Know Your Roofing Budget Before You Schedule an Inspection

Roof replacement costs can vary widely based on roof size, pitch, material, tear-off requirements, decking condition, flashing, ventilation, and access. Our roofing cost calculator gives Knoxville homeowners a preliminary price range before scheduling an on-site inspection.

It is designed for budgeting — not as a final contract price. Once we verify the roof measurements and actual conditions, we can provide a more accurate itemized estimate.

Step 1

Enter Your Property Address

Enter your property address to measure the roof using Google building data.

This estimate is a starting point based on roof measurements. The final number depends on pitch, tear-off complexity, flashing details, and the condition of the decking underneath — things only an inspection can confirm.

Mel was so easy to work with. We had him out because we needed to figure out how to fix a roof leak where the flashing wasn't done right (and part of the siding was also not right). He did a thorough inspection and explained to me what issues he saw. His quote was similar to the other we got. We ended up having him put on a new roof, with a new under shingle ventilation system and a roof vent. He also corrected siding issues (and flashing), fixed some rotten trim, and repainted part of the siding and trim. Everything looks great! His crews were very nice. Of all the contractors we've worked with on various renovations, Mel was easily one of the best at quickly responding when we had a question or saw an issue we wanted handled differently. We'll definitely hire him again if we need roof or siding work!

Mel and his team were extremely thorough in identifying and correcting a water leakage problem from the top of our deck into the enclosed sun room below. They were both professional and courteous and provided great follow up after the job was completed. I highly recommend MI Homesiding & Roofing for any problem that involves water leakage into your home. I will definitely use MI in the future.

Highly recommend MI Homesiding! They completed a major home exterior project for us including replacing and painting our siding as well as replacing our roofing and gutters. They did an excellent job and we began getting compliments immediately from our neighbors about it! Mel was very communicative and proactive, listened to our questions and ideas, and took care of things in a timely manner. His team was always professional and the work is just superb! We not only recommend MI Homesiding, we will be using them again for future projects ourselves.

I found MI Homesiding & Roofing through their YouTube channel and called with a few questions about siding. Even though I’m not located in Tennessee and wouldn’t be hiring them directly, they answered the phone right away and took the time to answer every question in detail. They provided specific, helpful information and even assisted me in finding a contractor in my area. It’s rare to find a company so willing to help someone who isn’t even a local customer. Awesome people, excellent service, and truly knowledgeable. Thank you so much!

The $350 Technical Assessment

Some roofs need more than a visual walkthrough. When a home has active leaks, previous repair work, complex flashing, or conditions we cannot verify from the ground, we offer a detailed technical assessment for $350. The fee is credited toward your project if you move forward with us. If you do not, the written findings are yours to keep. Standard estimates remain free.

How Roof Replacement Cost Is Calculated in Knoxville, TN

The calculator above uses your measured roof area and the applicable Selling Price per roofing square to produce a planning estimate. It is a budgeting tool, not a quote or contract price. Final pricing is confirmed after the roof measurements, pitch, tear-off, decking, flashing, ventilation, access, and actual site conditions are verified.

What Roof Size Changes, and What It Does Not Tell You

Roof size is one of the biggest factors in total replacement cost because larger roofs require more materials, more labor, and more disposal.

A home’s interior square footage is not the same as its actual roof area. Roof pitch, overhangs, garages, porches, dormers, and multiple roof sections can increase the total surface that needs to be covered.

Use the factors below as a general guide, then compare them with our roof replacement cost in Knoxville page for a more detailed breakdown.

What this number is. It is a calculated planning estimate: your measured roof area in squares multiplied by our published Selling Price per square for the system you picked. It is not a quote, and it is not a contract price.

What the written estimate settles. The measured roof area — which is not the house footprint, because pitch and shape add to it — the roof pitch, the roofing product you choose, how many layers come off in the tear-off, the number of transitions and valleys, the condition of the decking once it is open, any ventilation correction the attic needs, the flashing details, and access for the crew and the haul-off. We do not put a number on any of those here, because the number depends on your roof.

