requirements differ by climate zone; the current residential windows specification, Version 7.0, took effect on October 23, 2023. Qualification applies to the window product, so check the label for the unit being quoted.

Are double hung windows available in vinyl?

Yes, and vinyl is the most common frame material for double-hung replacement work. They are also made in wood, fiberglass, and aluminum or composite frames depending on the manufacturer and product line. Our vinyl windows page covers that material in detail.

Can double hung windows replace old windows?

Yes. They are one of the most commonly installed styles for replacement in existing homes, and they can go in as an insert into the existing frame or as a full-frame replacement depending on the condition of the opening.

Can double-hung windows be installed full-frame?

Yes. Full-frame removes the old window and its frame down to the rough opening, which is the method that lets the condition of the opening, the flashing and the weather barrier be inspected and corrected. It is usually the right call where there is rot or a history of leaking.

What warranty applies to double-hung windows?

Two separate things. The window itself is covered by its manufacturer, with terms that vary by brand, product line and component, and we provide that documentation for the product quoted. MI's own workmanship warranty covers the installation: a Five (5) Year Limited Workmanship Warranty on a full window installation, or a One (1) Year Limited Workmanship Warranty on repair or partial work, subject to the signed agreement.

Hidden Damage Policy

If rotted framing, failed flashing, or moisture behind the trim is discovered during the project, we stop and document the problem with photos. We explain what we found and why it matters, then provide a written Change Order before moving forward.

The opening is inspected before a new window goes into it.