Asphalt shingle. It is priced per roofing square too, by specific product and by roof pitch, so there is no single asphalt rate to publish. We give you that figure once the roof is measured.
Roof area is not house square footage. Pitch and shape add to it — a steep or cut-up roof covers considerably more area than the floor plan below it. If a quote comes in far below the calculator’s estimate, ask what is being left out — tear-off, underlayment, flashing, or the decking underneath.

As roof size and complexity increase, material quantities, labor, tear-off time, safety setup, and disposal can also increase.

Roof size and complexity factors that affect roof replacement cost in Knoxville, TN
The type of roofing material you choose has a major impact

Roof Replacement Cost by Roofing Material

The type of roofing material you choose has a major impact on both upfront cost and long-term value. Asphalt shingles are the most common residential option in Knoxville, while metal roofing generally costs more initially but can provide a longer service life.

Compare our asphalt shingle roofing and metal roofing options to see which system may fit your home and budget.

What Else Can Change Your Roof Replacement Cost?

Even after you choose the roofing material, several job-site conditions can change the final scope of work. Some are visible during inspection, while others may only become clear after the old roof is removed.

Tear-Off
Removing existing roofing adds labor, disposal, and cleanup.

Roof Decking
Soft, rotten, or damaged decking may need to be replaced before the new roof is installed.

Flashing
Chimneys, walls, valleys, skylights, and penetrations may require new flashing.

Ventilation
Poor attic ventilation may need to be corrected as part of the roofing system.

Roof Access
Height, landscaping, tight access, and steep areas can affect installation time.

Structural Integrity & Hidden Damage Policy

  1. 01
If structural rot or hidden damage to the decking or framing is discovered during the project, a Change Order (CO) will be issued so the home is repaired safely and correctly. Problems behind the surface get documented and addressed in writing before new shingles or metal panels go over it.

Roof Repair vs. Roof Replacement: Which Costs Less?

Not every roofing problem requires a full replacement. A localized leak, damaged flashing, missing shingles, or a failed pipe boot may be repairable without replacing the entire roof.

Replacement usually makes more sense when damage is widespread, the roofing system is near the end of its service life, or multiple areas are failing at the same time.

Compare both options in our roof repair vs. replacement guide or learn more about roof repair in Knoxville.

From Estimate to Paying for It

A calculator gives you a range. What turns a range into a decision is an itemized written estimate and a way to pay for the work.

What the written estimate separates out: tear-off and disposal, the named shingle or panel line, underlayment and ice-and-water barrier, starter and ridge cap, flashing by type, ventilation, decking repair allowances, and the permit. Where two quotes diverge, it is almost always in flashing, ventilation or decking.

How long it takes. Most of our roofing projects run approximately one to two working days. That is the typical range, not a promise about your roof: size and pitch, how the property is accessed, how many tear-off layers come off, the roofing material, the condition of the decking once it is open, whether ventilation work is included, the weather window and anything hidden we find can all move it. The schedule goes in the written proposal, and we tell you the same day if something we find changes it.

Paying for the work. Financing options may be available through a third-party financing partner, subject to approval and the provider’s terms. MI Homesiding & Roofing is not the lender, and rates and terms come from the provider rather than from us.

Roofing Cost Calculator FAQs

How much does a new roof cost in Knoxville, TN?

Roof replacement cost depends on roof size, material, pitch, tear-off, roof complexity, and existing conditions. The calculator on this page helps you understand how those factors can affect your budget.

Does a steeper roof cost more to replace?

Usually, yes. Steeper roofs can require additional safety equipment, more installation time, and more labor than a simple walkable roof.

Is metal roofing more expensive than asphalt shingles?

Metal roofing generally has a higher upfront cost than asphalt shingles, but it can provide a longer service life. Compare our metal roofing options with our asphalt shingle roofing.

Can damaged roof decking increase the price?

Yes. If rotten, soft, or damaged decking is found, it may need to be replaced before the new roofing system can be installed correctly.
